IMPORTANT:

Please know that the diving board is no longer available for use at the pool. The insurance company had asked us to remove it, although we certainly wish it could have stayed.

Also, you will notice that the upper deck is currently under construction.

Please don’t worry, though, as the only way to access the upper deck is through the primary bedroom, and the entryway has been completely blocked to prevent anyone from accidentally wandering into the area. We do prioritize your safety.

The lower deck has no issues, and is available for you to use.

Owner lives on-site in separate basement unit with her kitty. She travels often.

WARNING we have a cat that lives on-site. He won’t be in the upstairs area when you visit and we clean after him very well but if you have extreme allergies this location may not be for you.

There is feather down pillows and other various types of pillows available for your use in some of the rooms. We supply extra blankets.

Guest Access

Guests have exclusive access to the entire upper level of the home, including the private pool in summer time. Parking for up to three vehicles is available on-site, one in the driveway and 2 on the street. The garage is not included.

SWIMMING POOL RULES/ACKNOWLEDGMENT: When leasing this home, you are taking full responsibility to ensure the safety of yourself and your guests. While the yard is fenced, there is not an additional fence around the pool within the yard.

A rental agreement and a credit card for security deposit will be required after booking.

Pool heating is extra, please inquire when booking.

Bringing a dog is extra and please inquire before brining a dog or two. This must be approved prior to booking.
House Rules

1. Pet Reminders: Please let us know prior to your stay if you want to bring a fur baby. We do charge extra for this and it also depends on the breed & how old the doggie is. We also ask you to please make sure to clean up after your fur baby, ensure that they will not be kept in the house unattended (bring a kennel), and that they will not be climbing on any furniture or beds.
2. Please No SMOKING. No DRUGS. No PARTIES! No EXTRA GUESTS, unless officially reserved. Please be respectful of neighbors. All guests must be registered with Hillary.
3. We appreciate you adhering to our noise policy, which is noise levels kept to a minimum after 10pm. There are noise sensor devices throughout the home and the patio areas to provide us noise level reading. If noise goes above limits, Please be available to be reached at all times, via the app with messaging, texting or by phone.
4. QUIET TIME is 10:00pm Mountain Time! Arvada has a strict 10pm noise level ordinance as this home is in a quiet family neighborhood and we want to help mitigate any potential issues with the neighbors. Thank you!
