The Space:

Arrival & Entry:

o Enter through the front porch into the main floor kitchen

o Fully equipped kitchen with cookware, dinnerware, and essentials

o Dining room with a large farm table to the left

o Living room with two large couches (one sofa bed) and a 55‑inch SmartTV to the right



Living Areas:

o Two separate living rooms, each with 55‑inch flat‑screen TVs

o Lower‑level living room includes a PS3 for gaming and entertainment

o Both living areas connect to outdoor spaces with stunning water views



Main Level Bedrooms & Bathroom:

o Bedroom 1: Queen bed

o Full bathroom with tub on this level



Lower Level:

o Second living area with SmartTV and PS3

o Sleeping area with two double beds

o Full bathroom with shower

o Laundry facilities available



Upper Level Bedrooms & Bathroom:

o Primary Bedroom: Queen bed, river views, ensuite bathroom with double vanity and stand‑up shower

o Bedroom 2: Two double beds

o Shared hallway bathroom for these two bedrooms



Outdoor Spaces:

o Large grassy area perfect for bonfires, corn hole, and games

o Fire pit for cozy evenings by the water

o Expansive waterfront dock with electric and water access (Dock is temporarily closed)

o A kayak available for guest use

o Decks connected to living areas with patio furniture and a charcoal grill



Important Notes:

o Dock is temporarily closed

o Main level living room deck is off limits due to pending repairs

o Steep slope to access the water — may be challenging for small children or elderly guests

o No WiFi available — DirecTV provided for entertainment

o Seasonal water levels: boating may be limited October–May, but fishing from the dock is still possible



Guest Access:

The house has a lockbox with key at the front door which will provide you access to the house. The code will be provided upon check-in. You will have full and private access to the home.



The Neighborhood:

Lovely spot on the Chickamauga Lake portion of the Tennessee River with great fishing. House is located in a quiet spot at the end of a no outlet street.



Getting Around:

A vehicle is definitely needed as we are located in a rural area.



Other Things to Note:

Please note that there is currently no internet at the home. We love being able to disconnect and make the most of our time on the river; however, when needed, a cellphone will work for basic services. Disposal is turned on by the countertop button. The light switch next to the sink must be flipped on for it to work. The path down to the water is paved but very steep; therefore, it is not an option for everyone.



We kindly ask guests to treat all towels and linens with care. If any items are stained or damaged beyond repair, a replacement fee will be charged to cover the cost of new linens. This helps us maintain a high standard of cleanliness and comfort for all future guests. Thank you for your understanding!



We require a signed rental agreement, and for guests to be 21 years of age to book. If you notify us of your intent to cancel prior to the lapse of the free cancellation period, we will return 97% of your payment. The other 3% will already have been collected by the credit card processing company, and we have no way to return that portion of the payment.



Interaction with Guests:

We like to give our guests maximum privacy, so we offer contact-free check-in via a lockbox. Just know that we are only a phone call away if ever the need arises during your stay!
