Designed for large groups and unforgettable gatherings, this estate pairs modern comfort with the timeless beauty of upstate New York—just minutes from lakeside strolls, hiking trails, and the year-round charm of Hunter Mountain and Windham.

Step inside to find bright, open living spaces filled with warmth and mountain light. The main living room sets the tone with plush seating, a stone fireplace, and large windows that frame panoramic views of rolling hills. The fully equipped chef’s kitchen makes group meals effortless, with stainless steel appliances, generous counter space, dual dishwashers, and a dining table that seats ten for laughter-filled dinners and late-night conversations.

Entertainment flows easily here—from the game room with a blackjack table, ping pong table, foosbal tablel, and air hockey table to the bar and lounge perfect for evening cocktails, all enhanced by a Sonos sound system that lets you set the vibe throughout the gathering spaces. Outside, the magic continues, with folding tables and chairs available for added flexibility when hosting group meals, celebrations, or activities. Spend sunny afternoons by the heated pool, take a soak in the hot tub, or paddle out across the estate’s private lake in the included canoe. A BBQ grill and picnic table set the stage for al fresco feasts, while the firepit, basketball hoop, sand volleyball court, and kids’ play area invite endless fun from day to night.

When it’s time to rest, 12 comfortable bedrooms—spread between the Main House and Guest House—offer peace and privacy for up to 48 guests. Wake up to soft light streaming through forest-lined windows and end each evening with sunset colors dancing across the mountains.

It's no wonder city dwellers flock to upstate New York's Catskill Mountains for a break from the daily grind. Its rural beauty and colorful foliage is a beautiful change of scenery. View the landscapes in person by hiking the Catskill Mountains, and then head to the farm to pick seasonal produce. Think apple picking in the fall and strawberries in the summer!

- All bookings over 30 days require a security deposit to be charged after booking, including events, and certain parties must pay a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff.

We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
