The spacious kitchen features an oven with induction hob, dishwasher, Nespresso coffee machine, washer/dryer, fridge/freezer, and a sociable island with breakfast bar – ideal for relaxed mornings or evening meals together.



The house is arranged over four levels, offering three bedrooms: two doubles and one bunk room, making it an excellent choice for families or couples travelling together. There are also two bathrooms for added convenience. Bed linen and towels are provided – just remember to bring your own beach towels.



Step outside and unwind on the sunny terrace with an outdoor dining area, the perfect spot for soaking in the spectacular views with your morning coffee or evening glass of wine. There is also a garden area accessed via steep steps, providing more elevated spots to admire the river below.



Located at the top of Kingswear, a charming village known for its heritage steam railway and ferry links to Dartmouth's bustling harbour, boutique shops, and eateries, the property is perfectly placed for exploring the area. Beautiful beaches are within easy reach, with the nearest just three miles away, and local amenities can be found 1.3 miles from the house.



Larkrise benefits from private parking for two small cars or one large car, with steps leading down from the parking area to the front entrance.



Please note, due to steep internal steps and a terraced garden with uneven access, Larkrise is not suitable for children under 7 or guests with mobility concerns.
