Experience the ultimate lake-side getaway at this expansive single story farmhouse with seven bedrooms on the open water of Lake LBJ. 

After enjoying the gorgeous private pool, multi-level backyard oasis (with multiple seating areas, an outdoor dining area, fire pit, and bag toss), and the two-story boat dock*, you'll never want to check-out!


THE HOME

This home’s open concept living area and kitchen, which flow into the formal dining area, pool table, and bedrooms, is perfect for entertaining. Curl up on the large sectional sofa to watch your favorite movie on the 65" flat-screen TV or read a good book. Home cooks can stay close to all the action as they whip up a delicious dinner with stainless steel appliances. 

A small breakfast table offers seating for 6 just off of the kitchen and 4 barstools are placed around the kitchen island. A small guest bathroom is located behind the breakfast table.

The formal dining table offers seating for up to 10 guests. Just past the dining area is the pool table and laundry room.


THE BACKYARD OASIS

The covered patio provides a stunning view of the sparkling swimming pool and Lake LBJ. Fans provide a cool breeze in the Texas summer! A propane BBQ grill and an outdoor dining table with seating for up to 10 invite you to eat like a local and enjoy the view.

Just past the pool, stairs lead down to backyard’s second level containing the fire pit and bag toss.

Down another flight of stairs, you’ll access the two-story boat dock* which features a slip, a level with sun loungers, and a platform on the second level which houses a small table and chairs for 6.

*The boat slip is available for use but please bring your own bumpers as there is no lift.

HOUSE LIMITATIONS

1) We’re happy to host your special occasion, but please note this property does not operate as an event venue and is located in a quiet residential part of Lake LBJ. This property is best suited for families, family reunions, business travelers, responsible bachelor/bachelorette groups, and those looking to getaway for some R&R. Disruptive party groups are not permitted.

2) Outdoor amenities can be utilized from 7AM to 10 PM (in accordance with the city's noise ordinance).

3) No loud music is permitted outdoors throughout your stay. 

4) Pets are allowed at this property only with prior approval and with payment of our Pet Fee ($150 per pet, up to 2 pets).

Overall the stay was great, and the home was beautiful. And my family and kids had a great time The neighbor was very rude on one occasion, and lake access wasnt what we were expecting. Managment were very responsive on issues as well which is a big plus!

Great stay with Family Thanksgiving. Plenty of space and everything we needed to prepare a Thanksgiving feast. It was too chilly to enjoy the pool but we definitely enjoyed the fire pit. Will definitely stay again. Thank you !!

Overall, this is good value for the money. The living/dining/kitchen area is great! Very well equipped kitchen, but bring some extra dishtowels. Some of the mattresses were quite firm, but if you like firm, that's okay. Lots of bright space inside to play board games or cards. Outdoor area is nice and would probably be nicer during the summer. It's hard to keep up in the fall with leaves dropping and plants starting to head towards winter. Lots of covered porch eating areas, and the pool looked inviting.

Our family makes sure to do a family vacation once a year. This is something that is VERY important to us. This year was another wonderful experience. We loved our house, it was enough room, and beautifully decorated. Having a pool was just an added bonus. The management was incredible and helped us along the way with questions and concerns. As a member of a large family group, I was looking forward to spending time with my loved ones in a comfortable and safe environment. Unfortunately, our experience was marred by several issues.Poison ivy on the property was a concern. I have a severe allergy to it, and despite my best efforts to avoid it, I still managed to come into contact with it.The infestation of spiders and wasps on the property was overwhelming. Every corner of the property, indoor and out, was crawling with them.The dock was an extreme safety concern. The hazardous launch area and ladder had exposed nails, was loose and covered in green algae, making it difficult to access the lake. When we tried to use the paddle boards and kayaks, we found that the dock was slippery and unsafe leaving us with injuries. Boats nor Wave Riders were not rentable due to the rocks near property. The fire pit area was not well-maintained, with trash, cigar/cigarettes and overgrown landscapes making it difficult to navigate. The garage was accessible snd in plain view filled with debris, which was a safety concern.The kitchen was also not adequately equipped for our needs. The refrigerator was small, and the dishes needed to be washed prior to use. Open food in the pantry and refrigerator was also a concern for my family members with food allergies.The master bathroom had a low shower head and an unsafe tub spout placement, which made it difficult for us to use. Overall, our stay at this property was disappointing.

We enjoyed our stay in this spacious property, there was room for everyone. The house was well stocked with items we needed and the children enjoyed swimming in the pool even if it was cold. The best part was watching the Eclipse which was amazing. The Host answered questions we had immediately would definitely stay again.

Amazing location right on the Colorado river and clean home. We had a great time at this property during July 4th. Property manager was very responsive and was able to recommend some activities in the area.

House was great! Updated really well with a great large kitchen that was very well stocked. Plenty of beds and baths. LOVED having the pool along with the lake. Really enjoyed the paddle boards that were available. We would stay again

We were a little leery to book this house considering there were no reviews on this listing before our trip but it didn't matter. This place was great. It checked all the boxes. All of us were very pleased with the property and it's amenities. It is on the Colorado River, within site of the Inks Lake dam. The water is amazing. It seemed like they let water out of the dam between 6 and 8 pm each night so that would be the best time to get your boat to this property. The rocks between the boat launch and the property makes it a little treacherous to get your boat to during the day. You might need a spotter. We did a day excursion to the Devil's Waterhole in Inks Lake State Park. Bring a cooler of drinks and some floats. It's a little bit of a walk from the parking lot but well worth the fun once you get there. We tried to do the caverns one day but arrived too late. Plan ahead and go to the caverns during the heat of the day. The pool was perfect. It had morning shade and late afternoon shade. Everyone loved it-all ages from 5-80. We fished the from boat dock too. Loads of fun and the fish were biting. It's quite a lot of steps down to the boat dock (80 yr olds couldn't make it) but everyone else loved it. There were also paddle boards for our use. We'd paddle all the way to the dam each day. It was quite the work out but oh so refreshing & site seeing was lovely. The dining space is large, inside and outside and accommodated all of us very easily. We will be back!
