♦ Guests have full access to the entire property and yard, except for the basement and garage. The smart lock enables easy access to the house at any time during your stay.
♦ The deck is exclusively for your use, but the backyard is shared with guests staying in the basement suite (if there are any). Fire up the fun and share the warmth—make new friends from around the world, right here by the fire!
♦ Private covered deck (280 sq ft): Furnished with armchairs, bar table, dining set & BBQ; comfortably fits 12–14 people.
♦ Shared backyard (1300 sq ft): Includes a 500 sq ft concrete patio (partially below the deck), gravel firepit area & lawn (800 sq ft); comfortably fits 20–26 people.
♦ Peaceful, well-established neighbourhood at end of quiet street; nearby homes on both sides: one fully screened with evergreens, the other partially separated with greenery & trellis; please be mindful of neighbours’ space.

Guests & Occupancy
• Max 6 guests total
• Only registered guests allowed (insurance requirement)
• Unregistered guests: $800/person/night

Community Guidelines
• No parties or events
• Small low-key events may be allowed upon approval
• Quiet hours: 9:00 PM – 7:00 AM. Please be mindful of our nearby neighbors and keep outdoor noise low.
• Avoid excessive noise or disruptive behaviour at any time.
• Violations: $3,000 fine and immediate eviction

No smoking or vaping
• For fire safety and odor control, no smoking or vaping indoors or outdoors (including all substances)
• No marijuana use on the property
• Violation: $600 cleaning fee

Pets
• Up to 2 pets allowed with approval ($200 per stay)
• Pets must not be left unattended
• Pets must be leashed outdoors at all times
• Pet bedding and bowls required; clean up after pets outdoors
• Unapproved pets: $600 fine

Travel & Safety
• Cancellation: Firm cancellation policy; trip insurance recommended.
• Wildlife: Bears may be present; keep food and trash indoors.
• Exterior cameras active at entrances; no indoor cameras.
• Steep slope beyond the backyard fence; use caution．
• Home is not child-proofed; children must be supervised at all times．
• Booking agreement: Stay is strictly at guests' own risk; By booking, the primary guest accepts responsibility for all members of their group and agrees to ensure compliance with all house rules and safety guidelines. Guests agree to hold the property owner harmless from any accidents, injuries, or claims．
