sorry about the bed. It is actually a new metal framed queen bed we just placed in the bunkbed room two weeks ago...it should be able to support at least 550-660 pounds according to the specs, this maybe a defect merchant. We have new bed in there now. We had the pest control treatment for entire house again after guests departure, it does take time for roaches all dying away. It is all good now.

new bbq pit has been delivered to this house after we receive the report from guest, sorry about the bbq pit... everything rusts quickly on beach. We always have extra bbq stocked in our inventory, we will have the rusted bbq pit replaced asap upon guests request.

Power surge on island does happens, power company has a repair team 7/24, once smart meter detects a power failure repair team will start on the power restore in next hr . The hot water issue due to hot water tank failure, we had one of them replaced, two functioning water tanks now up running well. Sorry about the dish, we later found out dish cable of receiver box were detached and remote controls for receiver box in each room were mixed up. We got them sorted out and dish program in each room are good now. Strong wind knocked off handrails on ground deck, we had new handrails built up for all staircases now. Sofa set only lasted few months at this house, we will get them replaced before and after summer rental every year. Current sofa set has a design defects which makes the arm rest handles easy to be separated from frame, they were placed few months after summer last year , we got the arm rest handles reinforced and it is firm and sturdy now. Two New recliner sofa were placed in living room. extra firm memory foam mattress were placed on each bed, beds are all very comfortable now. We really value the feed backs from our guests. New bed site lamps and bar stools will be placed soon.

Thank you so much for the heads up. I will get the 2nd fridge replaced asap. I have asked my handyman add extra handrail on the right hand side of the small staircase on ground deck. As for the reclining sofa, we have tried reclining futons in the living room, unfortunately they only last a month or two before the back support crashes. We are planning to put two reclining sofa and put them side by side instead of put one piece of two or three seater reclining sofa which could not take too much of bodyweight. sorry about the inconvenience for stairs case. There must be some misunderstanding about the repair job. First of all we do care about our property and the safety of our guests. the staircase was scheduled to be rebuilt after this rental when we have 2-3 days break. However, the high wave is pulling the staircase loose up half inch away from the deck. We received the message about the staircase issue on last night of the rental. We can not rebuilt the staircase while house is still booked. So we have our contractor on site add extra support under the staircase to make it safe. Contractor delivered the lumber materials under deck next morning and waited guests departure to start the job. I am sure they did not do anything yet till guests left the house. I apologized to guests if contractor wake them up early. I have no idea they delivered their lumber material to the house early in the morning. I told contractor do not do anything before guests leave the house. So they left the site after dropping off lumber materials. Guest also asked me why they stopped doing anything I told him they will not do any repair job before they check out. About the refund matte, I did receive a message about send $100 to cover the dinner cost on the nt before guest departure, I thought it sent to wrong person so I did not reply. It was a miscommunication.... I was not aware guest asked for a refund. I do not know if it is true about what contractor said on site, but it is not true to criticize us for not care. We have been trying our best to keep up with the rental by adding new furnitures( new futon, sofa, bed frame, bar stool), appliances( fridge, range), remodeling( new counter, new floor, bathtub, etc) improvements made every year and dated on website pictures. It is not a fair statement by saying we do not care....we are there for our guests 7/24 and make instant response for any messages come from our guests.

We have new deck staircase built in early May and upgrade the kitchen counter with white granite with gray strips which gives the kitchen a modern look, living room is filled with 3 leather futon to match up the new kitchen counter.

sorry about the inconvenience for TVs and bugs issue. We brought new 50" TVs for the two bedrooms next day after received report from guests. Futon in living room was replaced after guest departure. We noticed there are tiny roaches at kitchen area prior to guest arrival, pest control service was placed prior to guest check in, unfortunately it takes time to have roaches and other bug issues settle down. We also request another pest control service after guests departure and the house bug issues have solved by now. We can't control who brought in what for rental properties...unfortunately roaches and bed bugs does happen to rental house, one thing we can assure is that we will take instant response to solve the issues whenever it happens! And take preventive actions to prevent it happen again. We do have the pest control treat all of our properties on monthly and quarterly basis. For this house, all beds have been replaced with metal frame and all sofa replaced with leather material to eliminate the hide place to any forms of bug to survive.

Sorry about the inconvenience about frozen pipe and uncomfortable futon during your stay. We have two water heater tanks support entire house water usage. We noticed there was a pipe leak from one of the tank which make the shower water getting cold quickly ...it has been fixed. We also replaced all futons in living room and 3 bedrooms.

Thanks for taking your time review our property. The house has been booked full in summer which leads all appliance and furnitures worn out quickly. We actually place new sofa set in the house just before summer this year, and painted living room wall in spring time. We had living room and kitchen cabinet and drawers painted again by early Sept. New sofa will be placed soon when we have renal breaks.

We normally put new pots and pans into our beach houses in spring time before rental start picking up. In summer, all houses are booked back to back which leaves us no time go through inventories. However, we will add more kitchen and house supplies ( such as pot/pans, towels, sheets, etc) upon guests request. Since all houses are close by ocean, outdoor furniture and bbq grill are rusted very quickly. We add new bbq grill to the beach house almost on monthly basis. We do deliver new bbq grill onsite, upon receiving the bbq grill condition report from our guests. We found the vinyl counter was burnt from one rental early this year, we decided go with tile material for new counter top. However, the tile job is quite disappointing, vertical tile pieces of counter edge kept falling off, we had to reinstall them. We are planning to get granite counter top installed later when rental slows down. New wood floor was installed for entire house early this spring, high moisture by the ocean makes air pocket forms under wood floor, we will fix it as soon as we have rental breaks. This ocean front house with two front doors is easier to bring sand in every time when both doors are widely opened. We have tossed away all artificial plants /trees in the house to eliminate source of dust accumulation. We replaced all shower heads as soon as we received report from guests. We just placed new sectional leather sofa set to the living room early this year, only one piece of old love seat from last year’s purchase was not replaced yet. We will check up the sofa condition and get it replaced asap. Thanks again for all feed backs. We will try our best to keep up with house maintenance to provide a better stay for our guests.
