From the moment you walk in, you’re greeted by a light-filled space that feels calm, comfortable, and perfectly suited for laid-back lake living. The inviting living room offers plush seating, a Smart TV for movie nights, and direct access to your spacious private deck — the perfect place to sip morning coffee, watch boats drift by, and soak in stunning lake views.



The open-concept kitchen is bright, stylish, and fully equipped for everything from quick breakfasts to family feasts. You’ll find modern cabinetry and appliances, including a coffee maker, dishwasher, microwave, toaster, oven, refrigerator, and wine glasses for sunset toasts. The breakfast counter seats four for casual bites, while the six-person dining table is ideal for gathering together after a day on the water.



This condo comfortably sleeps up to 8 guests, making it perfect for families, couples, or a friends’ getaway.



Bedroom #1 comes with a Queen-size bed, TV, and private en-suite bathroom with a shower/tub combo — your peaceful retreat at day’s end.



Bedroom #2 has Two queen-size beds and a TV — perfect for kids or additional guests.



Living Room has a Queen-size sleeper sofa for extra sleeping space.

The Ozark Mountain Resort offers an additional pool, mini-golf, pickleball courts, and a nature trail. For added peace of mind, the resort’s front entrance gate is locked during overnight hours, providing an extra layer of security for you and your guests. You’ll receive a personalized gate code prior to arrival, ensuring easy and convenient access at any time.

THINGS TO NOTE:

- A washer/dryer is included.

- Free parking is available onsite for both cars and boat trailers.

- This home is a walk-down unit around the back of the building (lakeside) requiring 24 stairs

- Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.

- This home is not pet-friendly. If there is found evidence of an animal presence during your stay or post check-out, you will be charged additional cleaning fees.



These amenities on the property are free unless otherwise noted:

• Pools, hot tubs, and other facilities in the resort are operated by the HOA, and neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that they are closed for any reason.



RESORT RULES: (Fines will be issued for not following these rules)

• NO DUALLY TRUCKS ALLOWED ON PROPERTY.

• NO COMMERCIAL VEHICLES WITH SIGNAGE PERMITTED.

• DO NOT BACK INTO PARKING SPACES.

• No bumper or hitches can be extended over the sidewalk.

• Parking pass must be filled out and displayed in vehicle(s) at all times throughout your stay. Guests are subject to fines if the completed pass is not displayed.

• No items can be above the bed of the truck or cars. This includes toolboxes, kayaks.

• No over-size vehicles.

• No trailers other than boat trailers allowed in the designated trailer parking. Trailer parking is available in the designated parking area only and MUST have the yellow circle pass hanging on their trailer. No cars/trucks can be parking in this area, and they must be in between the lines.

• There is NO boat launch or slips available at this subdivision. The closest place is Port of Kimberling Marina aka What's Up Doc.



The home is located 1.5 miles south of Kimberling City, famous for the crystal-clear shores of Kennel Branch Cove, near Table Rock Lake. Scenic nature trails abound the property, ideal for leisurely hikes and bird-watching.
