This property, located on the 3rd floor, offers two bedrooms: a double bedroom with private bathroom and a twin bedroom with two single beds. Both bedrooms have access to the balcony, and the double bedroom connects with the living room balcony. The open-plan space includes a fully equipped kitchen with access to a laundry area, a living room with a sofa bed, and a dining area. The social bathroom is equipped with a shower. The living room opens onto a balcony with outdoor furniture, ideal for relaxing, reading, enjoying a coffee, or admiring the generous sea view. The decoration is simple and modern, providing comfort and practicality for a pleasant stay. The apartment accommodates up to 6 people. The building has elevator access and private parking.

AREA
The property is a 2-minute walk from the Nazaré viewpoint, offering incredible views over Funchal and the Atlantic Ocean. The building is roadside and close to a public bus stop, bakeries, and restaurants. It is a 7-minute drive from Funchal city centre and near expressway access for exploring Madeira Island. Nearby attractions include Quinta Magnolia Garden, the cable car to Monte or the Botanical Gardens, CR7 Museum, Funchal Marina, Santa Catarina Park, and Baltazar Dias Theater.

PROPERTY RULES
To ensure a pleasant stay for everyone, we ask that you observe a few simple rules.

• Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance.
• Parties or events are not permitted.
• Pets are not permitted.
• Please be considerate of your neighbours and keep noise levels down, especially at night.

The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, a member of our team may contact you. You are not permitted to disable, cover or tamper this or any other equipment installed on the property.

In accordance with Portuguese law, all guests must present valid identification for registration purposes.

Municipal tourist tax (when applicable):
€2.00 per person/night for guests aged 13 and above, up to a maximum of 7 nights (€14.00 per person per stay). A payment link will be sent prior to arrival.

Check-in must be scheduled in advance. If it is not arranged at least 48 hours beforehand, check-in will be subject to our team’s availability.

Early check-in and late check-out are subject to availability and an additional charge.

By confirming your reservation, all guests agree to our house rules and accommodation conditions.

OTHER NOTES
All bed linen and towels are provided. We can also provide, free of charge, a baby travel crib, high chair and baby bath upon request before check-in. Requests made less than 48 hours before arrival may be subject to an additional fee. All properties are equipped with a first aid kit, fire extinguishers and a fire blanket.
For stays of 8 nights or more, a mid-stay service is provided, including the replenishment of bed linen, towels and consumables only. This service is not included for shorter stays. Additional cleaning services during your stay are available on request at an extra charge.
