Welcome to Grapetown Cottages, Fredericksburg Wine Country's premier luxurious and modern farmhouse cottages nestled on three beautiful Tx Hill Country acres right outside famous and lively downtown Fredericksburg. The property comprises two side-by-side cottages, Oak and Elm Cottage. The outdoor spaces of this luxury oasis and retreat are a real gem and a fantastic place to create unforgettable memories and spend quality time after a long day of exploring many wineries, shops, and restaurants.



The Space:

This property is ideal for families, couples, intimate weekend getaways, groups, intimate weddings and events, retreats, and special occasions such as anniversaries or birthdays. We look forward to you being able to immerse yourself into this property's stunning hill country and hilltop views, gorgeous oak trees, abundant wildlife and scenery, stunning night sky and stars!



Oak Cottage features a luxury farmhouse kitchen, cozy living room with Smart-TV, and two king suites, each harboring their own private full baths. The Elm Cottage features a private, intimate, and luxurious farmhouse studio with a king-sized bed, farmhouse soaking tub, walk-in shower, full kitchen, and Smart-TV. Furthermore, both cottages have their own outdoor decks and patios perfect for your morning coffee or your evening glass of wine or cocktail.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.



To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. Check-in instructions, house rules, and property addresses will be available via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

12. Only utilize the designated on-site and off-site parking spaces at your rental.

- For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
