1. Garbage Disposal: Please ensure that all garbage is disposed of properly in the designated bins outside the house. Recycling guidelines are provided, so kindly separate recyclables accordingly.
2. Garbage Collection: The Black Cart will be collected biweekly on Tuesdays. The Green Cart will be collected biweekly on Wednesdays. The Blue Cart will be collected weekly on Wednesdays. The bins are in the driveway. Please roll the bins in the street during its scheduled pick up.
3. No Shoes Indoors: To maintain a clean and comfortable environment, we kindly request that guests remove their shoes upon entering the house. Shoe racks are provided at the entrance for your convenience.
4. Quiet Hours: We value a peaceful atmosphere for all guests. Quiet hours are from 10 pm to 9 am. Please be respectful of your neighbors during these times.
5. Check-In and Check-Out: Check-in time is anytime after 4 PM and check-out time is at 10 am.
Early check-in or Late checkouts are subject to a 50$/hour fee and is subject to availability.

If you require early check-in or a late checkout, please let us know in advance, and we will do our best to accommodate your request.
6. No Parties or Events: Our home is located in a peaceful, family-friendly neighborhood. Parties and events are strictly prohibited on the property to ensure the comfort and privacy of our neighbors. If a gathering is discovered, a $1000 fine will be charged to the primary booker. Any violation of this rule will result in immediate termination of the reservation, and guests are expected to leave the premises without delay.
7. No Smoking: Smoking is strictly prohibited both inside and around the property. Any evidence of smoking, including lingering odors or remnants, will result in a $600 fine charged to your booking. Violation of this rule will also lead to termination of the reservation, with guests required to leave immediately.
8. No Pets Allowed: We have a strict no-pets policy. Please do not bring any pets onto the premises. Violations will incur fines of 200$ a day, and guests found in breach will have their reservation terminated and be asked to leave immediately.
9. Guest Limit: The maximum number of guests allowed is 8. This number must not be exceeded, and all guests must be registered in advance.
Exceeding the guest limit or failing to register guests may result in a penalty of $100\person
ight and cancellation of the reservation and removal from the property immediately.
10. Respect the Property: We take pride in our home; please treat it with care and respect. Any damages or missing items such as furnishings, furniture, will be charged to the guest responsible.
11. Security: Always lock the doors and windows when leaving the property, and ensure the property is secure during your stay.
12. Our listing is suitable for toddlers and children under 12.
13. Illegal substances are strictly prohibited on the premises. You will be asked to leave with no refund.
14. Please DO NOT take towels home after your stay. Any missing towels will be charged to your account
15. Please do not have any mail, packages, or documents sent to our property. If you require something of this nature during your stay inquire with us first.
16. Please do not eat on the bed. Our kitchen is equipped with basic essentials and has enough space for dinning.
17. Please make sure to clean or load all your dishes to the dishwasher with dish detergent before leaving the house.
18: IMP to note:
If you are a VRBO guest, the cancellation policy will apply. However, a 3% credit card processing fee of the total booking amount will be deducted from the refund in the event of a cancellation by the guest.

19.1: For a stay of 20 days and more, we require an additional mid-stay clean of ($290).
19.2 If there is snow during your stay, please be courteous and shovel the snow at the front and sidewalk portion of the house.
20. No heavy appliances, including but not limited to portable or window air conditioners, are allowed to be installed on the property. If you need an air conditioner, you must get prior approval from the host. If approved, there is an additional charge of $100 per night per air conditioner, which you agree to pay on top of the booking amount.
21. Due to some past incidents of misuse (like some guests mixing baking soda in salt), we no longer provide consumable items such as oil, salt, pepper, or similar items for our guests health and safety reasons. We kindly ask that you bring any consumables you may need during your stay.
22. Checkout Compliance: Lastly, guests agree to follow the checkout instructions provided by the host prior to their departure. Failure to comply may result in an additional cleaning fee of up to $1000, depending on the condition in which the property is left.
Note:
-When you make a reservation with us, you agree to all of the above house policies and rules. To protect the host and guest, we must verify all guests ahead of the stay.
-By confirming the reservation you agree to be bound by our rental terms and services and conditions
-As a part of the verification process, we may request government-issued IDs from all guests, especially if further confirmation is needed at check-in.

-You agree that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

23. Outdoor Attire Policy:
Guests are expected to wear respectful and appropriate clothing when using outdoor areas such as the front porch or backyard. Nudity in any outdoor space on or around the property is strictly prohibited.
24. Note- There is an ongoing legal basement development currently in progress until mid October 2025. Apologise for any inconvenience caused as a result.This is a completely separate unit and no guest access is permitted during the stay in the upper unit.
25.Any sort of abusive behaviour or threat is strictly prohibited.

Wonderful family home that we all enjoyed for 5 days! Great park for the kids just down the street! Very clean! We all slept so well as quiet neighbourhood. We will stay again!

We were visiting Calgary for the senior Alberta games and preferred a VRBO where we could spend idle time, relax, and cook our own meals. This place was excellent. Communication for check-in was excellent and the place as advertised is a new modern house that happened to be within 5 minute drive of the arena and major shopping area with easy access to the ring road. Within 3 minutes is a smaller neighborhood shopping centre with several restaurants, Sobeys, Shoppers, Pub, and several restaurants.

This is a beautiful new home in a new neighbourhood in the deep South West in Calgary. The home is very spacious and clean. Communicating with the host has been very easy and they have answered any questions we have had.Highly recommend renting this home!

We absolutely loved our stay at this house. The layout was very spacious and well planned. The house was nicely decorated and everything was amazing. It was especially nice to have very comfortable beds. The location was also really great with access to lots of restaurants and groceries only 2 blocks away. The proximity to the ring road was helpful for us. The owners were very accommodating and prompt with their communication.

It is a great house just felt that it was lacking in the kitchen department and there were no face cloths provided. And more then one set of towels per room would have been nice.

Very nice new home located in south Calgary. Access to main thoroughfares is very good. Grocery and Liquor stores close by. Four golf buddies stayed in the house. Each one of us had our own bedroom. The beds were comfy. We ate every dinner at the house after golfing every day. Because of it being a new home, the landlord is still adding to the amenities. I dont know why there was a very negative review previously but some people are never happy. We really liked the place, the price was reasonable and communication with the landlord was excellent. We hope to be back next fall.
