The house was very big and nice, comfortable beds. There could be more kitchen utensils for a house this size. I've stayed at Miami condos that include a strainer. They had one oven pan, two pots and a saucer. Plenty of bowls and plates though. Please be warned that Expedia does not list all the charges required prior to check in. We were surprised with an additional $540 nonrefundable cleaning and amenity fee prior to checking in, almost causing me to not be able to check in for my daughter's birthday trip.

Very clean and nice area. Everything is modern. Great spot from Legoland, only 15 min drive. Beds were squeaky. The door code they us was wrong. We had to wait for 30 minutes or so to get the right code. We had a late check in so it took several tries of different codes to be able to get in. On a Sunday night, there was a loud party from the resort, we could hear it late at night and had trouble sleeping. Otherwise, everything else is good. They were able to give us a late check out to accommodate us which was very good on their part.

The property itself is out of the way when it comes to attractions but it was clean and comfortable. We rented this house because of the private pool. We found out the day we were to arrive that the pool heater wasn't working and they were refunding our money. That was the main reason we rented the house. Had we know that ahead of time, we would have cancelled the rental. Telling us the day of meant we could not cancel and get our money back. They didn't seem to be in a hurry to get it fixed either. We asked several times about it but were told, they had to have another company come in to fix it. It was never fixed and it was too cold to use the pool.

Terrible experience
There was a water park in the hotel and that was the main reason we chose it. The water park was closed and no one warned us about it. Also, there were many cockroaches in the house mainly in the kitchen.

To start, we did not have the break-in issues that many other reviewers encountered. We made sure that all of the house windows and doors were locked and it was fine. The house that we rented apparently did not have a pool heater and brrrr...but who really knows because when I called Balmoral ahead of our trip, they were of zero help. This type of service extended to the onsite concierge and bar staff. Horrible service...absolutely horrible, yes you bar lady. Waterpark-closed, no business center, pool area- run down and filthy...hot tub water was yellow, no locked gate access after hours. The house fit our family fine. Like other reviews, kitchen ammenities are lacking. Wait until you try the can opener, you will hate your life. It was wonderful having laundry in the unit, and a full sized kitchen.

Great place to stay, close to Legoland!
Great place to stay! Very comfortable home, having the four bedrooms with bathrooms really helped! 25 minutes from Legoland, very peaceful place. Only thing, when we got there, the trash containers were already full from the previous visitors, but we were able to manage. Rooms very spacious, two car garage, open space with a nice kitchen. I will return!

The house was a great size and comfortable. I specifically choose this house because of the amenities of the water park which were closed during our stay. House had small spiders and spider webs like it wasn’t used in some time.

Except for the horrible toilet paper and no cleaning supplies to clean up after ourselves, we had a wonderful time. Couldn’t have asked for a better place to stay. Beautiful, spacious, & exceptionally clean.

All the homes are new, beautifully decorated, and the pool was really warm so we were able to swim on the cooler days. Directions to the house were difficult, Google maps was not accurate, assuming this is because of the new development. This did make ordering food difficult at times. Loved having a washer and dryer on site! Only a few minor suggestions... Providing enough garbage bags for a family's week long stay would be nice, as well as toilet paper and paper towels. The pool light wasn't on and couldn't find a switch. Also, a baking sheet would be beneficial for heating up certain leftovers. Overall, our stay was great, would highly recommend!

The last 2 times I have stayed here (chosen due to location close to Lego Land/Orlando, needed a house for bigger group, and past great experience at water park), I have been assigned the very last house in the corner the farthest away from the club house amongst no other completed homes (i.e. construction zone). This last visit, we were bringing 3 kids purely for the water park feature. When we arrived, the water park was "closed for maintenance." Come to find out, according to the bartender, it closed after Hurricane Ian and never re-opened. I never received notice of this or I would have changed lodging arrangements. When I called and called (because they no longer have any staff on site), I was told I could not get a refund because of the 2-night minimum stay. She said we would be refunded the "resort fee" which was $40 of the $800 reservation, which was never refunded. Incredibly disappointing all around.

The property itself is very very nice. This was offset by the service. You got the feeling you were being a bother to those you are paying. I'd recommend training people answering the phone and working the front desk. Also, the 10AM check out and 4PM check kind of sums up th vibe you get from some of their service.

Family enjoyed the private pool the water park area I didnt like the response from the bar n grill that the lady gave my grandson he ordered some cheese fries and the shreded cheese she put on them wasnt quite melted so he asked if she could melt it some more and she acted like she had an attitude and said thats all i can do didnt even attempt to melt the cheese some more

The house could use some paint touch ups, our dishwasher did not work and after calling for service still never worked, never came back to repair, blinds came falling off, they were all different sizes..we checked in with the garbage can full and it was never emptied while we were there and we had to figure alternatives for our garbage

I'm ery pissed off at rhis point. Me and my family was told i would get my miney back because our trip was canceled due to Covid19. I has a Autistic child and also have health issues. They told me and hotels.com i would receive a call in June witch is 3 months later from when we was supposed to take our trip. It is now almost July and im still getting the run around. I have always used hotels.com but after this never again this is the 2nd time this company has pissed me off . I will be filling a lawsuit against this company. If anyone else is having this happen u should get u a lawyer too

