Eccentric house
The house wasn't as clean as one would expect a rental to be, especially at this price point. Light switches and lighting in general was a challenge. The garage had no working lights at the time, which was super annoying. And those smoke alarms, somehow several of them the batteries died in them all at the same time and were beeping. The house had some weirdness about it from weird art, to a strange layout, but overall it worked out for us. Its a big house. My complaints might seem nitpicky, but for the price point we paid those shouldn't have been problems at all.

This is the 3rd time we have stayed here and it has went downhill. The dishes in the dishwasher were dirty, microwave was gross, there were no trashbags and the coffee pot didn't work. Someone else said that it didn't work in a previous review so they were aware and chose not to replace it before our stay. We bought one at the store. We love the location and size of the house but may stay elsewhere in the future if things don't improve.

WARNING!!! This Property is Awful and not as described!
Too much stuff to list all of it here. This home had major electrical issues. There were multiple lights and electrical outlets that did not work. The upstairs refrigerator and coffee pot did not work. In the upstairs master bathroom, the shower had mildew/mold on the bottom of it and the jacuzzi tub jets did not work properly either. While we were in the tub, the jets would come on for a few seconds then go off intermittently, without any buttons being pressed. One bathroom downstairs had a dead roach. The garage door would only open or close by using the outside keypad (no other way to enter the home). This house smelt of mildew. It was clear the property had not been cleaned. In the upstairs kitchen, there was pasta left in the sink, dirty dishes in the dishwasher, dirty bathrooms, the carpets were stained, we were not comfortable walking around the home without shoes on. The deck off the upstairs bathroom was in terrible shape, the wood looked to be rotted. The patio downstairs had stagnant water that appeared to be there for some time. The upstairs living room walls had strips of drywall or plaster coming off in multiple areas. There were cords draped over the mantle and fireplace. The whole house was filthy and in bad condition. If my children would have been with me, we would have left immediately.

What a dump
One pan, 3 spoons. Two broken coffee makers. No Wi-Fi. No ice maker in either fridge. The entire second kitchen shown in the pictures doesn’t have a single thing in any of the cabinets. It is completely worthless. The list goes on and on but adjust your expectations from the pictures. This house is a full on flop house at this point.

Perfect house for race weekend!
My friends and I have stayed at this property 2 years in a row and plan to be back as long as it’s available! It is absolutely huge and fits our needs perfectly! Jason is a great host and check in and out is zero stress. The location is perfect- within walking distance to Oaklawn and just off Central enough to be in a quiet area. We love this property!

Up on arrival we discovered that the front area and the garage was not clean or appeared to have not been cleaned for a while in the garage was leaves and the Chinese lady bugs everywhere. There were leaves at the back entry, so we looked for a broom and there was not one. The back deck had leaves all over it the pool had not been cleaned in week dirt in the bottom. Leaves and dirt on the bottom deck area and the decks needed to be attended to like painting. This house is dated and has not been upgraded, plumping is in need of attention drains back up when you are bathing or showering, The floors were dirty, there was dirt in the bathroom and one bed had mice droppings under the sheets. Wi-fi does not work in back bedroom upstairs. Kitchen did not have a pot or pan that we would use to cook with. Up on emptying the trach can in the kitchen it had mold and old food in the bottom which is why the smell was in the kitchen. We called Jason the property manager about the draining issue and a person came to the home and stated that there was no link and that the drain issue would not be fixed today. There for we cut our stay short by one day and when we call to see if we could get reimbursed for cutting our stay and for the issue that we had endured we were told that they would make a note of our concerns. We have pictures that we sent to the manager. This could be a beautiful home, but it has not been well maintained for several years. DO NOT RENT THIS HOME.

Unique house for Hot Springs Visit
The outside is older but inside is unique. It was very clean inside and we were comfortable. Jason went above and beyond to help us with anything we needed. We enjoyed the visit. If you have a large groups this is an amazing house.

Best location for the races. Plenty of rooms. I do wish the bed downstairs was a queen not a full. They should switch the full size bed with one of the queens in the room with 2 beds.
