Situated on 26 acres of groomed hiking trails, it's perfect for family reunions, group trips, and small weddings. Tucked away in the picturesque and historic village of Ephraim in Door County, this property offers a serene retreat.

Sleeping up to 30 guests, when you book, you get the entire property to yourself! Chatham Hills is pet and child/infant friendly. It consists of two distinct buildings: a large home with socializing areas and a newly renovated bunk house for sleeping. In total, there are 11 bedrooms plus a loft that can be used as an additional bedroom with a futon and 13 bathrooms, ensuring maximum space and comfort.

The Main House features four spacious bedrooms, a fully renovated kitchen/dining area with a beautiful Amish-made farmhouse table, and a living room with a large sectional couch, TV with ROKU, where you can login to your streaming services, and fireplace. There's also a lounge area perfect for relaxation, equipped with a futon for additional sleeping space. The lower level has been converted into a game room with a bumper pool table, arcade machine, and an additional kitchen for serving appetizers and snacks.

The Bunk House offers complete privacy and comfort for guests seeking a peaceful sleep. It features eight suites, four with two full-size beds each and four with one king bed. Each suite has its own private entrance, bathroom, and kitchenette with a mini fridge and microwave. The Bunk House is separate from the main house, allowing guests to enjoy the game room, lounge, and socializing areas while others retreat for sleep.

In addition to the indoor spaces, Chatham Hills provides plenty of outdoor gathering areas. Enjoy private decks, porches, balconies, and a spacious backyard with a fire pit. The backyard leads up to the Door County Land Trust, a magnificent nature preserve, perfect for activities like hiking, dog walking, snow-shoeing, and cross-country skiing. There's also a half-acre grassy area for outdoor games and fun.

Chatham Hills proudly features "The Adventure Shed," an exclusive amenity of Little Adventure Vacation Rentals. Guests have access to kayaks, bikes, outdoor games, grills, coolers, strollers, kids' toys, snowshoes, ice hockey gear, ice fishing gear, and more, all provided free of charge during their stay.

The property is conveniently located just a 15-minute drive from any venue on the Peninsula. You can easily explore the scenic surroundings, including Eagle Harbor sunsets, fishing at Anderson Dock, and boat renting at South Shore Pier. Ephraim offers a rich cultural experience with its Moravian and Norwegian heritage.

~THE MAIN HOUSE~:

KITCHEN & DINING:
- Indulge in our fully equipped and renovated kitchen featuring quartz countertops, stainless appliances, and island seating. Everything you need to create fabulous meals is at your fingertips. Gather around our beautiful Amish-made farm-style table, seating 16, and enjoy complimentary coffee from our stocked coffee bar.

MAIN LIVING ROOM:
- Get cozy on our massive sectional couch while enjoying your favorite shows on the 60-inch flat screen TV with ROKU, where you can login to your streaming services. Enhance the ambiance by lighting a fire in our wood-burning fireplace.

THE LOUNGE:
- Retreat from the hustle and bustle in our lounge, complete with a cocktail station, TV, and a wide selection of books and board games. This space can also be converted into an additional bedroom with a queen futon if needed.

KIDS PLAY ROOM:
- Keep the little ones entertained in our dedicated playroom filled with an abundance of toys, books, and games suitable for all ages.

GAME ROOM:
- Hang out in our game room, equipped with a professional dartboard machine, classic arcade machine, and a bumper pool/poker table setup.

LOWER LEVEL KITCHENETTE:
- Whip up pizzas and appetizers in our lower level kitchenette while enjoying the game room. It includes a full-size fridge, pizza-pizzaz, and toaster oven for all your snacking needs. Plates, bowls, cups, and silverware are provided.

BEDROOMS:
- Discover three spacious bedrooms on the second floor, each with en suite bathrooms and balconies. The lounge can also be converted into a fourth bedroom. Each bedroom comes with a TV featuring cable channels.

~THE BUNK HOUSE~

- Experience motel-style privacy and comfort in our Bunk House. It offers eight suites in total: four with two full-size beds in each room and four with one king bed. Each suite has its own private entrance, bathroom, and kitchenette with a mini fridge and microwave. The separate house allows night owls to enjoy the game room and socializing area, while those seeking restful sleep can retreat to the Bunk House. A newly renovated laundry and lounge facility is the newest addition to the bunk house! There are two washers and dryers, a folding station, plus a kitchenette and coffee bar for your convenience and comfort!

~OUTDOOR FUN~

- Embrace the charm of our outdoor spaces at Chatham Hills. Discover numerous private decks, porches, balconies, and a spacious backyard with a fire pit. The backyard leads up to the Door County Land Trust, a magnificent nature preserve, offering lush greenery perfect for hiking, dog walking, snow-shoeing, and cross-country skiing during winter. Enjoy half an acre of grassy area for games and fun.

- We provide all the supplies for your furry friends, including crates, dog beds, bowls, leashes, toys, and more!

KIDS/INFANTS:
- We cater to the needs of children and infants with amenities such as a high chair, booster seat, pack 'n plays, toys, books, kids' utensils, and more!

WEDDING INQUIRIES:
- All wedding inquiries are approved or denied on a case-by-case basis. Please inquire with us and tell us your vision for your small wedding before booking. All wedding bookings are required to book the small cabin next door (Cara's Cabin) as well as Chatham Hills. Let's chat!!

RULES/ADDITIONAL INFORMATION:

1. PET POLICY: Dogs are allowed with prior approval by management at a rate of $50 per day per dog. We do not allow cats due to allergic family members.

2. A security deposit of $1,500 is required. An email will be sent after you book where you can provide your information. This deposit is a "hold" and no money will be deducted from your account. The hold will be placed one day before your arrival and released after your stay, provided there are no damages to the property and the house rules are followed.

3. No refunds will be issued for circumstances outside of our control. We appreciate your understanding.

4. The WIFI is generally fast and reliable, but occasional spottiness may occur due to the rural location.

5. Absolutely no unregistered guests, going over occupancy limits, or unapproved events. All events MUST be approved by us and charges will apply.

6. There is a fee of $20 per person per night for guests exceeding 22 people. Although our maximum capacity is 30, these fees cover the additional costs of cleaning, laundering linens and towels, and general wear and tear. We appreciate your understanding.

7. We make every effort to ensure the accuracy of this listing, but errors may occur. We strive to keep all information current and accurate. In the event that issues arise beyond the homeowner's control, efforts will be made to resolve them, but the homeowner cannot be held liable.

8. Despite our diligent efforts to combat bothersome insects through measures like monthly pest control, regular cleaning, and weekly trash services, be aware that when booking a home in nature you may encounter certain pests beyond our control. The presence of fruit flies, gnats, May flies, horse flies, mosquitoes, bats, mice, and other such creatures does not reflect on the cleanliness of our home. Despite our best endeavors, these small pests may occasionally appear.

"Chatham Hills" in Ephraim, Door County is managed by Little Adventure Vacation Rentals LLC and takes no liability for damage caused by you or your guests. Or local, state, or federal violations caused by your party. Chatham Hills is registered with the Door County Tourism Zone.
