Dit prachtige koninklijke landgoed ligt op slechts een korte wandeling naar het strand, maar toch voelt u zich op uw eigen tropische eiland. Geniet van een maaltijd gekookt op de barbecue op gas of neem een duik in het zwembad, dat zich tussen het hoofdgebouw en het pension bevindt.

De eerste verdieping van het smaakvol ingerichte hoofdgebouw biedt entertainment- en slaapgedeeltes, waaronder een tv en een halbad, samen met gemakkelijke toegang tot het zwembad. De tweede verdieping biedt voldoende zit-, eet- en slaapruimte voor uw hele groep, met een goed uitgeruste keuken, comfortabele master suite met eigen badkamer en extra slaapkamers met zowel een eigen als een gedeelde badkamer.

Overall, the property was clean and spacious, accomodations were as described.However, we had Multiple issues with A/C (2 service calls in 3 days), Ants in living room, kitchen and MBR (exterminator was called and showed up - but still saw for the remainder of the week), had a burst pool pump line, 2 leaking faucets in MBR suite (service called but could not fix), some fans or lights not working, TV remote missing in MBR, Living room remote flakey and not always functioning, broken pool sticks in game room.Although, while each were not terrible by themselves, for what we were paying for a week stay, was disappointed with the multitude of nusinance issues with so many little things, they added up to wake away from a good vacation..

Great for large family

Loved the location, outdoor amenities and layout of the property. Plenty of space for a large group, great gathering places in and out of the house and we enjoyed the short path walk to the beach. Loved having an outdoor blackstone grill! Cleanliness could have been better. Ant prob in kitchen we received no response to. Damp towels in a bedroom drawer and an abundance of unuseable sandy beach and pool toys outside and in garage was disappointing as it also made it seem like we “left” a mess we didn’t create. Tree property lovely but lots of debris. We didn’t mind making an effort to clean up leaves around pool but debris from recent storm was untouched when we arrived. Daily landscaping machinery noise at surrounding properties. Maybe that was just a timing issue. The property overall is lovely and just a little more TLC would make it more special.

Family vacation

The property had great improvements from last year. There is a damp/ mildew issue especially in the guest house. The A/C went out the first night in the guest house but it was fixed the next day. The issue we had was that the garbage was not picked up all week and the pool was not cleaned during our stay. The managing company would not return phone calls about the garbage. They sent two men with a pick up truck to pick up our garbage on Thursday morning and that was it. When we left on Saturday garbage was piled high. Flies everywhere. Digusting. The managing company has some major issues going on that need to be resolved. It is a shame that the owners made such improvements to have it ruined by management.

Hilton Head - 7 Royal Tern, Sea Pines

This was our first trip to Hilton Head. Overall, we loved the location, the beach, and everything the area had to offer. The house was big and well situated with nice amenities but had numerous maintenance and housekeeping issues. The pool was nice but the spa was not working, nor were the pool lights. The outdoor shower was a cesspool with 6” of standing dirty water. The air conditioning went out one afternoon. When it was finally fixed late the next day, the technician said the drain was clogged and filters were filthy. Housekeeping had issues too - we found trash and half-full cans of White Claw under the furniture in numerous rooms. There were bits of trash and garbage found outside in the landscape plantings, like someone had a huge rager party that was not completely cleaned up. The pool needed to be vacuumed (pool service did come on Tuesday) as did the entire house, which we did ourselves on arrival. Overall, A+ for the location and C- for this house. It could be great if it was properly maintained.

Great family vacay in Sea Pines!

The Royal Estate and Guest House was everything we imagined. Our two families (12 adults) and 1 toddler had the best time! So much space with plenty of room to play, We loved the covered deck overlooking the pool and the pool was perfect! Nice and big for all of us and it gets plenty of sunshine making it a nice temperature! The kitchen was well-equipped for lots of meals together. Even though there are 2 additional mini-refrigerators, we really could have benefitted with a 2nd full-size refrigerator ( maybe in the laundry room). We brought a lot of food and ate in most nights. The guest house was nice but the beds are not queen size which was a big factor in our decision to stay here. We also had to call about the keys/locks to the guest house and Shannon talked us through the “trick” to opening the doors. No biggie. The walk to the beach was easy especially since we had a cart to carry tents, chairs, etc. I highly recommend having one or renting one,! The pool table downstairs was fun on a few rainy afternoons and the large dining room table allowed all of us to sit together. The master bedroom and bathroom are very spacious with lots of storage to unpack! However, the shower leaked and was a bit noisy at night so we simply closed both bathroom doors and it didn’t bother us. We did call about it so, hopefully, it’ll be fixed for the next guest. Loved the location in Sea Pines…close to South Beach and easy bike rides to Harbor Town and even the Lawton Stables. Overall, a fabulous stay.

Great location!

Great vacation. House was clean and kitchen had everything we could possibly need. Location to beach and being in Sea Pines was ideal. Check in and put would be 5 stars if we never needed to go to actual Vacasa biz location. Out door shower not usable and guests staying in guest house stated the beds we’re actually double beds not queens. Maybe some mildew on ground floor sitting area which we rarely used. Those are the only concerns which did not impair our visit from being wonderful. All other spaces were even better than pictured. And so nice to arrive to a clean home!!

Great house for a large group

We really enjoyed our stay at this property and found it to be the perfect house for a large group. The house comes as advertised and included enough beds and rooms for everyone to sleep comfortably. Furthermore, the pool and proximity to the beach were great perks.

Great location and great pool!

We had a great time in this house. The check in process was flawless! The house was clean and the location and pool were perfect for our group. There were a few things worn and broken in the bathrooms and kitchen. But over all great stay.

Lovely home and terrific location.

Several minor inconveniences.. the outdoor shower did not drain, the vendor did not close, the washer seemed moldy and the furniture a little worn but overall we loved it. the perfect location and size for our big family.

Great House

The property was great and fantastic for a large group. Location and beach access very good. House needs some attention. Patio furniture was dirty, pool was dirty, windows were dirty. Hot water control in master bath was not working and too hot. Screen door from upstairs poach to pool area could not be opened.

It was perfect for our family. Plenty of space for everyone even on a rainy day. Pool was big enough for all 16 of us which was a requirement for our pool loving bunch! Some shade too which made it nice for the babies.
