Beautiful location
Properly is just as described. The view is phenomenal from almost anywhere in the unit. The bus stop right outfront, was easy and safe. Great response from the host whenever we had a question. It was pretty clean but the floors could have used a bit more thorough cleaning and the towels/sheets had a few permanent small stains. The biggest down fall for me was that you are not able to leave the AC turned on, when not inside the rental. We had an asthmatic in our group and it was difficult to wait out the time it took to recool the condo during 90 degree temps when we had been gone for a few hrs. If not for that, i would definitely return to this location

The property is very spacious for 6 adults. Bedrooms are big and airy. Bathrooms are clean and roomy. We use the kitchen a lot for breakfast and suppers. The living room is very relaxing for movies. The dinner table is so big to have big meals everyday. Location is excellent for shopping and taking buses around town. I like the property most is the view, a beautiful blue ocean right in front of your eyes. We have ocean view in our bedrooms, dinning room and living room. We just walk down to the pool and beach in a minute. The 24 hours security security management does make us feel safe. We enjoy every moment in cancun. We surely stay in a right place. Thanks Linda. stunning views and true Mexican charm
My husband and I have stayed in this complex before and this unit has the best views in the entire place!! There are two double wide outdoor spaces also, one off the bedrooms and one off the living and dining rooms. The host is terrific with communication and helpful with transportation and tours and recommendations on where to eat. The villa itself is roomy and has very comfortable furniture and good beach towels and bath towels. She also has left games like jenga and cards and dominoes and a beach umbrella and boogie boards. There is a full size fridge, oven/range, toaster, microwave, coffee maker, blender, etc. and she provided a 5 gallon water jug for our use. Location is great, there is a grocery store in a mall directly across the street, a convenience store next door, and a coffee shop/bar inside the complex. A short walk will get you to lots of good restaurants and a big outdoor shopping mall(La Isla). There is also an inroom safe and blow dryers and soap. The only thing I would recommend is bringing a night life for bathroom trips in the middle of the night. I would definitely recommend this villa, it will not disappoint

5 stars!!!
This villa was perfect for our family of 4. Its location was ideal with the beautiful private beach, grocery store, restaurants, and everything we needed within walking distance. The complex was well maintained and with 24-hour security, we felt very safe. The king beds and room-controlled AC kept us super comfy. While you may find other properties the accent the beauty of Cancun, you would be hard pressed to find a host as fantastic as Linda. She had great recommendations on transport, dining, excursions, and went above and beyond to make our trip the best. We can't wait to return!!!!

Wonderful stay!
Our family of 5 spent 10 days here over Christmas. This is a wonderful property- the location couldn’t be better! The beach is steps away, the grocery store just across the street. The bus stop is 1 short block away and we took advantage of that almost daily! Everything we needed for cooking was in the well-stocked kitchen. The beds were super comfortable- loved falling asleep and waking to the sound of the waves breaking! Linda quickly responded to any questions we had and took care of any problems (minor) that arose. Highly recommend this spacious and beautiful place!

Super location, good restaurants nearby, using city bus was easy!
We asked for an extra key since there were three of us. Linda was very responsive. The restaurants were great that Linda recommended and having the plaza and a full grocery store was really fabulous. Loved walking on the beach in the morning. The pool and property were very clean, security folks were friendly. Couldn't have been better!

Great time in Cancun
This property is overlooking an amazing pool and has a great ocean view! We particularly liked waking up to the sound of the ocean and a cup of coffee on our deck. The villa is just steps from the ocean and is well maintained. The villa is secure and spacious - with a grocery store across the street. Our host, Linda, was terrific - she always responded to our questions (almost immediately) and made sure we had a terrific stay!

Relaxing Summer CancĂșn visit
Villas MarlĂ­n is a much beloved older property in a secure section of the Playa Hotelera strip of CancĂșn. It’s close to shopping and restaurants, right on the R-2 bus line. The staff are friendly and efficient. The beach is just beyond the well-maintained pools. Plenty of room to enjoy both, and easy to book day trips with pickup/drop off at the security gate.

