- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Villa Pianello is a Tuscan farmhouse that has been renovated by the owners using the classic materials with which farmhouses were built in the past: Barberino stone and river stone for the walls, terracotta for the thresholds and stairs, bricks for the barrel vaults, chestnut beams and hollow tiles for the ceilings. Internally, the choice is classic in the furnishings, colours and finishes: chestnut furniture, terracotta and parquet floors in earth colours, neutral shades for the upholstery, white for the walls. The villa is located 4.5 kilometres from Chianciano Terme, a spa town and ancient Etruscan settlement in the Val di Chiana, south of Siena. Surrounded by a welcoming park dotted with olive trees and Mediterranean essences in a hilly position, Villa Pianello has a large living area and a nice kitchen opening onto furnished porticoes, comfortable bedrooms, modern bathrooms and a swimming pool in a secluded position. The villa is the ideal base to best combine the desire for a stay in the relaxed atmosphere of the most typical Sienese countryside with the curiosity to explore an area where nature is splendid and rich in numerous artistic, cultural and food and wine proposals of the highest level. Nearby and within easy reach are Montepulciano, Sarteano, Montalcino, Pienza, Cetona and San Casciano dei Bagni. Thanks to the excellent road network you can visit Siena and the most famous towns of Umbria, such as Orvieto, Castiglione del Lago and Perugia. Before leaving, you cannot miss an immersion in the salubrious thermal waters of the Chianciano spa or the other spas in the surrounding area (San Casciano dei Bagni, Montepulciano, Bagno Vignoni), for an unforgettable wellness experience.
Interior:
Villa Pianello, covering an area of about 250 sqm, has three floors connected by an internal wooden staircase with handrail. From the portico used as an outdoor living area, the entrance door on the ground floor opens into a large living room in which the sitting, dining and TV areas are connected by large arched openings. The living room is connected to the well-equipped kitchen facing the portico used as an outdoor dining area. The living room dining area leads to a twin bedroom with 150 cm wide beds, ensuite bathroom with shower and direct access to the garden. The ground floor is completed by a bathroom with shower and laundry, located opposite the entrance door. Two flights of stairs to the side of the living room lead up to the first floor, composed of a hallway with sitting room onto which open a double bedroom with ensuite bathroom with shower, two double bedrooms sharing a bathroom with hydromassage tub and shower, and the stairs leading up to the second floor with a double bedroom with divisible bed. All the bedrooms and the living room have air conditioning with independent control units. The fireplace is ornamental. Air conditioning in the bedrooms and in the living room.
Park:
The park of Villa Pianello extends for 3 hectares over a hilly surface with the family olive grove. The garden (3000 sqm) enclosed by railings and hedges has a mixed lawn dotted with geraniums, oleanders, rosemary and lavender, and is shaded by oaks, cypresses and olive trees. After 600 m of dirt road in good condition, the automatic driveway gate (flanked by the pedestrian one) opens onto the gravel parking area, between the villa and the swimming pool, with two covered and two uncovered spaces. From here (10 m) you come to the portico used as an outdoor living area, with armchairs, sofas and small tables, and the entrance to the ground floor of the villa. Another portico, conveniently connected to the kitchen, comprises the outdoor dining area complete with table, chairs and gas barbecue. The twin bedroom on the ground floor has direct access to the garden just a few metres from the kitchen portico. Continuing on to the left of the parking area you come to the swimming pool in a secluded position where you can enjoy privacy and quiet. The garden of Villa Pianello has multiple relaxation spots from where to appreciate the well-kept greenery that embraces the house and pool and the view of the hills with the town of Chianciano in the background. The villa is 50 m from another residence but is perfectly shielded by the large trees along the border.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The private swimming pool for the exclusive use of Villa Pianello is located on the same level as the villa, which is 30 metres away, in a secluded area of the garden favouring relaxation and privacy. Not visible from the villa, the pool is reached across the stone-paved lawn. Rectangular and measuring 14 x 5 m with a constant depth of 1.5 m, the pool is lined in sand-coloured PVC with a travertine border and has chlorine purification and five steps in two corners for access to the pool. The solarium (60 sqm) in travertine and stone is furnished with sunbeds, deckchairs, umbrellas, gazebos, sofas, tables and chairs, and is equipped with a solar shower. 15 m from the gazebo is an annex for storing furniture. There is automatic lighting inside the pool, in the solarium, the gazebo, the surrounding lawn and the trees. The pool is open from the last Saturday in April to the first Saturday in October.
