Big Zentral Haus is subject to City of Fredericksburg STR Ordinance Compliance, guests at any Short-Term-Rental in the City of Fredericksburg must comply with the following:
• Observe the City of Fredericksburg Quiet Hours (10 PM to 7 AM)
• The City of Fredericksburg is a Dark Sky Community with outdoor
lighting restrictions. All outdoor lighting is encouraged to be turned
off when no one is present to use the light.
• Observe the designated on-site and off-site parking spaces.
• Place all trash in designated containers. The trash containers are located near the side of both homes.

Host Rules:
- Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance.
- If we are called due to complaints violating Quiet Time:
1st Offense will result in a $500 fine.
2nd Offense will result in a $1000 fine.
If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $1500 fine, even if no citation is issued.

HOUSE RULES:
1. No Smoking or Vaping Inside Home or Near Doorways
2. No Unregistered Overnight Guests
3. No Pets Allowed
4. Report Any Damages or Issues Immediately

Wi-Fi / CELLPHONES:

TRASH. The Guests shall dispose of all waste material generated during the Lease Term. Trash is picked up on Monday mornings. Trash cans are located on the South side of the house.

APPLIANCES:
You’re welcome to make use of all the appliances on the property. Here are the instructions/tips:
• The oven – Select the bake button that corresponds with the oven, then the choose temperature to heat oven. Be sure to hit cancel when you are done cooking. The fan will operate until the temperature lowers.
• The microwave – Be sure not to use metal or aluminum foil
• The dishwasher – Select level of clean then start and close the door. If you open door during the cleaning operation, select start/resume before closing door.
• The washing machine – Located in the main house next to bathroom hallway.
• The smart TV – The TVs use Roku. If you sign in as a guest with the check out times, all your information including your Netflix or Prime will be removed on your departure. We use Spectrum TV so you must sign download the app on Roku and then launch the app. You will be able to watch live TV including local channels.
• The hot tub – Plan ahead so the hot tub can heat up to your desired temperature. And always lower the temperature back down when you are done.
* Hot Tub: To put the hot tub in the correct mode to heat up to your desired temperature.
--> If the hot tub is in the wrong mode, it will not heat up. It must be in `St` mode.
—> To change operating modes, press the `Cool` button and while the display is still flashing, press the `light` button. The current mode will flash on the topside control. Press the `Cool` button followed immediately by the `Light` button until the operating mode `St` is displayed on the topside controls.
