This luxury and brand new 5 bedroom, 3 storey villa is located in a prime, central Ayia Napa location, just a few minutes walk to Nissi Avenue and all its beaches and amenities. The villa is newly built and fully equipped with new and contemporary furniture and fittings to ensure a comfortable stay.

As you enter the villa, you will find the spacious, and very modern open-plan living room, kitchen and dining area, with large patio doors leading to the garden and pool. The living room features a comfortable corner sofa, widescreen Smart TV with satellite channels and wi-fi connection. The dining area has a table and chairs to seat 10 people and the kitchen is fully equipped with all appliances and utensils needed for an enjoyable self-catering stay.
One of the five bedrooms can be found on the ground floor with a double bed, and you will also find one of the bathrooms with shower and Wc.

Upstairs, you will find three of the bedrooms, one double and two twin bedrooms. The master bedroom has an en suite bathroom with shower and Wc. All bedrooms are complete with wardrobes and bedside cabinets

Downstairs, on the lower ground floor level which is accessed from the living room, you will find the remaining bedroom with two single beds and access to the veranda.
There is another bathroom on this floor with a shower and WC, and a communal area with a full sized football table and table tennis

Outside, the beautiful and sizeable garden offers a barbecue, work-top and sink area, outside shower, a generous-sized dining area with seating for 10 people, an extra seating area with comfortable sofas, sunloungers and the large, private pool, ideal for those hot days lazing in the Cyprus sun.

The Nissi Avenue area of the resort has a wide variety of restaurants, bars, and shops, with the nightlife centre just a few minutes walk away. Both Sandy Bay and the famous Nissi Beach beach are within easy reach.
Probably the most famous beach in the Ayia Napa area, Nissi Beach is as popular as it is beautiful. The lagoon shaped bay is safely sheltered by a small island, ‘nissi’ in Greek, which gives the beach its name and offers ideal swimming conditions for families with children or sun worshippers who want to spend the day floating near the shore.
With crystal clear waters and powdery white sand, it’s easy to see why this beach attracts thousands of visitors each year.
During the main summer season, the beach hosts a number of parties and daytime events for the younger crowds whilst offering a wide variety of exciting watersports. Out of the main season, the beach is still popular but more suited towards families or visitors looking to relax and enjoy the winter sun.
The Nissi Beach area is located just 2km from the resort centre and can be easily reached by bus, taxi or by foot. There are many restaurants and bars between the beach and resort centre, offering numerous cuisines including Mexican, Italian, Japanese to name just a few.
Spend the day at a beach bar enjoying the view, or take a stroll to the nearby shops for some retail therapy, the area has something to offer everyone.

There is a bus stop a few hundred metres away from the villa where you can get buses.
From Larnaca Airport it is 40 minutes by taxi or car.
