Located in the heart of Kings Beach, California, this sleek 3 bedroom, 3 bathroom home is within easy walking distance to the big, sandy beach at Kings Beach State Recreation Area. Shopping, dining, mini golf, and other activities are also easily accessible.

Enter on the first floor to a cute and cozy sitting area, great for quiet time with a good book. The primary bedroom features a Queen bed, TV, and ensuite bathroom with large jetted tub, dual vanities, and water closet with toilet and bidet. A small deck with table and chair is just outside the bathroom. Laundry facilities and a full guest bathroom with combination tub and shower are located in the hallway. A spacious game room with a pool table, wood-burning fireplace, and 2 Twin beds is at the end of the hall.

Head upstairs to the comfortable living room with gas fireplace, fully-equipped kitchen, and dining area with seating for 6 at the table and 4 at the kitchen counter. A bedroom with Queen bed and a set of Twin bunkbeds is located just off the dining area. On the other end of the dining area, there's a door to a balcony with sofa, bistro set for 2, and a gas grill (available in summer). Full bathroom on this level as well.

Parking is limited to 3 cars; 2 in the garage and 1 on the paved driveway. No parking is allowed any time on the gravel driveway since it leads to another house at the back of the property. Per county regulations, no on-street parking is allowed at any time at Short Term Rental properties.

- All homes are equipped with high-speed internet unless otherwise noted in the property description; however, during peak travel periods, speeds may fluctuate due to increased demand throughout the Tahoe area.
- Winter access: Chains or snow tires are often required in winter
- BBQs (propane) are not provided during winter (November–Memorial Day). Charcoal grills are banned in our area.
- Firewood is not supplied during the summer months (Memorial Day through October)
- Shampoo/conditioner/bodywash are not included
- Most have supplies like flour, sugar, salt & spices, but these are not guaranteed items
- We do not provide additional towels for beach use and encourage renters to bring them for summer stays
- For all dog-friendly properties, there is an additional fee of $100+tax per dog.
- Placer County STR rules: The county of Placer implemented a new Short Term Rental Ordinance which is very important for guests to abide by. Fines range from $1,500- 5,000 and can be issued to guests who are not in compliance. A full list of rules is attached as a photo in this listing.
Some Highlights include: Quiet hours are from 9pm to 8am. No noise shall be heard across property lines. No outdoor speakers or amplified sound are to be used at any time. Dogs must be leashed at all times when outside a property, and all pet waste must be picked up. Street parking is prohibited year-round.
