★ BR 1 (Main Level): Queen-sized bed with scenic mountain views and ample clothing storage.
★ BR 2 (Upper Level): Queen-sized bed with access to a Jack and Jill bathroom.
★ BR 3 (Upper Level - Bunk Bedroom): This room features 2 bunk beds with 4 twins. These are twin size mattresses (74" long). If you are considering having adults utilize these, we recommend confirming the size works well for them.
★ Each room includes a white noise machine to help block disruptive environmental noises and ensure a restful sleep.
OUTDOOR AREA
★ Patio: Step onto the spacious patio, offering comfortable outdoor seating, perfect for relaxing with family and friends.
★ Firepit and Grill: Gather around the inviting wood firepit or sizzle up a feast on the convenient propane grill, ideal for outdoor dining.

★ Thermostats: There are 4 thermostats located in the Entry Room, Living Room, Master Bedroom, and Upstairs Queen Bedroom for personalized climate control.

• Please be aware that this mountain retreat does not have air conditioning, as it benefits from the cooler temperatures of its elevated location. However, portable fans and a radiant heat system ensure comfort throughout the seasons.
• The internet speeds are not considered 'high speed.' They are adequate for streaming shows but may not be sufficient for activities that require high download/upload speeds.
• Guests are kindly requested to bring their own firewood. On-site firewood is available but reserved for the owner's use only.

📷 Please note that we have installed a single exterior camera to ensure the safety and security of both our guests and the property. There are no cameras inside the property. Our cameras are motion-activated and recordings are stored in the cloud. Do not unplug or tamper with any security devices, including the Ring Camera, or any other essential devices.
❄️ WINTER RESERVATIONS ❄️
• Guests must have an all-wheel drive vehicle equipped with snow-capable tires. Rear-wheel-drive vehicles are not recommended.
• While the road to the cabin is regularly plowed, guests may need to clear the walkway and parking area themselves.
• Driving Conditions: The combination of extreme weather conditions and steep grades can create treacherous winter driving conditions in Grand County. In adverse conditions, do not pass plow trucks and allow them extra space.
⚠️🔥 FIRE RESTRICTIONS & WILDFIRE SAFETY
• In 2020, Grand County was home to the East Troublesome Fire, and the threat of wildfire remains a serious risk. Fire restrictions may be in place depending on conditions. Even if fire restrictions are not in place, only approved outdoor devices for fires. Please be aware that it is your responsibility to know and comply with any fire ban or restrictions.

📝 Rental Agreement & Government ID:
Our insurance company requires a clear definition of the guest-host relationship, hence the need for a rental agreement. This agreement confirms the terms between our guests and our company. The signer of the rental agreement must match the government ID provided.
💳 Security Deposit:
A security deposit "hold" of $500 is required for all reservations. It is a temporary hold on the card processed by "Stripe," a widely trusted credit card processor. This hold will take place 2 days before your arrival and will be released 2 days after your departure, provided that the property is left in good condition and the house rules are followed.

They provide assurance to our property owners and protect us from situations where damage caused by guests may not be adequately covered by platform protections.
