The Space:
Welcome to our Beach Side Road Trip Escape! Step into our delightful 2-bedroom retreat, where sun, sand, and relaxation await. In the first bedroom, you'll find a cozy bunk bed with a twin over full configuration, perfect for kids or friends sharing a room. The second bedroom boasts a luxurious queen bed, offering a restful sanctuary for ultimate comfort. Need additional sleeping space? Our living room features a queen sleeper sofa, ensuring everyone has a cozy spot to rest their head.


FRONT EXTERIOR:
- Please note that to enter the building, there is a flight of 11 steps to the front door.
- Unit is the first door coming up the stairs.
- Porch with rocking chairs.

LIVING ROOM:
- Designed with a pop of color, with a sofa bed and a large Smart TV (There is no TV cable, only streaming apps).

DINING AREA:
- There is a table to seat 6.

KITCHEN:
- Kitchen stocked with appliances and many amenities for your cooking pleasure.
- Coffee bar with drip coffee maker.

BATHROOMS:
- 1 full bathroom in the hallway.

Each bedroom has comfortable and freshly cleaned linens.

Guest Access:
ACCESS & ENTRY:
- Guests will have access to the entire apartment (Unit 1), which is located on the MAIN floor of our multi-family building.
- Please be respectful to the neighbors and the surrounding homes.

KEYLESS ENTRY:
- There is keyless entry. Your host will provide you with the door code the morning of check-in.

PARKING:
- You can park on the street front of the home.

MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
- Quite literally steps to the beach & boardwalk! Please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.

IMPORTANT!!!
THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:
Bed linens
Bath towels
Hand towels/rags
Shampoo + conditioner & body wash
Toilet paper
Hand soap & dish soap
Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 6 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.
Do not park on the sidewalk or in the neighbor's driveway

SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We only allow 1 dog for a $150 fee. There will be a $300 fee for failure to notify us of a pet present in the property.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.
