A real shame as the place should be good however without a toilet door, lights that automatically turn on and light up the room in the middle of the night for 20 mins it really does need some work. Maintenance simply has not been maintained…

Reasonable, some key issues
Overall, not the best nor the worst I've ever stayed in. Reasonable for price. I had no issues with checking in, but encountered many guests who did - I was WhatsApped the codes and details although others apparently were not, if the same had happened to me I'd be reviewing this with fewer stars. Fairly comfy bed, not great pillows but workable. Bath was nice once I worked out the plug. Shower good but really do take heed with reviewers saying it floods - I had about 5 mins in there and it only just stopped flooding into the bedroom. Needs sorting out for sure. Nice room otherwise, large, window locks seem to have been fixed so all good. Did repeatedly have people at my door, however not threateningly - they had purely not been told which room was there's so were stuck trying every one.

Never again!
Stayed in the basement room the photos on hotels.com had lovely bay windows. Not mine! Only 2 towels for 2 people, Bathroom floods and stays flooded all night with the water settling in around the toilet and because it’s a stone floor the water is freezing. Only one dim light above the mirror so it’s not great if you can’t see well! The room is very dark with only 2 bulbs working over the bed. No main overhead lights worked. The WiFi didn’t work. A chap come to sort it but he couldn’t and the response was there is nothing I can do!

Upon arrival the room was not the one as advertised and one i had purcahsed. No view of street we were put in the basment. On the Saturday morning building work started in the room above us waking us up super early. Mold in the shower was very prominent. Was seriously considering checkkng out early. Very unpleased wont stay again

I’ll give it another chance as I’ve stayed before
I have stayed in this place before and had a great time. This time I decided to book the deluxe room as my works budget managed to stretch to it. I was really looking forward to relaxing after a long day at work combined with a long drive down to Brighton. I got there and there were workmen drilling and sawing. I decided to have a shower and head out until the workmen would finish. I went to go out of the shower to grab something and because I was obviously wet I bought water out with me. This subsequently caused the entire bathroom to puddle with water and it was still not gone before I left. So I had to wear shoes every time I needed the toilet.

Small room, but had all we needed in living a kettle with tea and coffee for the morning! Reasonably clean. Easy check in. We stayed on a super hot night and there was a fan in the room to try and help cool us down! Slightly out of the way from the hustle and bustle of the centre of town so was reasonably quiet because of this. Comfy. I’d stay here again!

It was very obvious that the 'cleaner' only changed the bedding and did nothing else. The room design must have been lovely once but sadly it was so filthy we couldn't even put our bags on the floor. It was disgusting. Scumline around the bath, with hair and dirt from previous use. The floor had not been vacummed or mopped at all so there were bits, hair and dirty footprints in room and over the floor tiles around the bath. The floor was sticky with lighter areas of previous liquid spills. Dirty smears around switches and walls; urine around the toilet behind seat had dried and smelt disgusting. Black scum in shower. Foul smell in bedroom. The windows looked out onto a courtyard of litter including cans and cigarette butts. The headboard had several, smeared hand prints. All of this unhygenic and disgusting filth could have been removed by a proper cleaner, there is no excuse for this unacceptable standard. On top of this the internet did not work even after inputting the password given, which was accepted, there was no signal.

Cheap, some issues to fix.
Positives: 1. Price was cheap. 2. Check in was easy. 3. Bed was comfortable. Negatives: 1. Shower tray does not drain quickly enough, meaning water soon floods the bathroom. I used a towel to stop water flooding the bedroom. This is unsafe. 2. Light above bed does not work. 3. Guttering outside window leaks and causes drips onto window ledge. This means water splashes into room and soaks the curtain when the window is open.

Vile, dirty, mouldy DO NOT STAY HERE
The most vile dirty hotel I have ever stayed in. Dirty dirty dirty. This is NOT a 4 star hotel. Unless you like, toe nails all over your floor, dirty used q tips and mess and dirt on the floors, a black mouldy shower, no tv remote to use the tv, broken blinds, hair around the bathroom and sink, or just living in filth, then this is the place for you. Vile hotel. Poor customer service. They did nothing when we complained accept say sorry, the cleaners have gone home, just try and enjoy your night. I’m not a Karen and this hotel made me utter the words., can I speak to the manager. Vile vile dirty gross room. The pictures I took don’t even come close to showing the filth of this room. It has not been cleaned in god knows how long. To the hotel… your cleaners are ripping you off! Vile vile vile! Zero hanging space. No draws, not that you would want to use them anyway. No hair dryer, no tv remote so the tv is usless. Paper thin walls and can hear everything. The “garden” is just a pitt of cigarette butts. One towel each, no flannel or hand towels. This is NOT 4 stars. I would give it a 1 star. I’ve seen cleaner public toilets than I have this room. “Site manager” came and saw the room and said he would support a refund, but hotel refused. Despite sending all the pictures and evidence.

Horrendous experience
Room was filthy, clearly had not been cleaned properly. Room also smelt badly of smoke making it unbearable to be in the room. Companied to the staff on arrival to the room, they did nothing. Awful service.

What is a nice room is completely lost by some big issues for this location. Chief is the noise, it is impossible not to make noise heading up the stairs, so if anyone comes back during the night they will wake you up. The walls and ceiling seem thinner than a normal hotel room. The wifi in the room wasn't working and despite 3 calls to the customer service team, nothing was done about it. The lack of staff on the property and check-in really creates a unwelcoming vibe. Positives are the shower was very good, but the bathroom area has an automatic light, not what you want when you're woken up a 3am by the noise and go to the toilet. The room is a good size and the bed was nice and comfy. It's a shame what is a nice room gets lost by so many other issues

Room was dirty, and bathroom was disgusting. Including hairs on the mirror, around shower and the bin lid was vile. Including used toiletry bottle and empty toilet rolls from previous guest. And the viewing window from bed directly to the toilet seat really was comical. Did not have high expectations due to price but basic cleanliness would have been appreciated. Location was great though.

