WHAT TO EXPECT:

✦ Sound travels far, and although we sit on 8 acres, please be respectful of quiet hours and our neighbors
✦ We suggest bringing a 4x4 or chains in the winter (October-March)
✦ We are out in nature and back up to 300,000 acres of national forest resulting in wildlife and critters that are occasionally around the property
✦ We stock firewood periodically. We suggest bringing some (just in case!) if you are going to have a fire. If there's any there, you are welcome to use it.
✦ Partying, smoking, and any violation of the house rules will result in a $1,000 charge
✦ We always suggest getting travel insurance for those "life happens" moments
✦ You may encounter wildlife such as deer and even bears. Please remove all food from your vehicles, close and latch outdoor trash bins, and keep an eye on any pets you may have with you.

House Rules:
✦ NO PARTIES. This means no additional guests above the guest count on your reservation unless agreed upon prior to your stay. Any parties or events not pre-approved will face a flat fee of $1000 per day in addition to your booking / fees and possible removal from the property.

✦ QUIET HOURS ARE 9 PM - 8 AM. This means no excessive noise outside will be permitted. You are still welcome to enjoy the outdoor space, of course, but please keep music and raised voices to a minimum. Thank you for helping us be respectful neighbors! Should a noise complaint occur from a neighbor or the local authorities, please note that you may be asked to leave the property immediately without a refund.

✦ Please be sensitive to what you are flushing down the toilets as we are on septic. Please dispose of any “flushable” wipes and feminine hygiene products in the provided waste baskets.

✦ If you have your dogs with you (they must be on the registration BEFORE check in). They are not allowed on any furniture or bedding. All dog waste must be picked up before check out. Dogs are not allowed to be left unattended in the home unless crated.
**PLEASE NOTE: A 2nd additional dog will require a 2nd pet fee.**

✦ No Smoking Policy: To ensure a clean and healthy environment for all guests, our property has a strict No Smoking Policy that applies both inside and outside the premises. No Smoking Anywhere: Smoking, including cigarettes, cigars, e-cigarettes, and vaping, is prohibited in all areas of the property, including interior spaces, balconies, patios, and any outdoor areas. Any guest found smoking or tampering with a smoking device rule will incur a fee of $1,000 for each incident.

✦ Registered Guests Only: Only registered guests are allowed on the property. Please inform us in advance if you expect additional visitors.

✦ Children Supervision: Children should be supervised at all times, especially around hot tubs, stairs, and other potentially hazardous areas.

✦ Fire Safety Notice: Outdoor fires (including fire pits) are strictly prohibited during Madera County fire bans. Fires are only allowed when permitted by local authorities. Any violation of this rule may result in fines or termination of your stay.

✦Fire Pit Use: For safety, wood-burning fires are prohibited from May 1 to September 30 due to seasonal fire restrictions—this includes

✦ Open fires
✦ Debris burning
✦ Any wood-fueled fire even with a permit

Outside those months, fires are allowed only in the designated fire pit and only on approved burn days

PARKING:
There are three designated parking spots in front of the house, marked by the curb, with additional parking available in the back near the main entrance. The maximum number of vehicles allowed is six.
