Nestled among rolling hills in beautiful Hillsdale, our historic 7 bed/4 bath farmhouse is the perfect setting for larger groups to relax and unwind.
Located just 10 mins from Catamount ski area, 15 mins from Great Barrington & 30 mins from Hudson, this home is perfectly secluded yet close to farmers’ markets, restaurants, hiking, kayaking, & fishing.

THE SPACE
Our home can comfortably sleep up to 14 people. Sleeping spaces include:

- Bedroom #1 (main level): Queen bed with ensuite bathroom (can sleep 2). Equipped with window AC unit.
- Bedroom #2 (main level): Queen bed (can sleep 2). Equipped with window AC unit.
- Bedroom #3 (main level): Twin bed (can sleep 1). Equipped with window AC unit.
- Bedroom #4 (main level): Twin bed (can sleep 1). Equipped with window AC unit.
- Bedroom #5 (2nd level): 2 Twin beds (can sleep 2). Equipped with window AC unit.
- Bedroom #6 (2nd level): King bed with ensuite bathroom (can sleep 2). Equipped with Floor AC fan.
- Bedroom #7 (2nd level): 2 Full Beds + Crib (can sleep 4 plus baby). Equipped with window AC unit.

Note: We also have a twin rollaway bed that is accessible to our guests for use.

KITCHEN
Our charming Chef’s kitchen features brand new kitchen cabinets, ample counter space, new dishwasher, modern stainless steel appliances, Keurig coffee maker, drip coffee maker, and a brand new wine fridge. The kitchen is also fully stocked with spices, cookware, dinnerware, wine glasses, drinking cups, toddler bowls and plates, and more!

We have an eat in kitchen with a dining table that can comfortably seat 6

DINING ROOM
Just off of the kitchen, our elegant dining room can comfortably seat 10 and is perfect for family feasts and holiday celebrations.

ENTERTAINMENT ROOMS
Just off of the kitchen is our cozy game room where you can spend hours playing arcade games, poker, board games, or just lounging with your friends.

The sun room is another space where you can enjoy playing ping pong while enjoying views of the mountains or watching movies on our 55 inch smart TV.

HOT TUB
Soak in the bubbling bliss of the private hot tub, which can comfortably seat 7-8 people.

OUTDOOR SPACE:
Boasts a luxurious backyard with views that will take your breath away! The backyard boasts the following amenities:
• Heated swimming pool ( *Please note the pool is closed for the season and will open again for Memorial Day weekend*)

• 10 person dining table
• Weber grill
• Outdoor patio lounge set with a propane fire pit
• 10 person wood burning fire pit (firewood is included with your stay)

WASHER/DRYER
An in unit washer/dryer combo set. Complimentary scent free detergent will be included with your stay

PARKING
The driveway is large enough to accommodate up to 5 vehicles. Parking shall be allowed solely in the designated parking spaces (further instructions on parking will be provided at check in)

MAINTENANCE
Please note that routinely scheduled maintenance such as lawn care and snow plowing may occur during your stay.

IMPORTANT NOTE:

SHORT-TERM RENTAL AGREEMENT
All guests must sign our Short-Term Rental Agreement upon booking. It includes key details like check-in/out times, house rules, and other important stay information.

PET FRIENDLY
Dogs under 50 lbs (up to 2 dogs total) are welcome to stay for an additional fee of $150 per pet per stay. No cats are allowed at this time.

At the moment of booking, please let us know how many pets you plan to bring with you. For any subsequent pets, we will request an additional $100 per pet. All pet fees must be paid prior to check in.

PARTIES
Absolutely no parties or large gatherings are allowed in our home! No exceptions.

HILLSDALE TOWNSHIP NOISE ORDINANCE.
As our home is located in a quiet rural area, please respect our neighbors and quiet hours must be strictly observed.

Per the town of Hillsdale’s local noise ordinance, excessive noise or other disturbances outdoors is prohibited between the hours of 9pm and 8am. Any loud music should not be played during quiet hours.

OTHER NOTES:

-This property requires stairs to enter & to access the 2nd-floor bedrooms. These areas may be difficult for guests with limited mobility

-The indoor fireplace is not available for guest use at this time.

-Your safety matters. This property features 4 exterior security cameras facing outward used exclusively for the security of the home and safety of our guests. None of the security cameras look into any interior living spaces. The camera does not actively record video or sound while guests are in residence.

-Wildlife: This is a home in a rural part of the country. You may see wildlife including deer, coyotes, foxes, and bears. Please be mindful of your surroundings and leaving out food and trash.

-As our home runs along State Route 22, you will hear some traffic noise when you are outdoors. The outdoor speakers and built in speaker from the hot tub are great amenities to take advantage of while enjoying the backyard to help block the noise.
