Spring Break Gettaway
We stayed at this location for a quick spring break vacay. We enjoyed every minute of our stay. Check in was straightforward. The property was clean, spacious, and impressively stocked compared to some other properties we’ve rented. The pool and accompanying backyard was our favorite along with the dock. We definitely would recommend this property to anyone looking for a peaceful and relaxing place with a waterfront view and short drive to the beach. We plan to return.

Great Vacation Home for a family

ABOVE & BEYOND EXPECTATIONS!!!!! A+++
We had originally booked another property in the area that cancelled last minute on us (after speaking with VRBO, multiple properties in the area that offer a "LOWER" price property cancel multiple times on other people in the last two years) and Tim was awesome to work with from the first conversation. The property is updated, well kept, extremely clean and comfortable and above all- the communication with Tim and his staff were amazing. We were given all the info for the property and they had the pool warm and ready for us! There were paddle boards at the property and plenty of towels, blankets, bedding, etc. This was one of the BEST experiences we have had with VRBO and highly recommend Tim's property!

Awesome Stay!
We could not have had a better stay and we will book again at this wonderful home. Our family made a last minute trip to visit family. We arrived in the middle of the night and because witness so last minute needed assistance with the booking etc. Every need or question we had was met. This was the best rental experience I have ever had in terms of how attentive the owners and service are. It felt like family ! This home has everything a family needs- from tons of towels, fans and tvs in every room, all the kitchen supplies, toys for the kids and even beach needs and even many many extras. It is so spacious and comfortable to relax and has a lot of space to spread out. The outdoor space is just as nice if not nicer than the photos and during our 7 days stay the pool was cleaned multiple times. We had random needs and requests that the team went out of their way literally to help with. I am still taken back by how wonderful that aspect made our family feel. The location really felt central to so many things, we were able to easily get food delivered from Restraunt’s and instacart. The dock and view is breathtaking. So many gorgeous sunrises and sunsets. And the heated pool was just perfect for our kids who swam bright and early in the morning and evening before bed. This stay exceeded my expectations and also made us smile and relax because of the owners, care team, the views, the amenities and the comfort of the home. We highly recommend!

Great house and beautiful view
My family (8 + me) had a great time at this house. The host was kind and communicative. We loved the heated pool, which was perfect in the first week of December, with the average temp was 71. The kitchen was spacious and had all the supplies we needed to spends 4 days there. The view was beautiful from the house and one morning we even saw dolphins by the dock. This house and area is spacious and relaxing and is in easy 10 min drive to stores for a quick pick up of groceries. My only feedback we had was the light switches. This a big house and there are so many light switches that it is almost a game to figure out which switch goes to which light fixture or lamp. I suggest a small label to help future guests. Honestly that was my only concern, which is very small. I highly recommend this place for larger groups and families.

Great house for me and 11 friends for my bachelor party. It’s in a great area near golf courses and plenty of room for everyone to stay there! Tim was a great host and very responsive, would highly recommend staying here and enjoying a getaway.

We had a fantastic stay at this property, as the groom's immediate family for a wedding in Cocoa Beach. The location is perfectly suited between Cocoa and Melbourne, on the water. Tim is a proactive, fantastic owner. He quickly responded to all requests. Initially, the air conditioner was being serviced as we arrive, but he ensured it worked well through the entirety of our 5 day stay. The kids loved the pool and pool accessories. We took his paddle boards onto the water multiple times, a short 50m walk. The home is fully equipped, with wonderful modern kitchen. The common areas have plenty of space for family togetherness. We had 12 people with everyone having a comfortable bed to sleep. The only warning is that there are "nosee'ums" outside that come out at dusk; typical of most southern beach locations, being so close to the water. Once we put on bug spray, they left us alone; but without it, they would eat us up. Thanks for your hospitality Tim!

Awesome Launch House
There were 8 of us down there to launch our satellite. We all stayed in the house and used it as an operations hub, as well. It is perfectly located from base and has a long dock that we used to have drinks at sunset, which was pretty awesome! It served our needs well and had great internet. The heated pool was a bonus to hop into after stressful days at work. Thanks again and we will be back for our next launch!

Great quiet location about 15 minutes from the beach. Beautiful house, with a ton of space, and a great view of the water from the dock in the front yard! Amazing views Sleeps 15 best but owner is great and views are amazing
Loved the space on Merritt Island with gorgeous views of sunrise over the water. Great pool, space, backyard and kitchen. Neighbor has some dogs that bark often and early in the morning and that isn’t ideal not that it’s the fault or under his control of the renters and owners of this home. House says sleeps 19 however they mean 4 on 2 queen size air mattresses which I would disagree with including in the house sleeps count or maybe add in a notation. We had adults who don’t like to share air mattresses so bought a few more. There is 6 bedrooms and a loft so plan on 15 in real beds (14 adults and one little) and the loft is up a very steep and short set of stairs made for young legs kind of stairs. The owner however is amazing. We reached out to him in the morning about a missing air mattress and he bought and had it delivered within a few hours. Communication and responsiveness to any questions is quick and super helpful. House was great other than our group expecting more beds.

Birthday Celebration Weekend
What a great location! I have to give a huge shout out to Timothy and his 'crew' as our event was scheduled right after hurricane Ian and they worked their tails off to make sure that the house was in shape for our stay. Any questions or attention I needed was always answered right away by Timothy or his property management. The back yard was a huge, beautiful backyard for my mom's 80th birthday party! The welcome basket and note from the family was a sweet, beautiful touch. Would highly recommend this place to friends and family.