Nice condo, great location
First time to Cancun and really enjoyed this condo. The owner set up transportation to and from the airport for us and recommended many tours and activities. She was easy to work with and very helpful from start to finish. The pool area is awesome. There is a bar with food at the pool and the wait staff is incredible! Ben is the best! He took great care of us every day. Overall, a wonderful vacation and we couldn’t have asked for a better first time trip to Cancun. We will definitely return and rent this condo again.

GREAT VACATION * EXCELLENT COMMUNICATION
I wish that I could give Linda 10 stars!!! She is absolutely amazing. I've booked many rentals all over the world and Linda is by far the BEST host that I have ever encountered. She assisted me with setting up transportation (great rates), reservations at an amazing restaurant, arranging a tour guide to meet with us and was just overall ALWAYS available - even before the trip. The villa was very clean and the view was stunning. The villa's location was perfect. We were able to walk across the street to the supermarket and there are a host of restaurants within walking distance as well. I highly recommend staying at Linda's property.

Beautiful Place
We brought our 2 teenage boys here for Spring Break this year, and had a great time! The condo was very clean, and in a great location in the hotel zone. The host, Linda, was a pleasure to work with, and offered some wonderful recommendations of things to do and places to go. If we ever come back to Mexico, we will definitely be staying here at Villas Marlin.

My family of 5 spent the week between Christmas and New Years 2023 in Unit 319. The many positive reviews tell the story for this host and her wonderful property. The unit is even nicer than the photos depict. All appliances,TVs, and high speed internet worked flawlessly. The villa was clean and well stocked. The unit’s location within Villas Marlin is the best with excellent views of the main pool, the beachfront and easy ingress /egress to the property. Linda was extremely helpful and accessible during our stay. I recommend this property without hesitation.

Beautiful condo, fantastic view, great host.
We are a family of 5 adults who wanted to try traveling at Christmas for the first time and get away from our cold winters. Linda was a great host, anytime we had a question she was responding very quickly. She provided us with tips on things to do and restaurants to eat at around the area which were very good. The condo is beautiful with lots of colors and art on the wall, not dull or drab looking. I loved the table. The beds were very comfortable, and I did have a great sleep. The view of the ocean from the condo and pool was spectacular, loved that blue Caribbean water, the pool area was not very crowded when we were there and there is no music blasting in your ears the whole time. The property is mostly concrete so we didn't get to walk through any grass which I didn't think I would miss. There is a little snack bar by the main pool that served some tasty tacos, quesadilla's etc. Unfortunately, it did rain for a couple of days, so we would wander around La Isla Cancun, an outdoor shopping complex, about a 10-minute walk. The TV's were smart TV's and we had access to Netflix for an evening movie. There are some board games in the condo too, but we had brought some as well. The condo property sits right behind Kukulcan Plaza shopping mall. Not much in it, but there is a grocery store on the upper floor that made it convenient when we needed to grab something. The only minor issues where the water in the bathroom sink wasn't working but started working after a couple of days. Hot water tap was missing in that bathroom so could not turn it on. The cleaning crew were very nice ladies, but they may need to do a quick double check before the next guests check in. When we arrived, we did find a wastebasket under the sink that was not emptied, a couple of dirty bowls that were put away and some dust bunnies on the sheets by the headboard in one of the rooms. Again, minor oversight things, we just wiped it up and went to the beach. It is a perfect place for a family of six could be there comfortably and we would stay here again. Not sure about travelling at Christmas again. The condo area was not busy, but the crowds everywhere else were, well, crowded. Other than the overcast weather, it was still better than the -45 Celsius we left from. Oh and that whole Canadian airlines delaying and cancelling flights thing too. Thank you for your hospitality Linda, we enjoyed your beautiful condo.

