Mark and Jan excellent hosts during our stay. Room was very comfortable and clean. Breakfast was first class with a great choice to choose from and plenty of coffee. 👍☕️

The bedroom was very crped for 2 people but the hospitality breakfasts were wonderful .i was also very pleased that the duvet wasnt overwhelming and the bed was very comfortable .

Can’t fault an excellent B and B
A very well-appointed B and B in a quiet street, within walking distance of the centre of town. There is limited parking onsite but vouchers for parking on the street are happily provided. We received a very warm welcome on arrival. The room was excellent and perfectly clean. Breakfast was excellent, with a wide range of choices. It is hard to find fault with our stay.

Very welcoming and completely comfortable place to stay - lovely, quality accommodation. Absolutely wonderful breakfasts. Location is great for easy walk into Harrogate with all its many attractions.

Comfort and cosiness
Mark and Janneke are welcoming and friendly. Their guesthouse is near the bus and train stations, a few minutes' walk from the convention centre and not at all far from shops, Turkish baths, Betty's tearoom... their breakfast offer is amazing, not to mention their jams

You don't need to hesitate.
We had an excellent say in Arden House. Jan and Mark are two of the most friendliest hosts ever. Nothing was too much. The hotel was immaculately clean. Bed very comfy. Breakfast was a delight. It is located within easy walking distance to town center and all amenities. You dont need to hesitate, just go ahead a book, you will not regret. We highly recommend this lovely hotel.

Decided to support a local business when looking for accommodation for my business trip, booked this guest house as it was rated 4 stars. The location was ideal and the breakfast was very good, but the size of the room and cleanliness was shocking and left us disappointed. I booked a double room but the room we were given was tiny with no room to manoeuvre. There were cobwebs all over and the furniture was mismatched. The guest house itself was beautiful, as were the breakfast rooms, but room 6 was a huge letdown. So so small, felt like I was in the broom cupboard.

Thank you for leaving a review and we are sorry, as a small business, that you have felt let down and have opted to post your views online anonymously rather than simply mention your concerns at the time of your stay. We are delighted that our location is ideal, that the breakfast is very good, that the Guesthouse is beautiful as our our breakfast rooms. As this is a Victorian property, our hands are tied with regards to the rooms (we would have a word with the builder in this respect but suspect that He may have ceased trading), and unfortunately we cannot create elastic walls. Room 6 has been specifically designed to have furniture in it which is mobility friendly (solid with plenty of handholds and a mattress that is significantly higher than normal), hence the reason that you may have felt that it was tight. In future, if you are of a disposition to leave online reviews anonymously rather than being brave enough to discuss the issues face to face, then please stay with a larger non character hotel.

Very good but try to avoid room 2😉
Very nice couple who went the extra mile, asked how the event I had been in went and also both apologized for a minor mishap. The place is comfortable in a nice leafy area. The breakfast was very good indeed especially the porridge with a great selection of fruits to add in and excellent home made jams. Our room was noisy alas as the property next door had a bed ridden guy who cried out alot through the night and a couple in the adjoining room were loud into the early hours on two nights. Overall a very nice stay.. many thanks!

Welcoming and comfortable
Jan and Mark were very hospitable and made us feel very welcome right away. The room, although smallish, was perfectly adequate, clean and easily accessed. The bed was very comfortable. The breakfast was excellent with plenty of choices. We would definitely recommend Arden House to anyone.

Fantastic hosts and accommodation
Mark & Jan were fantastic friendly, helpful hosts. Arden house is set in a great location to explore Harrogate. The room was immaculate, although small, as would be expected by the age of the property. The bed was ultra comfortable. Free on site parking, honesty bar and fantastic choice of breakfasts. Highly recommended by us, hopefully return one day.

A fabulous stay
A very enjoyable stay. The customer service was exceptional, the couple who run the hotel were so helpful and nothing was too much trouble for them. The breakfast was fantastic with an excellent choice of high quality produce.

An absolute gem
Beautiful house, very friendly owners who went above and beyond. We felt very welcomed and felt like family. Gluten free options available too. I would definitely stay there again. Close to dhops and restaurants.

Jan and Matt were excellent in their customer service and went above and beyond several times. The fresh fruit available for breakfast were vastly superior to cruise liners and restaurants that I have visited over the years. Jan was always approachable and helpful including driving my car out of its parking space when I expressed reluctance to do it myself. Thank you both.

Nice place for a short break. Well located, close to major attractions. Excellent breakfast choice and all well cooked. Room was tight on space and close to the breakfast room so hard to lie in. Would avoid room 16.

Well located property - 5 mins to town centre. Small but comfortable room. Superb breakfast. Lovely residents lounge with great “honesty bar”. Wonderful attentive owners. Intend to stay again on next visit.

What a great place to stay! The couple who run this hotel are fab, so friendly, very creative and nothing seemed too much trouble. The ambience is lovely and the breakfast, well! I can honestly say it was the best hotel breakfast I've had ANYWHERE! ..beautifully cooked, homely and wholesome and an incredible range of choice. Thanks so much!

Would highly recommend Arden house. Location was perfect, room was very clean with everything you needed. The owners Nark and Jan were amazing hosts, they were so helpful, giving us tips on where to go and even went out of there way to park our car off the roadside and tuck it it away to secure it. Breakfast was amazing with home made jams and muesli. We will definitely return
