Great location, great stay
We had a wonderful stay at this property. It was extremely clean and well stocked. All beds were comfortable. It felt like a home away from home. We drive an SUV with a luggage rack on top and had plenty of room to park in the garage. We also took advantage of the coffee shop on property which was tasty and really convenient.

Perfect base for exploring Moab!
Wonderfully comfortable, spacious and well-equipped - and perfect location. Close to everything but far enough away to be peaceful and quiet. Loved the decks, the pool and hot tub. Very convenient having a garage. Really appreciated host how friendly and responsive our host was.

2nd time around
This was our second go around in Moab. I am so happy to have found this spot. Our first experience was kinda of a let down, we had stayed at a local hotel…..I’m so glad we found this place. It made the whole experience much more enjoyable. From top to bottom our whole family was comfortable. We will definitely come back if we hit up Moab again.

Best place in Moab!
This was our favorite lodging for our family’s long vacation! Our family spent 2 weeks on the road from Vegas, Page AZ, Zion, Bryce, Moab, and Grand Canyon. This was by far our favorite lodging. Property was awesome! Kids LOVED it. Wife and I loved it. Very comfortable. Beds were great. Kitchen was big and had great utensils, etc. Pool was great. Great location for going to Arches NP or Canyonlands NP. Very short drive to downtown. Lots of restaurants close by. If we go back to Moab, this is where we will stay.

Great place!
This was a beautiful place for our family to stay. It was very clean and roomy for our family of 5. Both the Canyonlands and Arches National Park were easy to get to from this location. There are so many things to do close by. The owner was easy to get ahold of and would provide a timely response. Would definitely stay here again when in the area.

Great Moab home base
Great place. Close to town, but room to spread out and a garage for the truck. Kitchen well stocked with all the basics. Guest directions were so clear and thoughtful re: check in, locks, tv remotes, check out, etc. Great resources also available at the property from local restaurant menu guide to small library of vacation reads to wagon and basketball for the court on the property. Definitely would stay here again.

Good but could be a bit cleaner
This house is in a nice mini resort with trails and natural pool. Pros: convenience, covered parking, two good sized bedrooms and baths. Cons: one garage door did not close well and required a lot of fiddling, primary shower has moldy ceiling, second bath had gross moldy shower curtain that we had to wash to get smell out of bathroom. Spiral stairs block some access but not a big deal. Overall 3.5 stars. This place just needs a refresher and it can be very nice.

Thanks for the feedback. We would have loved the opportunity to address these issues during your stay. First, we have never detected mold in either bathroom. We are aware of a small area in the master shower where the ceiling paint has begun to peel from the steam. This will be fixed asap. We change our shower liners and curtains regularly and keep (new) extras in the guest bathroom. We have never had an issue with the garage door but will have a close look at it to make sure it's functioning properly. Thanks again for raising these issues to us and next time, please let us know immediately if you are at all unsatisfied.

Great spot on Moab
This was a perfect base camp for our family of 4 for a week of adventures in Moab. My husband and I stayed 5 nights in this condo with our 2 boys, ages 16 and 12. The apartment was very clean, beds were comfortable, and kitchen well-stocked. Could not have asked for a better spot. Moab Springs Ranch itself is very cute and we enjoyed the coffee shop and hot tub.

Wonderful stay
This home fit our 2 families well. The 4 kids enjoyed the loft area and 2 bunk beds while each set of parents had their own room with comfortable beds. The garage fit 2 jeeps and a small trailer perfectly. Wish the weather was warmer to enjoy the pool and outdoor space more. The location of the home was nice too, close to Arches and off-road trails as well as Moab restaurants and shops.

It really was like coming home in Moab
It was a wonderfully cozy perfectly stocked condo!! We had such an enjoyable time making lifetime memories. Located just minutes from the Arches park, downtown Moab, and other areas for spectacular side-by-side, dirt bike, and site seeing adventures. We highly recommend it. Parking was very limited - only downside. Great communication with property owner. Very friendly and helpful. I would book with UTVAacations.com to avoid astronomical fees from VRBO. Clean comfortable and relaxing
As a family with kids this property was an excellent base for experiencing Moab, the Arches, and Canyonlands. Nicely decorated and comfortable, the open living space provided plenty of room for relaxing, cooking and enjoying meals at the start and end of our days. The kitchen was well appointed with all needed cookware and tools. There were lots of options for sleeping arrangements with the two bedrooms and loft. Nice comfy beds. The ranch property is lovely and the on-site coffee shop made some great lattes for us in the mornings. Would definitely come back here. Delin was friendly and easy to work with when we had one small issue. Having two sets of laundry machines was helpful for our family.