Do yourself a favor and stay here!
I wish I could give this rental more than 5 stars. It was perfect! The pool and beach access was so convenient and not crowded. The rental is also well stocked and Linda is the best and most helpful host I’ve ever had. She helped us throughout our trip and had great recommendations for things to do and services in the area. It was a great home base for our trip, 10/10 would recommend.

Linda was an amazing host! Very responsive and had a care taker on site we could reach out to if we needed help with anything. She also helped us book transportation and tours. Really liked the day trip to Isla Mujeres! Apartment location was very safe and close to everything. The beach!!!! Omg the beach and view was the highlight of the trip. And the margaritas at the stand by the pool were super good. Very comfortable and the kitchen had everything we needed. Wow!!
What an amazing experience!! The unit was beautiful and roomy. The view was stunning! We were right behind the pool looking directly out on the ocean. Complex was very secure with a lovely pool and fantastic bar/snack bar directly downstairs. Grocery store behind us in the mall. Plenty of restaurants within walking distance. The host was over the top amazing! Linda had balloons and a bottle of tequila set up for my daughter’s birthday when we arrived. She was so responsive to any questions or requests we had from the moment we made the reservation. The entire experience was so relaxing and easy. I look forward to renting from her again!!

A hidden gem in Cancun!
This property was absolutely amazing. From the beautiful decor, absolutely amazing views of the pool and beach, to the most convenient location we've ever stayed at in Mexico. I informed Our host that we'd be arriving early and she had the condo perfectly cleaned and ready for us just minutes after we arrived. Our host Linda put us at ease before our plane ever left the U.S. She arranged transportation and communicated with us through everything helping us to feel very safe and secure every step of the way. Linda also set us up with someone to arrange amazing excursions and personally help us our entire week in this paradise. This condo and the host are both absolute gems! We will definitely be returning to this spacious and gorgeous condo

Spectacular views!!
This location is perfectly centered to everything we needed. Grocery store was a 8 minute walk as well as public transportation and restaurants. It’s so peaceful at night we all slept so good. Superb location
We are very happy with our stay. The condo is very centrally located, close to the malls, entertainment, water activities, grocery stores and convenience stores. The home is very comfortable and has a great location in the gated community. We felt very safe since our arrival and the gate guards were extremely helpful, courteous and maintained the place safe. We saw them patrol around the complex at all hours of the day and night. The condo is located right in front of the main pool. Downstairs there’s a small breakfast/lunch bar where we were happily surprised since they had tasty foods and drinks so we never really had to cook through our stay. We had great dining spot suggestions from Ms. Linda as well as activities, sights to see, info on transportation, and even offered to have someone come to arrange trips and COVID tests to the condo. We even got help with a document we needed to print out; Ms. Linda made arrangements so we could get the document we needed. Overall, the condo was great and Ms. Linda was a great host. We would definitely come back and stay here again! Thanks for making our first trip to Cancun a breeze!

Beautiful villa, amazing view
Lovely villa just as described. There were 6 of us so the bedrooms and bathrooms were perfect. Just steps away from the pool and beach with amazing views, especially at sunset. Good kitchen and living room, with huge dining room table. Easy to get food from the supermarket across the street (in a mall). The owner Linda was incredibly helpful in getting us hooked up with people there when we needed help, everything from booking tours at a better rate, to getting Covid tests where the tester came to us! We would definitely stay here again!

Wonderful place to stay at in Cancun's Hotel Zone
The villa was amazing. The location was perfect, the views were gorgeous, and the beds were super comfortable. It was perfect for us, a family of five with three teenagers. We were able to enjoy the community pool which was heavenly after snorkeling and other water sports. The location was ideal as it was close to two shopping centers and both the ocean and lagoon. We appreciated Linda's communication and helpful tips for our stay in Cancun. She helped us set up COVID-19 testing in the villa and made great recommendations for places to check out.

