Quiet Studio Guesthouse in Jax - Near Downtown

This recently renovated Studio Guesthouse has a style all its own. Tucked away in the backyard of the main house, this unique Studio Guesthouse offers tons of privacy! Located in Lakeshore and about a 15 minute drive to downtown Jacksonville.

*Studio Guesthouse includes:
-Sleeping area with Queen Bed, linens/towels are provided, wardrobe to store clothes/personal belongings.
-Kitchen with refrigerator, dishwasher, microwave, stacked washer/dryer, small appliances such as coffee maker, toaster, hot plate, pots/pans, dishes, glasses, eating utensils, small island with seating for 2, etc.
-Sitting area with a couch, coffee table along with a small desk.
-Bathroom is on the **SMALLER SIZE** which has a shower, sink area and toilet so if you like a larger bathroom, this might not be the right fit for you.
-Fenced in Backyard w/ Covered Patio (The backyard is a SHARED SPACE with the Main House. The Main House is rented out separately from the Guesthouse so guests staying there will have access to the gate.)
-We also provide toilet paper, paper towels and dishwasher/laundry detergent to get you started for your stay.

*The Smart TV's provide access to streaming apps such as Netflix, Amazon Prime, etc. Please use your login information to access these features. TV's are NOT connected to Cable TV.

*Property has 2 separate driveways in front of the house; one is designated for the Main House and one for the Guesthouse. There is room for only 2 vehicles (side by side -- tight depending on vehicle size) for the Guesthouse.

*We have security cameras throughout the properties exterior. There is an exterior doorbell camera located at the front entrance that records upon motion. There is a camera on the front left side of the house near the backyard entry gate. The last camera is in the backyard on the corner of the studio entrance, overlooking the entire backyard and house. These are in place for your safety and protection! Please do not touch, cover or tamper with the cameras. Doing so will result in immediate eviction of all guests w/no refund for unused nights. There are NO cameras inside the home.

*Please make sure to review our cancellation policy prior to booking.
*No unregistered guests. There will be a $500 fine per person for any unregistered guest.
*Any evidence of smoking in or near the property will require the booking guest to pay a fee of $1,000.
*Parties, events, or gatherings are strictly prohibited and will result in a $1,000 fine plus additional cleaning fee.
*No parking on the street. One car available to park in designated driveway.
*No open flames in the property of any kind including candles, incense, etc.
*Any damage to furniture, bedding, towels, or any other item in the property that will be required to replace, you will be charged for the amount to replace the items.
*The Main House is rented out separately. Please do not try to enter the House or disturb the guests.
*Quiet time 9:00pm – 8:00am. Please be respectful of the neighbors.
*If we are charged for any additional cleaning fees due to the condition of how the property was left, you will be charged for those additional fees.
*Any damage to the property of any kind that needs immediate attention, and a maintenance person needs to come out, you will be charged for all fees associated with it.
