Beach Vacay
We had a great time at the beach cottage. Lovely, quiet neighborhood close to downtown Newport. A short 8-10 minute car ride away. Easton’s Beach is a short walk from the house and David has everything you need including beach towels, chairs, boogie boards and even a beach buggy to carry it in if you desire. You can view the Cliff Walk and Mansions along the water from this area which was very nice during our walks along the beach and through the neighborhood. Sitting around the fire pit one evening was relaxing and the home was comfortable. Parking was easy with our own driveway and David always responded quickly when contacted. It was also super nice the hosts leaving a bottle of wine and chocolate for our stay. There are some restaurants within walking distance from the house including seafood, pizza, burgers and ice cream which were very good, especially when we didn’t feel like going into busy Newport at night. Overall would recommend this home as it is very convenient to all that Newport has to offer and the home has many items and amenities that we didn’t need to lug with us for our trip so that was very helpful.

A Wonderful Family Vacation
Our family of 5 (2 adults and 3 kids, 7 and under) had a great stay at Easton's Beach House! The proximity to the beach was perfect, especially with young kids. The house was very family friendly and well-stocked. We loved being able to enjoy the beach chairs and boogie boards. We had everything we needed inside too, even with our good sized family there were plenty of beds and places to sit. The house was comfortable and the hosts were very welcoming. We appreciated the information of things to do in the area! We are already missing our time in Middletown/Newport and would definitely stay here again!

Great location, even better hosts!
We stayed from Monday - Saturday & loved the location. It’s perfectly located near Easton’s beach, with beach chairs, umbrella, picnic basket, and so much more! There was a pack n play with a booster seat available & even the kitchen had unexpected extras! Definitely recommend a visit with these lovely hosts who communicate as needed (we had a power loss one day) and offer support as needed. Great location, great home away from home & great people!

On the Marathon path!
Great place with plenty of room for a family to spread out. The sleeping porch was a highlight for the kids. If you’re running the Newport marathon, then your family can cheer you along just by walking out the front door. The hosts are super responsive and we had a wonderful stay.

Wonderful property in great location
We've stayed in a number of VRBO properties during our travels, and this one is one of the best we've experienced. The cozy home was so well equipped with everything you could possibly need and was just a short walk from a beautiful beach. We aren't regular visitors to RI, but if we were to return we'd definitely stay at the Easton Beach House again.

Everything you need across from the beach!!
We just spent a week at this beautiful house with our 22,17, and 13 year old children. The 5 of us fit very comfortably. The house is steps away from a beautiful beach. There are 3 other beautiful beaches in the area as well. The house was very clean and came equipped with EVERYTHING that we needed. It was so wonderful not to have to pack towels and linens. Attention to every detail in making our stay easy and comfortable was thought of. We loved this house and the hosts were extremely friendly, kind and helpful!!!! Can’t say enough wonderful things about our stay!!

Clean, comfortable and convenient to everything you need in Newport. We loved our time at Easton's Beach house. It was close to the main beaches, Cliff walk and a short drive to Newport. Our family of 5 fit comfortably in this lovely home and wished we had stayed a whole week! The home was stocked with all the beach essentials, and even had buckets of Legos that our 6 year old loved during our down time. The kitchen was also stocked with everything you need. Thank you for sharing your lovely home! It was our first time in Newport (Rhode Island for that matter) and we will definitely be back! Cheers!!

Clean, Well Appointed Beach Cottage
I found David to be a great host. Things are very organized and well labeled to make everything super easy to navigate. I really appreciated the small details and thought they have put into this rental. They really go above and beyond to make the most of this cottage. I've stayed in this neighborhood several times so was very familiar with the area and it is my favorite area to stay around Newport--convenient to downtown Newport, close to 2 great beaches and walking distance from some awesome restaurants and my all time favorite ice cream. I found everything about the space to be quite comfortable and really enabled me to have a great week+ at the property. I cooked almost all my meals here and found the kitchen to be very well appointed and functional. The grill is great and the outdoor space with fire pit is a really nice touch. There is a nice outdoor shower for rinsing off after coming back from the beach. Plenty of televisions everywhere with cable and Chromecast for streaming services from your computer. A+, definitely exceeded my expectations.

The house is very nice; perfect size for my family. House was spotless and had lots for the kids to do. The location to the beach was great - we ran back and forth to use the bathroom/get food. Amazing Stay
This house was even more beautiful than the photos. Every detail was thoughtful and carefully executed. From the fully stocked kitchen to make-up removing wipes in the bathroom, it is clear the hosts want their guests to feel at home. Just steps from the beach and close to many restaurants, this is the ideal location for anyone who is trying to stay out of the hustle and bustle of downtown Newport. I cannot recommend this property enough. We will be back!