Fabulous condo, resort and location!!
Small resort with quaint amenities!!! Beautiful gated park with running water features, fire pits and lounge chairs. Cute little coffee shop with breakfast items. Mascot, Wizard, the very friendly cat! This condo was perfect! Balcony on front side and patio in back. Very comfortable and stylish living area. Owners has very detailed instructions on “how to operate “ everything! The 2 stall garage is an added plus. For us this wasn’t a problem but for some the 23 indoor carpeted steps might be an issue! Look forward to coming back someday!!

Perfect Moab Base
Three of us spent a week here while mountain biking around Moab. Location is perfect for access to everything. Unit itself and the amenities at the ranch made time off the trail a joy. Will definitely be back.

I'm sorry the AC was not set as cool as you like. It is controlled by a smart thermostadt that can be manually overridden, but the programmed temperatures will resume at 6:30 am and/or 11:30 pm. Those set temperature/s can be changed (by the guest or me) at any time; I am always available to program this remotely. Thanks for staying with us!

Wonderful, Spacious Townhouse Close to Arches National Park
We absolutely loved our stay at this townhouse, part of Moab Springs Ranch. The townhouse itself was beautiful and spacious, with a well equipped kitchen and everything else we needed. We also loved the pool and the meadow area of Moab Springs Ranch. It was so convenient to both Arches National Park and downtown Moab. The owner was very responsive too.

The property was exactly what was advertised on the VRBO site. Really nice. Not particularly fancy but very comfortable accommodations for our family to explore the amazing national parks in the region. I particularly appreciated how easy the property manager made it for us and how communicative they were. Great trip.

Fabulous Property but check-in flawed
We really enjoyed our stay at the Moab Springs Ranch Loft. The unit was large, comfortable, well appointed, clean and perfectly located for easy access to Arches and Canyonlands North National Parks. Despite its proximity to the main road we did not hear traffic with the windows closed but still woke each day to the sound of bird song.. My only quibble was the check-in process. On the VRBO website we are informed that we can get entry information a couple of days before our visit. Then we discover that in order to receive the entry key code one has to sign a contract not previously disclosed. This came well after the period one could request a refund. So it was sign it or lose your money. I had no problem signing but thought that the contract should have been disclosed and signed at the very beginning of the rental process and prior to our paying for the unit.

Glad you all enjoyed your stay! And thank you for the feedback. Like many VRBO vacation rental owners, we do require a signed agreement to be in place between guests and the owner. This protects both parties. We send a welcome email within hours -- if not minutes -- of your booking that contains a link to our agreement and a request for your signature. We also follow up with several reminders if that agreement hasn't been signed, again with a link to the document. I was able to verify that those emails were sent. We would have been happy to refund your money if you were uncomfortable with the agreement, but that didn't come up in our conversation. As I recall, you requested one small change, which we immediately agreed to. I'm sorry you were disappointed with our process, but thank you for being an awesome guest. We hope that you will stay with us again.

Moab Springs Ranch townhome was perfect for our family
This Moab Springs Ranch townhome was perfect for our family trip to Moab and the Mighty Five Utah National Park trip. The townhome Perfect size for our party of 3 adults and 2 kids. Beds were comfortable, including the bunk beds in the loft. Extra sheets, blankets, and pillows were plentiful. Towels were fluffy and good quality. There were pool towels for use as well. The kitchen was well stocked with any and all cooking utensils, pots/pans, and accessories. Great to have both nice ceramic dinnerware and plastic dinnerware for the kids. There is a good selection of cooking spices as well. There are 2 sets of washer and dryers in the unit. There is a TV in each room. We couldn’t figure out how to get the cable working, but we could work Roku, and that was enough because we were out exploring most of the day anyway. Garage is huge and plenty of room to fit our Ford F-250 truck. Location and amenities: Just outside Arches National Park, but close enough to town for food and shopping. The pool is open and nice to cool down in the afternoon. The meadow has a natural spring with cold water, hammocks, and swings. There is a resident cat at the ranch that my son enjoyed petting everyday. Activities: This was a long trip for us to plan- the Mighty Five. We stayed in Moab for 4 nights. We spent 2 days at Arches. The Delicate Arch hike is a must-do bucket list item. It is not easy, but we were able to do it one evening with my 9 year old daughter (who doesn’t like hiking much) and my 2 year old in a hiking back- pack. We spent 1 day at Canyonlands Islands in the sky. On that day we took 1 off-road trail (Gemini Bridges) to get there, and one off-road trail to get back (Long Canyon). 4-wheel drive is a must on these roads, but was a fun experience. We also saw Mill Creek dinosaur tracks on the way out of town to Capital Reef and Bryce Canyon. So much to do in Moab! We could have easily spent a week here. Would love to come back one day. The owner is awesome and sent us detailed check-in and check-out instructions via emails and text. He is easy to get ahold of. I can tell he cares about his properties and his guests. Pricing is reasonable.
