Welcome to Tampico Breeze in Jamaica Beach where there’s so much for families and friends to do and have fun in the water and on land! Water views are everywhere from this house. For water fun, we have a tandem kayak, a single kayak, a paddleboard, inflatable floats and floating saddle seats. For safety, we have life jackets for adults and kids. Want to head to the beach? It's just a few minutes away by car, or you can rent a golf cart...either way you can park on the beach so it's easy to bring beach chairs, toys and boogie boards, all of which are available at the house for your use.

When you're tired of the water, there's still so much to do! We have a large dock and covered patio with two new porch swings, a new picnic table that's great for eating dinner using the new Weber charcoal grill (charcoal provided by the guest), and a great wet bar. Ready to fish? We have fishing rod holders by the dock and an underwater light to fish for redfish, trout, flounder and more. No matter what the weather is, in the garage, you can challenge friends and family to games of ping pong, darts, foosball or corn hole.

If you want to explore around the neighborhood, we have three cruiser bikes - two adult and one child's 24" bike. The yard is gated so pets and young kids can be kept safe from wandering into the cul de sac street.

On the large, recently renovated upper deck, we have lounge chairs, a cushioned comfortable love seat and chairs under the roof, and an outdoor eating table with an umbrella for those sunny days. At night you can enjoy sitting together to watch the shades of sunset. We also have a gate to keep kids and pets upstairs on the deck.

In the recently renovated house, Tampico Breeze has windows everywhere for a bright open concept living, dining and kitchen area. The kitchen includes new quartz countertops, electric stove, dishwasher, microwave, refrigerator, toaster, and coffee maker. The kitchen also has a pantry and lots of storage space, and is fully equipped with everything you need. Traveling with small kids? We also have plastic plates and cups so you don’t need to worry about broken dishes.

The dining table is farmhouse style with benches so it can seat six or more. The living room has a very comfortable sectional sofa so you can comfortably sit together to watch TV on the new 55" TV or play games. We have Hulu and have a DVD player with some throwback DVD movies.

Tampico Breeze has four bedrooms and two full baths. The large master features a king bed with a European memory foam top. In these days where so many can work from anywhere - if you need to log on for a while, the master also has a desk and comfortable desk chair with extra plugs and phone chargers. And who wouldn’t love to work while looking out the windows to the water? The second bedroom has a comfortable queen size bed with European pillow top and a table with books, and the third bedroom has a full bed, all with nice water views. The full bath has new quartz countertops, new fixtures, shower/tub and washer/dryer.

The bunkroom looks out onto the deck toward the canal with windows and water views all the way across. It has two bunkbeds and its own full, renovated bath with a large shower. Kids and teens will love having their own space in that room! There is a door to the deck from the bunkroom, which includes a bolt lock and extra chain lock at the top of the door for extra safety.

Beach towels are not included.

Before you reserve your stay, please review the important rules that must be followed…
- This home is on a quiet street in a family friendly neighborhood. Many homeowners live here year-round. This home is not for parties – no prom groups or parties are allowed at any time.
- The maximum number of guests allowed on the property at any time is 10 unless approved by Water’s Edge in advance.
- Guests must be 25 years of age to reserve the house. Adult guests may not rent the home on behalf of underage guests.
- No underage drinking.
- No loud music or other disturbances to the neighboring residents. - No trespassing on other properties.
- No more than 3 cars may be parked on the property – all cars must fit on the driveway. Cars are not permitted to be parked on the road or they will be towed.
- A maximum of two non-aggressive breed dogs are permitted for a fee, approved by the owner. Dogs are not allowed on the furniture, and may not be left unattended. A crate is available.