Where to begin with this horrible experience. So we read on the website that we have to contact them a few days before hand to let them know when we will arrive, it’s in the check in information on the app when I checked during the trip. No phone number was working, there wasn’t even an email and our itinerary number was incorrect when I contacted oyo in general. We went through Expedia to try and contact the company and got nothing. We had hope though since Expedia sent them a message for us, and hoped that someone will be there waiting for us, what else were we supposed to do? We couldn’t contact anyone, nothing was working. We arrive to the building which turns out is unmarked, not even a number in the door (yes it was the correct building) and turns out we need a code. It’s 9:50 at night and we had no way of getting into the building after trying for days to get in contact. We check our emails and whatever we could and there was nothing. Nothing directly on the booking page anyways. We had to stay in a different hotel, turns out we weren’t the first with this experience and definitely will not be the last. We asked for a refund even for the last few days since we were supposed to stay a week. Got nothing of course even though we weren’t given a code or information for the building. It was horrendous. Absolutely horrible experience as anyone can tell. Do not stay here. Not unless, from my own experience, you want to get scammed.

Disappointing
Very disappointing to pay £158 for a room that really wasn’t worth the money. We walked in to see a broken curtain that’s completely fallen down, so no privacy and the sun blasted in. Wi-Fi was promised and details given via email, but no such network existed throughout our stay, so that’ll turn out expensive. The stairs leading up to the top floor are about to give in and are completely tilted. Kettle in the room but only one milk sachet to share between two people. The list goes on. Very disappointed to pay £158 for something that, for that standard, is worth just £50.

It was a one night stay for me and my daughter. We had a twin room. The room was clean. Clean towels were provided and there was a kettle (only 1 cup mind!). The downsides were the beds were extremely uncomfortable..you could feel every spring in the mattress. The room was very warm and even with the window open all night it was still uncomfortable. But to be honest, the room was very cheap at £55 per night so i guess you get what you pay for. I probably wouldn't go back purely because we had such a bad nights sleep.

Grubby room overall - dirty mattress, property didn't feel secure - security codes to open main door and to get room key, light fittings loose, blind fell off (fixed on with velcro), no aircon or fan, area not v nice. No reception for check in. No sign to identify hotel outside. No toilet roll holder. No soap. Could be a great hotel. Very disappointing. Would not recommend.

Cheap stay in good location
If you need a bolt hole then it’s perfect. The “check in” worked well. No problems and the host was contactable by phone and very helpful. They called to make sure we had key etc. You get what you pay for and this is what you would expect. It’s very close to the beach and it was very quiet at night.

No where near as bad as people say.
After reading some reviews on here I was very apprehensive about staying at this hotel. It was a struggle to find it at first because the sign had fallen off, but when I did find it and punched in the code, I was very pleasantly surprised at how lovely the hallway looked. My room was small, but big enough for me. The sheets were clean as were the two towels I was given. The bathroom looked ultra modern and was very clean. Few toiletries that I didn’t use but would be good for other visitors that forget theirs. I couldn’t work the AC unit but with it being in England there isn’t much of a need for it! The only bad point I could make is there being no phone signal within my room and the internet wasn’t working. But other than that I had a glorious sleep. I would 100% consider booking this hotel again if I’m ever in Brighton.

Photos shown look like they are from another place. Our room was nothing like the ones shown!! Nobody at property all key safes etc…. Our room had one window with a broken blind and was soooo hot. And the noise from cleaners etc was shocking!! They must realise people may still be asleep when you don’t have to check out till 10am. Really disappointed with the whole thing

This property was unsanitary. From the moment we walked in the bed was made but that is all. Floor was disgusting, hair balls left on the bathroom and shower floors. Shower and vanity were filthy. The bath cold water tap had a constant leak. The glass sliding door for the WC had been smashed and was missing so had no privacy when using the toilet. Smashed tiles in the shower, vanity was falling away from the wall. Dust was collecting on all flat surfaces. The balcony had never been cleaned and covered in bird waste. Wi-Fi and remote didn’t work. This place should be shut down it was so filthy, especially in our current times where cleanliness is ever so important.

Property was efficient with auto entry system I found stairs daunting which would put me off from using again unless I was on ground or first floor. Shower excellent Otherwise it was excellent for an overnight

Disgusting
This guest house, well, you wouldn't of known it was a guest house there was no sign outside stateing any name! The first impression counts right? In the window was pilled up bed bases. We were on the top floor. The bedding looked like it had been changed but the room or bathroom had so obviously not been cleaned. There were grapes on the floor in the bedroom and the floor was dirty. The bathroom, well I didn't even have a shower in there as nothing had been cleaned. There were shower gel opened bottles the mirror taps and floor was dirty. The bed slid across the floor if you lent on the wall. This should not be let out on your site. £115 I paid for this disgusting place!!

Soluzione economica, rapporto qualità prezzo buono! Camera moderna e abbastanza confortevole, unica mancanza il condizionatore. Un po’ complesso il check-in, bisogna ricordarsi di chiedere l’invio del codice per sbloccare la chiave della stanza perché non esiste una reception. Anche da fuori non è segnalato con un’insegna ma rispetta il numero civico della descrizione. Posizione ottima, super strategica per visitare Brighton. Pulizia accettabile e per quella fascia di prezzo ci tornerei sicuramente.
