~Rental Agreement, ID & Security Deposit Hold~
This property has special local compliance requirements which include a signed rental agreement and the booker’s ID verification. Guests are required to either authorize a refundable temporary $500 security deposit hold (not a traditional security deposit, not an actual charge, released if no damage/excessive cleaning), OR opt in for a $45 non-refundable damage waiver provided by a third-party insurance company.

The optional damage waiver is $45 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account -- it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of our favorite local spots.

~Vacationing with Pets~
✓ We welcome up to 2 house-trained dogs of non-aggressive breeds, ages 2 or older. (Sorry, no cats or any other animals!) Proofs of recent rabies shot and vet-grade flea/tick medications, as well as agreeing to Pet Rules required.
✓ Pet approval required.
✓ Select "I'm traveling with pets" so the $200 pet fee for up to 2 dogs for the entire stay) is properly included in the booking amount.
✓ We provide a 24”x36” kennel, dog sheets/towels and dog bowls.

WEDDINGS, RETREATS & CELEBRATIONS
We welcome intimate weddings, retreats, and special gatherings within our maximum guest capacity. Additional fees or policies may apply depending on group size and event details. For larger groups, we also have another VRBO listing, just down the street (2 minutes away) that accommodates up to 13 more guests. Contact us for more information.

~Refunds~
We want your stay to be perfect, but please understand that we cannot issue refunds for factors beyond our control, such as weather conditions. We highly recommend guests purchase trip insurance.

This home is nestled in the heart of nature. To help keep critters out, please keep doors and windows closed during your stay. Despite regular pest control efforts, occasional encounters with insects or other small pests—indoors or outdoors—may occur. No refunds will be issued for pest sightings.

Violations of our house rules may lead to guests having to leave prematurely without a refund.

For property protection and insurance purposes, there are exterior security cameras and they must remain active at all times.
