Step inside Mariposa House, a thoughtfully designed 5-bedroom, 3-bathroom retreat that comfortably sleeps up to 12 guests. Each bedroom features its own Smart TV, giving everyone a space to relax and unwind. The semi-open layout connects the living and dining areas, with the fully stocked kitchen just adjacent—perfect for cooking and gathering together. Whether you`re hosting a family game night with the home`s wide selection of board games or streaming your favorite shows, the space is designed to make every stay easy, fun, and memorable. Arcade machine shown in pictures is not available for use anymore.

Outside, the backyard is a true desert oasis—divided into three unique zones for ultimate enjoyment. The gated pool and spa area is ideal for families with kids, and the outdoor movie setup—including a pull-down projector screen and popcorn machine—lets you watch your favorite films while floating under the stars. Just beyond the pool, enjoy a meal at the outdoor dining table or fire up the grill for al fresco dinners. A shaded patio with plush seating offers a cozy space to relax, while a pool table, putting green, and full outdoor bathroom with shower make this backyard the perfect place to play, unwind, and soak in the Indio sun.

This home accommodates up to 12 guests with 5 bedrooms and 2 bathrooms. Additional spaces include a fully stocked kitchen, living room, dining room, and laundry area. Our kitchen is stocked with an extensive list of small appliances, cookware, dinnerware and utensils needed to prepare almost any family meal. We provide a starter kit of seasonings including salt, pepper and olive oil. Please inquire with our team if you would like a complete list of all our cookware and small appliances.

We provide a starter kit of consumables for your stay which includes: paper towels, trash bags, dish soap, hand soap, coffee, tea, sugar, laundry pods, dryer sheets, toilet paper, make up remover, shampoo, conditioner, body gel and a welcome gift basket. This list is only intended as a starter kit; If you run out of consumables then you must be purchase additional items yourself. We also provide body towels and pool towels for the occupancy of the home, plus a set of hand towels and wash towels.

●Pool & Spa: Smart automation system with easy spa control (pool heating: $75/day + spa heating: $25/day). The pool and spa cannot be heated simultaneously as is normal with most pool/spa systems. The heater can only heat one at a time. If you would like to purchase pool and spa heating, we will heat the pool before you check in so that it will stay warm even when spa heating is in use.

Cancellations and Refunds:
Any refunds issued as a result of a guest cancellation will exclude the payment processing fee, unless the California Cancellation Policy is applicable.

--- HOUSE RULES/ POLICIES ---

1. As per the City of Indio Policy for vacation rentals, outdoor Quiet Hours are between 9PM - 8AM Sunday-Thursday and 10pm-8am Friday and Saturday. During Quiet Hours amplifying devices or music is prohibited outdoors. Outside of Quiet Hours, music or other outdoor noise is acceptable as long as it is not heard past the property line. All units are equipped with Minut volume tracking devices which will alert our team if outside noise becomes unreasonable.

2. Spa heating and pool heating are extra services: $25/day for spa heating and $100/day for pool heating, which will heat the pool to 85 degrees. The pool and spa cannot be heated simultaneously, as the heater can only heat one at a time. If you would like to purchase pool and spa heating, we will heat the pool before you check in so that it will stay warm even when spa heating is in use. If you’d like the pool heated, we require a 24 hour advanced notice to give the pool ample time to heat. A minimum of 3 consecutive days is required for pool heating, OR, for the entire duration of your stay if it`s less than 3 days.

3. Early check in at 1PM ($100) and late check out at 2PM ($100) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

4. Minimum 25 years of age to book.

5. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

6. No more than 6 vehicles allowed.

7. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $750.

8. Any missing or damaged linen, towels or small appliances will be deducted from the security deposit pre-authorized hold that is placed on the credit card on file.

9. An additional cleaning fee of $130 applies to stays of 28 nights or longer. This fee is payable promptly following booking confirmation.

10. The Coachella Music Festival dates, April 9–13 and April 16–20, and the Stagecoach Music Festival dates, April 23–27, require booking Thursday through Sunday nights during those periods.
