Master Bedroom (Bedroom #1):

Bedroom #2: A queen bed against a backdrop of minimalist design. Ideal for guests seeking a peaceful retreat. This room has a dedicated workspace perfect for staying focused while enjoying a peaceful ambiance.

Bedroom #3: A cozy queen bed awaits, offering the same level of comfort and style as the rest of the home.

Bedroom #4: Spacious and versatile, this room houses one queen bed and a twin bunk bed. It's a haven of comfort and relaxation, where soft linens and gentle hues invite you to a restful sleep.

Bedroom #5: A queen bed with a bright yellow frame, layered green and gray bedding, creating a warm and inviting atmosphere.

★★★GENERAL INSTRUCTIONS/HOUSE RULES★★★

By booking the house, you agree that, as the condition you use the backyard, pool, grill services, facilities and amenities at your own risk.

★ADDITIONAL NIGHTLY RATE FOR 8+ GUESTS★
Our nightly rate includes the first 8 guests.
With each additional guest (kids over 2 as well), a $35/night fee will be applied.

★MAX OCCUPANCY★
The max occupancy of the home is 16. There is a $200 penalty per person for overnight guests over the max occupancy.

★PET-FRIENDLY STAY★
Don’t leave your furry friends back home. Take them with you so even they can enjoy a perfect vacation!
We have a dedicated pet area as you saw in the pictures. We allow house-trained pets at a surcharge to cover the cleaning fee.
**Pet fee $300 USD per pet per stay**

★LONGTERM STAYS★
Mid-stay cleaning is available for a fee. Please notify your host to arrange it.
For stays of 25 nights or longer, there is a mandatory mid-stay cleaning that's complimentary. Our team will be getting in touch with you during your stay to coordinate the best daytime to do it.

★ALTERATION REQUEST POLICY★
Guests must inform us of any alteration requests (shortening stay & decreasing guest count) at least one week before check-in. Regrettably, we will be unable to accommodate late requests. In such cases, we can provide a refund amounting to only 50% of the original refund amount.

★NO PARTIES/EVENTS★
PARTIES/EVENTS ARE STRICTLY PROHIBITED BY LAW and could carry a fine of $2000. This is a residential area, and San Antonio has quiet hours from 10 pm - 8 am. The home is outfitted with a Noise Aware device that measures volume decibels; does not record, that notifies us when noise levels at the property exceed the set limit, and exterior cameras.

★PARKING★

★NOISE LEVEL MONITORING★
Please note that in order to be a good neighbor and host responsibly, we ask to comply with local noise ordinances and occupancy regulations.

★BABY PROOFING★
- Guests are responsible for any and all necessary 'baby proofing'.
- Children under age 13 must be supervised by an adult at all times.

★CAMERA★
Our Security company has exterior cameras for monitoring the property.
One at doorbell, one in Driveway and one in each corner of the house and backyard.

★CLEANING FEE★
The entire amount of the cleaning fee at booking is given to our cleaning team. We partner with professional and certified cleaners and pay more than the average rate to guarantee a clean and safe environment for our guests.

★SUPPLIES★
We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days

★HOUSE RULES★
- Travelers must be at least 25 years of age or older to book.
- Smoking of any kind (tobacco or cannabis) in the home is strictly prohibited. Failure to comply with the non-smoking policy will incur a $2,500 penalty if damage to furniture or any smoking odor is detected.
- Recreational drug use or any illegal activity at the property is strictly prohibited. Failure to comply incurs a $300 penalty.
- No tent or other structures may be set up on the property grounds.
- Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered during or within a reasonable amount of time after their stay. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
- Please avoid moving furniture.
- Please don't set the A.C. to below 55°F.
-Don't flush anything other than toilet paper in the toilet.
- The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to
use the premise.