Exceeded our expectations and we knew how wonderful the ratings were already! Spacious, beautiful home, huge yard, great pool and poolside, screened in lanai with huge dining room table. An hour from Disneyworld and 25 minutes to beautiful Cocoa Beach. Comfortable sleeping quarters for all 10 of us! Host was available at all times. Highly recommend!

Great house and great hosts!
Had a group of friends come visit and wanted to stay in the area. The house is fantastic- great view of the river, heated pool, large yard. We had 10 guys and we had plenty of space and were comfortable the whole time. They flew in from literally all over the country and I received multiple comments on how great and nice the house was. The house was immaculately clean and had convenient and thoughtful touches throughout to make it a great stay. Tim and his daughters are fantastic hosts- quick to respond, helpful and genuinely want to make it a great experience for their guests. Couldn't ask for better hosts. Only downside is the 9pm quiet time, but that has nothing to do with the house or hosts- I live in the area and that's pretty par for the course. Tim is very upfront and informative about the quiet time, so its not a surprise or anything. Just wanted to note it here in case anyone was booking with the intent to party into the late hours at the house. Cocoa Village and Cocoa Beach bars are 15-20 mins away, so if you want to have late nights while staying there, would just recommend spending the late hours at the bars and then coming back. Thanks to Tim and his daughters for helping make our weekend a great one!

Stayed here at Tim's for our son's wedding and there was room for everyone. Clean house, great kitchen and gathering rooms. I think there were eleven of us all total and plenty of room. Would stay here again for sure! Tim is responsive to questions and communicated the quiet hour rules several times before we checked in. Wasn't an issue for us, I hope!

Lovely Home
This home fit our group of 8 adults and 5 kids perfectly without even using the loft bedroom. The rule of no noise after 9pm was not an issue for us with the kids bedtimes being so early. Large kitchen and open floor plan made this home enjoyable to gather together. The pool, patio area, and backyard were clean and our kids had the best time. We saw many animals off the pier but it was a busy street to bring the kids across. Our host was amazing and took care of all our requests or questions within minutes. I would love to stay here again! One of the best homes I’ve rented.

Relaxing family vacay.. Sunrises, seeing Mantees and Sharks right off the dock was a highlight.. The Tables were big enough for us to have family dinners together every night. Perfect for Family Getaway
Hosted my husband's 50th b-day party. Total of 12 people with 2 teenagers. House was the perfect size to accommodate all. Close to lots of fun activities. We watched a rocket launch from the dock and had a great time in the pool. The kitchen is well stocked with utensils and supplies. The kids loved the gaming center. The host was great and very easy to contact. We will certainly visit again!

Great Labor Day Getaway
We had a fabulous time at this property! We were comprised of 4 total families meeting up for Labor Day and have to say it never felt like we were over crowded. The house was exactly as depicted in the pictures and with the 2 living room spaces it was perfect for kids to be in one area while the adults hung out in the other. The back yard is huge with plenty of space for kids to run around and the pool was absolutely perfect! The view of the river was beautiful and having the dock was great. We took advantage of sitting outside on it a good deal of time. Timothy was extremely responsive from the start of the booking process throughout our stay. I would definitely recommend this property!

Fantastic family home!
This was a wonderful, well appointed home. I enjoyed the sleep number beds that made our sleeping time wonderful. The pool was amazing for everyone from toddlers to great grandparents. This home made our family time that more special! Tim was very attentive and the house had so many extras (spices, foil, laundry detergent, coffee pods, etc) I cannot list them all!!! The house was a perfect location that we saw dolphins feeding off the dock, horseshoe crab, mullet and many stingrays. It was a personal aquarium! We all had a great time we didn't want to leave... Thank you Tim and girls for a great home to stay!

Baseball Vacation
We were three families that rented the house together for a baseball tournament at space coast stadium. The house slept 15 of us comfortably and the kids enjoyed sharing rooms together and the pool. Tim and his daughters keep the house very clean and the kitchen was well stocked for the meals we had together. I was the dishwasher not the cook. Only drawback was that neighbors live close by and quiet time starts at 9pm. We still had plenty of fun inside after that.

Everyone enjoyed the property. I would have preferred to know about the noise level and shut down at 9:00 p.m. before booking as this required the teens and younger children to stay out of the pool after that time. And it made the adults somewhat anxious about whether something might happen out of our control that would get us booted out as happened to previous vacationers. I would not have booked this location, because of the children, had I known.

Hi Rose, I'm glad you so thoroughly enjoyed your stay, it was a real pleasure hosting you. Yes, the county noise ordinance can be frustrating for noisy guests. In order to avoid problems, the house rules repeatedly point out the ordinance, and guests receive several emails saying so upon booking. That way if 'classy tranquility' isn't their desire, I can refund them and give them time to book something more suitable. For future stays, remember that it is always helpful to read the listing and pay attention to the emails that are sent as they often contain great information on your upcoming stay :-) Thanks again for being an amazing guest!

GREAT GETAWAY!
The weekend at this home was worth every penny. There was more than enough space for everyone and the house was very pristine and comfortable. The best part were the views of the water which was absolutely breathtaking. We had a few minor Wi-Fi issues but Tim was always very prompt and helpful in answering any question. I will definitely be back to enjoy this beautiful home.

Family Celebration!
This is a very nice house with enough room to really spread out. We had 6 Adults with three small children and felt it was extremely spacious. We didnt even use two rooms. It feels like a nice home but not afraid to let the kids play. Best stocked kitchen I have seen and we do this a lot. Clean, comfortable and has everything you need....