Perfect location. We loved our stay. Anytime we wanted, we could walk a block to the beach. And we were just a short drive from Newport to the west or to great state parks and more beautiful beaches to the east. Better than expected!
We stayed at this property for about 5 nights in April. Our expectations weren’t too high considering the cold weather. BUT, thanks to this place, we ended up having a great time! The house was clean, we watched a few movies together, played some of the board games that were there, made good use of the well stocked kitchen. All of us enjoyed our stayed a lot. Another great stay here in Newport. The beach house is clean, well appointed and just what our family of four with two teens needed though it has room for more. We really appreciated the owners responsiveness to our late arrival(plane troubles) and they were very accommodating throughout the stay. Great location and lots of little touches all make this a great place to stay if you’re visiting Newport.

If you've stayed in a few vacation rentals you know that it's the details that really make a house a place you would return to. We will definitely return to Easton's Beach House. It's a great house. Wonderfully decorated. All of the details in each room were just right. The kitchen was setup with quality cookware and tableware. All of the instructions for TVs and HVAC were very easy to follow. We immediately felt at home. We definitely recommend Easton's Beach House.

Superb Location, Conscientious Owners, Comfortable, Roomy and Super Clean!!!
Excellent location - 1 minute walk to private end of Easton's beach, minutes to downtown, short walk and/or drive to surfer's beach just down the road. Owners are very conscientious with all the little extras included. Unexpected and nice welcoming gifts of chocolate and bottle of wine. Very clean and super comfortable. The outside gas fire pit, and seating was such a great place to hang out and smell the salt air. Gas grill for cooking out, super clean and ready to go. Slept 7 comfortably and indoor living space is a great layout for card games, watching TV and just hanging out. Master bedroom with king sized bed, down comforters, varying style of pillows made for great sleep.

This house lives up to all the awesome reviews!
From the location (less than 3 min walk to beach) to the cleanliness and attention to detail, this is the perfect beach cottage! Our family was instantly blown away at the level of detail and work that was put into this cottage when we arrived last Sat. Lots of instructions throughout the house re how everything works, central AC worked great, the little welcome gift upon entering was such a nice little touch. Nice, classy touches throughout. David was very attentive and helpful with any questions we had about the house or area. Our last VRBO experience was a big let down as we heard great reviews about the cleanliness and it was less than ideal. This house lives up to all the great reviews. I like things very clean, and this definitely met my expectations. Beds were very comfortable. Lots of pillows and plenty of towels. Our 6 and 4 yr olds just loved the traditional block set and tub of LEGO’s. Large power packs in all the rooms - each fits 4-5 USB cords. Plenty of closet space for our family. If you wanted to 5 could definitely fit comfortably here with the cute sun room set up. 2 sets of pull out couches also available, but that would make it very cozy. For a family of 4 this is ideal/perfect!!! Private beach is great. We were able to walk for ice cream, food, and liquor. Great area for hiking, biking, walking, or just sitting on the beautiful beach in a high-end, beautiful neighborhood. Next time we come back to Newport for an extended visit, we will be looking at staying here.

Couldn’t ask for a more perfect week. Two minute walk to quiet/private part of Easton Beach. Good eats and shops all walking distance. Perfect getaway
This property was perfect for our 5 day getaway. There were four of us traveling, 2 adults and 2 children (7 and 1). There was plenty of room in the house, and everything we would need was provided (kitchen supplies, towels, bedding, etc.). Our daughter LOVED all the games in the closet. She enjoyed Lite Brite and we all completed one of the 500 piece puzzles! The location was excellent. Literally right across from the beach, and only a few short miles from two additional beaches, a beautiful bird sanctuary, and a short walk into town with a few good restaurant options. Not to mention just a quick drive to Newport. If you are a runner, the location is perfect. We ran each day from the house all the way to third beach, and the views were just perfect. About 5.5 miles round trip. We would definitely return if we plan to visit RI again!

Comfortable beach house close to Newport mansions
This house why is high end with there bedding and appliances. I felt like I was at home. With only one small bathroom and not much dresser space, I think it would be tight with more than three people. Since it was just my husband and I, we kept our clothes in the second bedroom. The place was very well maintained oh, and the owners are right next door. They replied right away when I send a text. You can see the breakers from the front porch. Everything here is included for a wonderful stay.

Favorite Vacation Rental Ever!
Easton’s Beach House is a perfect vacation home by the beach. We highly recommend and will stay here every time we return to Newport. Superbly located a block from Easton’s Beach and a 5-minute drive to historic Newport Center and Newport’s Second Beach, it has a spectacular view of the ocean and world famous Cliff Walk mansions. We loved the gas fire pit, well appointed kitchen with every imaginable utensil including a lobster pot, and a brilliantly comfortable king-sized bed in the master. Everything was impeccably clean. David and Linda are wonderful hosts. Their arrival letter and messages before and during our stay gave expert recommendations for nature walks, shopping, and local attractions we wouldn’t have found by ourselves.
