Located just a block from the lively 39th Street District and minutes from Westport, this home makes exploring the city easy and fun. Park your car in the private driveway and take a stroll to some of KC’s most popular dining spots, or relax indoors in total comfort.

Craving time outdoors? You’re just one block from Roanoke Park, a beautiful green space perfect for morning walks, afternoon picnics, or sunset strolls.

This is a peaceful residential neighborhood, and we love and respect our community. To ensure the comfort of our neighbors, parties and large gatherings are strictly prohibited. A $700 fine will be assessed to any guest who violates this policy. We appreciate your understanding and thank you for helping us keep this home—and neighborhood—a welcoming place for all.



Getting Around:

Getting around is so easy!! There are so many options. The easiest is to park your car behind the building and either walk or Uber your way around town. There are also motorized scooter and bike options if you enjoy feeling the wind in your hair or jump on the streetcar and explore Union Station, Power & Light or the River Market!

*BOOK YOUR STAY WITH CONFIDENCE! THIS HOME IS PROPERLY REGISTERED AND LICENSED TO HOST!



EXTENDED STAY NOTICE: Reservations exceeding 21 nights are subject to an additional $32 damage protection fee for each additional 21 nights of the reservation. Any applicable fees will be billed separately after booking.



IDENTITY VERIFICATION: To confirm your reservation, the primary guest is required to complete a brief identity verification process, including uploading a valid government-issued photo ID. Verification must be completed prior to check-in.



*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.



*PARTIES - All gatherings must be limited to 6, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.



*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. Contact us for questions. (Guests are required to pick up after their pet, host provides dog bag stations.) This home does have a fenced in yard, dog bags are provided in order to clean up after your pet and the neighborhood is perfect for walking! There is a $500 fine for any unauthorized pets.



*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.



*RENTAL AGREEMENT - We require the booking guest to sign a rental agreement outlining all house rules once booking is confirmed.