Great Vacation
I have to start by saying how helpful our hostess Linda was to us she set up our airport pick up/drop off and our COVID testing on our departure she also Jose a very nice man greet us at our drop off point at the villa. The villa was great, great view comfortable spacious. We had everything we needed. The Villa staff were all extremely nice and helpful the little snack bar by the pool has good food and great service.The only thing that is missing is a washer and dryer. But overall we hope to have a chance to go back. We had so much fun spending time with family and friends.

This was perfect for our family, especially with teenagers who need their own space.
I looked at many hotel options and unless I wanted to pay a fortune we would have been stuck in a small room with two queen beds, and maybe an ocean view. This Villa has everything we needed to get a good nights rest and have the beach at our doorstep. With a nice grocery store across the street, it was easy to make breakfasts. Can Cun villa paradise
Location, location, location..., just perfect. It is close to everything you will need. It is walking distance from supermarkets, restaurants, shops tourist attractions and your very own adventures. Linda is great, she went above and beyond to acomodate us in every way possible. The view is just enchanting and it is so relaxing that it is hard to leave. We loved the traditional decor and fully enjoyed our morning coffee absorving the peaceful ambience and the ocean’s breeze. It was a perfect bonding time for us as our daughters’ graduate school send off. Amazing time, cannot wait to revisit. Definitely a must.

Amazing view!
The condo description is pretty accurate, the views are unbelievable beautiful! Location is very convenient close to everything. The condo itself is a little outdated, is in serious need of maintenance. Make sure you ask for extra towels, there is no washer and dryer in the unit but there is laundry service provided but takes two days to get your clothes back. It was a great experience overall!!

Great Beach Location!
My wife, 4 daughters and I had a great week in this nice villa. Right on the beach and steps from the pool. Amazing views of the ocean from two bedrooms and the living areas. We had a minivan for exploring the area, so I can't comment on the bus system. Security is excellent and my wife and I went running most mornings straight of of the property on the main road. Air conditioners worked great and we all slept comfortably. I would definitely recommend this villa for a Cancun trip!

A great getaway condo!
We had three people in our party, so having a 3 bedroom, 3 bath, very roomy, well equipped condo was a better option over a hotel. Plenty of common space to socialize, but the bedrooms are upstairs, making it very easy to relax by yourselves. We all loved having a king bed to ourselves! Loved the balconies and the view. As in other reviews, the location was perfect. Lots of small shops and eating places, and a very upscale, indoor mall across the street, which has a very nice grocery (including beer and liquor as well). The beach was perfect...nothing but sand as far out as you could walk, with very comfortable water temps. Our trip was relatively short, so were comfortable to just hang out, but there are plenty of things to do if needed. If you don't mind cooking yourself or eating out, I don't believe you would have any regrets about your choice to stay here.

Amazing and comfortable apartment with incredible view to the ocean at Villa Marlin
This apartment is very spacious and facing right to the ocean and the swimming pool, very convenient! Mornings are so incredible moments with sounds of waves and sun lights! Quite and clean location to enjoy vacation. Personnel are friendly. The grocery store in Plaza is within 5 min to reach. We loved this place!

Excellent property for a family vacation
Our family of six rented Linda’s property for 7 days. The condo is close to everything: beach, supermarket, restaurants, La Isla shopping village. We had a great time there. We will definitely come back. Linda, thanks for sharing the condo with us!

Amazing views
We loved our visit to Villas Marlin. The condo was a perfect setting for our family's vacation. We will cherish our memories of delicious meals around the beautiful dining room table as we looked out at the turquoise waters of the Gulf. Perfect location with easy access to pool and beach, and steps away from the Kukulkan Plaza shopping center. The condo is homey and comfortable. The view and location sold us on renting this property, but we felt like the description of the decor was not exactly accurate. The property manager, Marquez, was very responsive to any questions. He resolved a broken water heater situation very quickly and turned a potentially disastrous situation into a non issue right away. Very reassuring having him on property.
