*Loft Bedroom: Accessed via spiral staircase, two queen beds, en-suite bathroom.
*Living Room: Sofa bed for additional sleeping.

HOUSE RULES & COMMUNITY RESPECT
We want you to feel at home while protecting the comfort of our neighbors and the integrity of the community.
1. Pets & Smoking
* No pets are permitted.
* No smoking of any kind—including cigarettes, vaping, e-cigarettes, or marijuana is permitted on the premises. This includes the interior of the home, patios, balconies, garages, doorways, and all outdoor areas. Evidence of smoking will result in additional cleaning and damage fees.
2. Quiet Hours
* Quiet hours are 10:00 p.m.–8:00 a.m.
* Please keep noise at a level that respects neighbors at all times, especially outdoors or on patios.
3. No Parties or Events
* This home is for rest, relaxation, and small gatherings within your group—not parties or large events.
A “party” is defined as any gathering that:
- Exceeds the occupancy limit,
- Creates excessive noise,
- Triggers complaints from neighbors or HOA, or
- Requires law enforcement intervention.
Violations may result in:
- A $500 fine,
- Immediate termination of the stay with no refund, and
- Liability for damages, cleaning, or lost revenue if future bookings must be canceled.
4. HOA & Neighbor Awareness
* The property is located in an HOA community. Both the HOA and neighbors actively monitor:
- Parking limits and vehicle counts,
- Guest occupancy, and
- Noise or gatherings.
**Reports of violations may result in HOA fines, involvement of local authorities, or immediate termination of stay.**
Please help us maintain great relationships in the community by respecting these rules.
5. General Neighbor Courtesy
* Please park only in approved areas, avoid blocking driveways, and keep outdoor activity respectful.
6. Parking Pass: Parking at the property is by permit only. You can park in any available space in the parking lot. There are 2 parking passes assigned to this unit and they will be left in the kitchen attached to sun shades for your vehicle`s window. Please place the sunshade on your dashboard of your car with the parking pass visible. DO NOT REMOVE THE PARKING PASS FROM THE SUN SHADE. Be sure to return the sunshade to the kitchen when you check out. PLEASE DO NOT LEAVE WITH THE PARKING PASS OR SUN SHADE. A FEE OF $250 WILL BE CHARGED FOR A LOST OR TAKEN PARKING PASS.
