Just a few minutes’ walk from the beach, this bright and renovated 50 m² ground-floor apartment is located in a small, peaceful and charming coastal village in La Guérinière, on the Île de Noirmoutier. With its large 200 m² private garden, it is the perfect place to relax and enjoy a holiday between the ocean, nature and tranquillity.

The apartment can accommodate up to 4 guests.

**The accommodation**

The 11 m² bedroom has two single beds (80 × 190 cm), which can be used separately or joined together to create a comfortable double bed (160 × 190 cm), depending on your needs.

The bright living and dining room benefits from a large French door opening directly onto the garden. It is the heart of the apartment, providing a comfortable space to relax after a day at the beach or to enjoy a meal together. The 140 × 190 cm sofa bed provides two additional sleeping places and can also be used as the main sleeping area if required.

The fully equipped kitchen has everything you need to prepare your meals during your stay.

The apartment also has a bathroom.

**The private garden – a real highlight**

The approximately 200 m² private garden is a rare feature in the village and provides plenty of space to enjoy the outdoors in complete peace and privacy.

It includes:

• an extendable dining table for 4 people
• a second table for 2 people in the private courtyard area
• two sun loungers
• outdoor garden seating

The garden becomes a true extension of the living space, perfect for outdoor meals, relaxing in the sun, reading or simply enjoying the peaceful surroundings.

**Beach & surroundings**

The beach is only a few minutes’ walk away and can be reached directly from the garden. You can therefore enjoy the ocean easily without having to use your car.

A free outdoor parking space is available within the residence (not assigned to a specific apartment).

In the village, you will also find two tennis courts and a beach volleyball area, ideal for enjoying outdoor activities in a natural and peaceful setting.

Badminton equipment and surfboards are also available in the apartment.

This accommodation is perfect for a relaxing seaside holiday, combining nature, beaches, walks and outdoor activities.

**Booking conditions**

During the high and peak seasons, bookings are available for a minimum of **7 nights, from Saturday to Saturday**.

During the rest of the year, the minimum stay is **2 nights**.

If you would like a different length of stay or have a special request, please feel free to contact me. Depending on availability, I will be happy to consider individual arrangements.

**Included in your stay**

Bath towels, hand towels, bath mat, kitchen towels, rubbish bags, as well as initial cleaning and household products are included.

**Optional services**

**End-of-stay cleaning:**
The accommodation must be left tidy and clean, including vacuuming and washing the floors. If the property is not returned in the required condition, cleaning costs may be deducted from the security deposit according to the rates below.

For a worry-free stay, you can book the optional cleaning service:

• 2 nights: €40
• 3 nights: €50
• 4 nights: €70
• 5 nights or more: €100

Payment is made upon arrival.

**Bed linen and pillowcases:**
Bed linen is not included as standard. If required, it can be provided for **€6 per sleeping place per night**, up to a maximum of **€30 per stay**. Minimum rental period for this service: 7 nights. Payment upon arrival.

**Pets:**
€59 per stay, only upon request and with prior approval. Payment upon arrival.

**Self check-in:**
Depending on the day and/or arrival time, including late arrivals, a self check-in using a key box can be arranged.
