1. Maximum occupancy is 12 guests (including adults and children).

2. The base rate (for 1-6 guests) includes the entire villa, a private van with a driver and fuel, breakfast and housekeeping.

3. For the 7th guest onwards, an additional fee of 1,000 THB per person, per night applies (payable directly at the villa upon check-in).

Drawing from years of experience as a professional tour guide, the villa has been perfectly tailored to meet the functional needs of global travelers. We are a legally registered hospitality business located within a 24-hour gated security community. Surrounded by the picturesque beauty of local life, lush nature, and rice paddies, the villa boasts clear views of Doi Suthep mountain from the front, while the backyard gently slopes down to a small canal that flows into the Ping River.

We pride ourselves on impeccable cleanliness, maintaining the villa in pristine, like-new condition. Guests will enjoy a full suite of premium amenities, including a private saltwater pool, a fully equipped kitchen, air conditioning, high-speed Wi-Fi, a Mahjong room, a large Smart TV, and a JBL Partybox 710 sound system (compatible with YouTube karaoke) to elevate your holiday entertainment.

This premium location is flood-free and completely shielded from flight path noise and nightlife disturbances, guaranteeing a restful night's sleep. We are just 20-25 minutes from the airport and Tha Phae Gate, offering effortless access to iconic landmarks such as Nimmanhaemin Road, Wat Phra That Doi Suthep, Bua Tong (Sticky) Waterfall, and various elephant sanctuaries. 1. Your All-Inclusive Booking Package Features:
The entire private villa, a private van with a driver (fuel included), a set-menu breakfast, and daily housekeeping.

1.1 Private Van & Driver Service: Includes fuel for airport, railway station, or city hotel transfers (within a 5 km radius; additional charges apply outside this area), as well as travel within Chiang Mai, Chiang Rai, and Lamphun.

Service Hours: Check-in day: from 3:00 PM / Check-out day: until 11:59 AM / Regular stay days: 7:00 AM – 11:00 PM.

1.2 Breakfast Service: Start your day with our carefully curated set-menu breakfast, served with fresh seasonal fruits and premium coffee. Choose between two main options: a Local-Style Set featuring highlights from the local market (offering an authentic cultural experience while supporting the community), or a Homemade-Style Set featuring light and satisfying sandwiches.

Special Arrangements: For days with early excursions, we can arrange breakfast on the go. For early check-outs, we gladly provide convenient, easy-to-eat burgers (choose from beef, pork, chicken, shrimp, fish, or vegetarian options) so you never miss your most important meal of the day.

1.3 Daily Housekeeping (9:00 AM - 3:00 PM): Includes a complimentary wash-and-dry laundry service (ironing not included). Note: Laundry service is unavailable on check-in/check-out days. Clothes are washed together; we cannot guarantee against color bleeding.
