Enjoy this relaxing retreat with modern decor & sparkling clean! Whether you are coming to visit Texas A&M or the City of Bryan-College Station, we are conveniently located near pools, campus, Kyle Field, and grocery / dining options.

Our neighborhood is just outside of the "college student" area in a quiet and safe neighborhood. We are 2 blocks from a public park with nature walking trails, and a full sized outdoor basketball court.

- We allow pets for a pet fee of $149, but must be crated when not supervised. Our neighbors have dogs on the adjacent fence. We reserve the right to charge additional for fleas & any damage or urine clean up.

- Fast wifi & stocked with soaps, linens, towels, and fully stocked kitchen for cooking.

- Back patio has a fire pit with zero gravity chairs. Blackstone propane flat-top grill!

- Spacious backyard for kids to play & bean bag board games provided. Plastic fold up chair provided for extra outdoor dining or game space.

- Keurig and drip coffee makers. BYO coffee please.

- Spacious living room and backyard right off the kitchen for easy entertaining of large groups.
- The bedrooms are well positioned around the living / entertainment area for privacy.

- House comes stocked with basic supplies for a 2 night stay: TP, Paper towels, trash bags, soap, shampoo and conditioner.
- All bedrooms have super comfortable memory foam mattresses and toppers.

- 4th extra large bedroom is a converted garage with ice cold (with heat) mini split air conditioner. Includes large game table and chairs and space for two extra premium queen blow up mattresses provided with the house. Makes a great space for children to make noise without disturbing the other areas of the house or larger groups.

- We will provide a list of recommendations for entertainment and dining in the area once you have booked.

Parking: We have a long driveway that can fit 4 medium sized cars. We do have an HOA & city wide ordinance that limits street parking in front of our neighbors houses. If you need extra parking, one block away, there is a very safe park & nature trail area that allows street parking (not in front of homes). Trailers likely will need to be parked here or at the high school down the street.

The entire house/property. This is a city permitted & professionally managed home (not a student renting their room / place out).

We are a small business, not a Corporation. We will make every reasonable effort to ensure you have a 5 star experience. If you cannot be kind and leave a positive review & provide *private* and constructive feedback, we ask that you consider booking elsewhere. We will work very hard to ensure your stay is great & any issues out of our control are addressed as fast as we can.

You must notify us in advance of an ESA animal, and ESA animals are still subject to the pet fee per AirBnB & Texas user agreements. We ask that you please clean up after your pets. We reserve the right to charge additional fees to cover any damage pets may leave and we charge a $15 poop fee (potentially more if there are multiple pets worth).

Please do not move any furniture. If you do, please move it back. We charge a $20 minimum furniture moving fee if we arrive and furniture is out of place.