Upon checking in we were told on the phone if we arrived early we could check in early but we couldnt because the unit wasnt ready and needed repairs after inspection. They gave us a 40.00 gift certificate for a party of 11. The cleaning lady was still there when we checked in at 430pm and she ledt without finishing. One room had been vaccuumed only. She left what little toiletries they had on the kitchen counter. We rented a grill for 60.00 and the delivered it in the late afternoon when i called at 10am. Asked for more toiletries and they said they were on back order. A heads up would have been nice. We spent over 100.00 on soaps and toilet paper, shampoos, dish washing detergent etc. It rained all weekend so we didnt get to use any of the amenities. Couldnt get anybody on the phone for 3 days. I called prior to our stay to check on reservation and also called several times for other things.

We liked having our own house with pool. What we didn't like was the pool at house was green and had trash in it, nasty black hairs in bathroom that were not ours, appliances were caked with dirt and grime, cockroaches in house, house has a separate cleaning fee of $129 and the house was dirty when we checked in, the community pool was dirty, hot tub was not working, kid splash pad dirty, area around community pool SUPER dirty, pool attendant didn't check everyone for bands, a lot of people didn't have them on so wonder if some people were even supposed to be there. When brought findings to front desk was never offered an appology. All we got was I will have maitenance call you which they never did.

Gelungener Aufenthalt mit Freunden und Familie
Wir waren mit 2 Familien dort für 5 Tage. Genügend Platz für 8-10 Leute. Alle 4 Schlafzimmer haben eigenes Bad. Sehr hilfreich. Grosses Wohnzimmer mit offener Küche und Essbereich. TERRASSE, Pool mit Insektenschutz Netz umgeben (Screen). Somit kann man zu jeder Tageszeit draußen sitzen und den Pool nutzen. Wir haben gegen extra Geld im Voraus einen beheizbaren Pool gemietet. Nicht alle Häuser sind damit ausgestattet. Grill muss auch extra bestellt und bezahlt werden. Haben wir aber nicht gebraucht, Küche ist komplett ausgestattet. Garage für 2 Autos. Vor der Garage kann man auch noch bis zu 2 Autos abstellen. WASSERrutsche und Kinderecke in der Nähe der Rezeption 2 Mal genutzt. Die jüngeren unter uns haben es sehr genossen. Essen im Restaurant kann ich nicht beurteilen, wir gaben immer selbst für uns gesorgt. Walmart und Publix sind mit dem Auto in 5 Minuten erreichbar. Orlando circa 30-40 Minuten entfernt. Aber der starke Verkehr lässt es dann gern auf die doppelte Zeit ansteigen. Wer nur entspannen will und Zeit mit Freunden verbringen will ist hier bestens aufgehoben. Wer täglich den Stress in Orlando und den dortigen Themen Parks sucht, sollte sich etwas mehr in der Nähe von Orlando suchen, da die Fahrerei azeit frisst. Achtung, Preis für Endreinigung ist nicht im angezeigten Buchungspreis enthalten, bzw kommt dazu, ist etwas versteckt. Also nicht erschrecken, so ein Haus muss ja auch für die nächsten Gäste gereinigt werden. Kosten um die 200 Euro. Würden wieder dort buch

Hidden fees
Balmoral is a great resort, but watch out for the many hidden fees. In addition to the rental itself already paid upon arrival, we paid a resort fee and a cleaning fee + a property protection fee of 100$. This fee wasn't mentioned anywhere, and I have never heard of it before.

The check in was fast and quick and the young woman checking me in was friendly and welcoming. However, there was a male employee complaining to her about not receiving his paycheck, which I thought was unprofessional in front of a guest. She did her best to sway the conversation. The house we stayed in was impeccable. The only issue was the WiFi did not work. I was told that it was changed and when I tried the new password I was given it still didn’t work. The amenities offered at the resort was another plus as well. The only con I would say is the $200 cleaning fee that you have to pay upon arrival. I just think it odd that guest have to pay for that.

This is a nice place to be if you’re planning on just staying on the property. It has some nice amenities for the kids (water slide, pool, etc). However if you’re going to the theme park it’s about 45 minutes on I-4 that seemed to have really bad bottlenecks (Christmas break traffic). The property is conveniently located to a Winn-Dixie grocery and Walmart (5 min drive). The property itself was clean and well groomed. Road noise is well masked by the water fountains on the property, but emergency service sirens are still plainly heard on occasion. The house has decent facilities. Pots and pans were limited if you’re planning on doing much cooking. Adequate amount of plates and silverware for family of seven. There we’re just little things that keep me from rating this as a really nice place (garage door was broken when we arrived, there is no garage door opener, the front door lock would intermittently not take the code, pots and pans were in poor shape, staples like toilet paper, paper towels, garbage bags, weren’t provided). For the price I was expecting a little more. Bottomline: if you’re trip is for the theme parks I’d stay closer to those activities. If you’re on a family vacation and want to stay put and enjoy the Florida weather, then this is a good option.
