In the back of the land, about 100 ft from the Master Suite, you’ll find a tucked-away dining area & brick fire pit through the cape honeysuckle, perfect for stargazing and roasting marshmallows.

✦ IMPORTANT INFO & HOUSE RULES
This is a partial home rental.
The front house has residents.
YOUR SPACE is private, not shared. Master Suite has a shared wall, low/seldom noise. You may see people when passing thru front yard.
Neighborhood noises are typical, there is a busy street behind the property but no access in/out (separated by Brea Creek, our moat ;) The only entrance to lodging is side gate in front of property. Privacy fences all around, no neighbor views in back.
- NO STAYS OVER 6 NIGHTS ALLOWED. Do not book without contacting host first if you plan to stay over 6 nights.
- PETS & CHILDREN are not advised to visit & must be supervised at ALL TIMES due to unfenced ponds.
- NO PETS allowed in Master Suite.
- DO NOT ENTER OR LOITER NEAR NEIGHBORS PROPERTY. Please respect our neighbors privacy. Wait for uber or food behind entry gate.
- Meet FOOD DELIVERIES outside; do not deliver to home’s front door.
- QUIET HOURS: 10 PM – 8 AM
- NO SMOKING. Smoking not permitted anywhere on property, including front of property.
- Booking guest will be charged minimum $250 remediation fee for any guest smoking on property.
- Under no circumstances is smoking or vaping allowed in bedrooms.
ALCOHOL RULES
- No alcohol indoors under any condition.
- NO Unauthorized parties, events or guests. All guests/events must be approved by host PRIOR to check-in. *Events & guest fees.
- Booking guest must notify hosts of every guests’ age at time of booking. - Underage drinking is strictly prohibited. Hosts may check all guests ID’s for legal ages.
- Responsible consumption only.
- No excessive alcohol consumption.
- No rowdy, reckless or belligerent behavior.
- Hosts will cease all services to any guest/visitor that violates these rules or exhibits these behaviors.
- Violating guests/visitors will be told to vacate premises immediately, law enforcement called & booking guest fined a minimum $250 remediation fee.
- Violators will be charged with trespassing & removed by law enforcement.
The property has 7 EXTERIOR CAMERAS that operate 24/7 for security & ensuring house rules are followed.
- YOU ARE REQUIRED to notify host of any & all guests or visitors entering property. Anyone entering property at anytime must be approved PRIOR TO check-in. A visitor is any person that is on the property who is known by the Guest or their party, for any amount of time or task, even to drop off luggage. If rule is violated, Booking Guest will be charged $250 remediation fee or $50 per person, whichever is more.
Events may only be allowed with prior host approval & are subject to fees.

You, the Guest, understand that staying at this property with unfenced ponds is at your own risk and that physical risks may be involved being near or around these bodies of water. You accept full responsibility for any bodily injury arising from tripping or falling or otherwise injuring yourself on the property and agree to hold owner harmless. You understand the potential dangers on the property that may be present to children who are not carefully supervised, as well as the danger to any person if a person has health risks, or is injured while intoxicated or using any kind of drugs or medication. You agree to be fully and solely responsible for any accidents you may incur during your stay on the property. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising use of this property. All Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that booking constitutes a binding and enforceable contract between Guests and Host.
