Situated on the owners’ farm, this property enjoys a peaceful setting and stunning rural views. The popular sailing town of Instow is under 3 miles away by car and boasts a selection of small shops, an excellent mini-supermarket, a superb riverfront hotel and a selection of pubs and restaurants. Across the estuary, picturesque Appledore (7 miles) is well worth a visit, while further along the coastline the bustling village of Westward Ho! (7 miles) is home to a vast stretch of sandy beach and range of amusements. Other local attractions include Tapeley House and Gardens, The Big Sheep and The Milky Way (all within 14 miles). The fabulous surfing beaches of Saunton, Croyde and Woolacombe are all within a 16-mile drive.

Inside, this reverse-level property boasts a spacious open-plan living area on the first floor with high ceilings and exposed beams and brickwork. In the kitchen area, you will find an electric oven and hob, a fridge with a small freezer compartment, and microwave, while the adjacent dining area seats all guests comfortably. Laundry facilities can be found in a shared on-site laundry room, which contains a washing machine and a tumble dryer. After a long day on the beach or exploring the countryside, the large lounge area is the perfect place to unwind; fire up the cosy wood burner and relax with the TV/DVD for entertainment. Downstairs, there are two cosy bedrooms: one double with an additional single bed for children, and one double with an extra Z-bed available on request. The bedrooms share a bright and airy family bathroom with shower over bath and a WC.

Outside, there is a large, private, lawned garden with garden furniture and a BBQ for enjoying al fresco meals with a view. While adults relax with a drink, younger guests are invited to help feed the resident chickens or meet the lambs (springtime only). Four-legged friends will love playing fetch in the dog exercise field!
