Overall, this is a very spacious property with three bedrooms and baths, all en suite, with really nice views of Florence from the upper floors. The elevator helped a great deal as the laundry and extra bath are in the basement. The villa was clean and well equipped with very good air conditioning, which came in very handy during our stay as temps were close to 100 degrees F each day.
As several reviewers have mentioned, the location is a bit out of the way and the local taxi's are hit/miss in terms of willingness to come out. Getting a ride from in town out to the villa wasn't a problem, but calling for a taxi in Florence is a bit of an issue in general and getting one out to the villa even more so. We elected to rent a car based on several reviews and consultation with the host. The property was supposed to have a parking spot, but the host gave up the spot to a neighbor during our stay as the neighbor was having a pool installed and needed the spot for crews to access his yard. We weren't aware of this when we reserved the rental and were told after the fact. Parking was supposed to be available at the "top of the street" right off the main road, but we found that to be constantly full as most everyone on the street parked up there (the street where the villa is located is very narrow and it's very difficult to turn around) and if you didn't get your spot very early in the day and keep it you likely wouldn't have a spot when you returned in the late afternoon or evening, which defeated the purpose of having the car. Additionally, Florence has zones within the city that are off-limits to drivers without a permit, which basically means the taxis and some locals. All things considered, the rental car wasn't worth it for us. Couple that with the issue of getting taxis out to the villa and the logistics became an unforeseen issue and limiting factor.
We did make the walk "down the hill" to Florence city center. It's a beautiful walk on the way down, but make no mistake it's steep in spots and making the walk back up the hill, which we did once, isn't for the masses. It's a major challenge and really isn't suitable for most.
We enjoyed our stay in the villa itself but would caution prospective renters to give proper consideration to the logistics involved of staying off the beaten path. If you plan to spend a significant amount of time in the villa and your focus is more about getting out and about in Tuscany it makes more sense.
