Ligging tov het centrum is ok, 20 minuten met de bus. De buurt is niets op zich. B&B ligt aan een drukke baan. We kregen een kamer met 3 enkele bedden ipv wat werd geboekt (1 dubbel bed en 2 enkele bedden). De eigenaar vertelde ons dat de geboekte kamer niet bestond. Dit werd reeds doorgegeven maar nog niet aangepast op de site. Matrassen (vooral die van het kinderbed) zijn oud en aan vervanging toe (wat eerstdaags was gepland). Badkamer dient dringend te worden opgefrist (schimmel tussen de voegen, licht in het badkamermeubel werkt niet). De ontbijtgranen buiten beschouwing gelaten (reeds vervallen), viel het ontbijt mee.

This B&B has been closed for 3 years.I travelled from N.Ireland for a concert in Edinburgh to find the property in a disused state.I then had to find alternative accommodation during a very busy rugby weekend at very great expense. I ended up staying at a city centre hotel costing over £200 for my one night stay. Definitely not happy !!

They were super friendly and accommodating. Part of town was quiet and maybe a bit underwhelming but we liked the B & B very much.

Disappointing! Bizarre check in as the poor lady was obviously sick and they should have looked after her and got a replacement for her. No Guest book to sign in . Told full .... not shown facilities and left to own devices, given a key though so good. I was phoned later on my mobile in that same evening by a gentleman to see if we were on premises. Lucky we had family to be with till we returned there later. First morning breakfast provided but wondered if we felt inconvenience as only guests there. Second morning they forgot about us. We were told to go and buy breakfast outside . The poor sick lady had not been relieved and she told us she may need to go to hospital though she did give us an apology .The next day it changed as two other guests were inthe building so they provided breakfast then it was bit better. Room nice . Though they should say if they can’t cope with single guests in Winter . I chose this location as in E17 and thought it looked good on Reviews. Will definitely book Travel Lodge next time. Sorry!!!

I was passing through Edinburgh after a stint in the Hebrides. I stopped for a couple of nights. Warm welcoming host and superd breakfast. Would thoroughly recommend it to anyone going to Edinburgh.

A lovely quaint bnb. Breakfast was amazing...there is a bus right outside. Supermarket next door, a pub diagonally over the road and pizza not much further. Our host was lovely and helpful with local knowledge.

We were greeted by the landlady announcing that the price on the confirmation had been entered incorrectly and should be higher by 45 GBP. We told her that as pensioners we would pay what was on the booking confirmation, She then said some people agreed to pay 30GBP more. We stuck to the agreed amount. She was quite rude the next morning, shaking a finger at us and commenting she gives good value for the money. We felt quite uncomfortable.

Kleines, in die Jahre gekommenes und etwas muffiges Guest-House am Stadtrand von Edi. Leider gab es ohne Vorankündigung kein Frühstück, weil die Maler da waren. Dafür haben wir einen saftigen Preisnachlass bekommen.

One night Edinburgh stay
We had a one night stay at this b and b before a flight to France. Spotlessly clean and on a major bus route into Edinburgh city centre. Just what we needed and breakfast was fantastic.

Quaint B&B outside of the city center. Great breakfast and nice staff and owner. Room was modest and our room faced a main road that was a bit noisy. Curious pricing as 1 guest is charged 1 rate and 2 guests in the SAME room are charged another rate.

20 minutes from Edinburgh center. The bus stop is in front of the B&B (lines 3 and 29). The only problem was that we didn't take breakfast the last day beacuse the owner said she was ill . I sujest to pay the last day instead two days.

No warm water
We arrived late because of our flight. It was 10:30 pm when we locked the door. They openned the door and, after complaints about the time, they told us that there was a problem with the gas heater that probably would be fixed in the next morning and we couldn't have warm water to take a shower the night we have arrived. So, after 24 hours in a plane, we couldn't take a shower because the water was so freezing and there was no heater in the room at all. I almost cry and ask if there was any way to have a warm water to a quick bath, but the answer was no. In the morning, they woke us up early (I don't know why they didn't let us sleep more) and let us use the eletric shower of the other room. It would had be done the night before because the other room was available. It was very mean what they did to us. I felt like I was being punished because we arrived late. As there was no heater in the room, the blankets were not enough. The breakfast was very good

Guest House atendida por su duenha, una persona muy agradable y muy preocupada. Sin embargo, la habitacion es antigua y relativamente estrecha, y el banho pequenho. Por esos elementos, el alojamiento parece algo caro para las dependencias. El desayuno, casero y a la carta, muy bueno.

Värdinnan var berusad
Värdinnan som tog emot oss upplevdes som vimsig. Till slut kom vi på att hon var full. Hon ville inte kolla över våran bokning dagen vi anlände utan trodde vi bara knacka på dörren. Vi försökte få henne att kolla så vi var bokade men hon bara prata förbi oss och sa att det tar vi vid utcheckning. Frukostbuffen var inställd.

Grazioso bed&breakfast, ottima pulizia. Situato a 20 minuti di autobus dal centro di Edimburgo. Fermata dell'autobus proprio di fronte. Camera con doppio letto singolo piccola ma molto confortevole.

Lovingly furnished but disappointed by the host
The guest house is clean and lovingly decorated. We can not say anything about the breakfast. And that is the problem: The house lady slept too long and because of that there was no breakfast. There was no excuse or compensation for this. An impertinence.

Lovely B&B run by a lovely woman!
We needed a place to stay at the last minute. This B&B was recommended to us. The B&B is lovely and Ann is amazing, she has such a bubbly personality even at breakfast! The only thing that let the place down was the bed. Wasn't very comfortable. Otherwise great place and will definitely use the B&B again.

Not what I expected after all these reviews!!
Booked a room for 3 adults and a child. There should be a double bed and 2 single beds but the room we stayed had 2 proper single beds and 2 folding beds which were very uncomfortable to sleep. Toilet and shower is very tiny and smells bad!! Late night the room became so cold and now we all caught cold. Had to visit GP for child. Breakfast wasn't good either. Had to do breakfast at another location. In short, very disappointed on everything!!!
