Downstairs is a private suite with a second full kitchen, second laundry, its own living and dining room, and a king bedroom — plus a theater and game room that opens to a fenced backyard.





A desk in every bedroom. Sleeps 12.





LOCATION





5 minutes to I-85. About 10 miles to Duluth and Lawrenceville, 6 miles to Sugarloaf Mills, 6 miles to Gas South Arena, 6 miles to Stripers Stadium, 3 miles to Gwinnett Tech, and 3 miles to the hospital.





THE SPACE





Main level

A big open living room and a separate dining room, full kitchen, and its own laundry set. Three bedrooms: a king master with a private bath (walk-in shower and a soaking tub), a queen room, and a room with a full bed plus a single daybed. The queen and daybed rooms share a full hallway bath.





Lower level — the second home

Wide open theater and game room: projector screen, lounge seating, foosball. Walk straight out the door to a private fenced backyard. Off that room, a queen bedroom with a full bathroom. Keep going and you are in the king suite — genuinely a separate apartment. Its own living and dining space, a second full kitchen, a second full laundry set, and a king bedroom.





Every bedroom has a closet and a proper desk-and-chair workstation. Not a nightstand with a lamp — a real place to work.





Two groups can share this house and never get in each other's way. Or one group can spread out across two floors.





GUEST ACCESS





The entire house is yours, both levels. Self check-in with a smart lock; your code arrives before arrival. Free driveway parking for up to 4 vehicles. One-car garage is available — message us to arrange it. The lower suite has its own walk-out to the fenced backyard, so guests staying down there can come and go without crossing the main level. Fast WiFi throughout. Streaming on the TVs with your own logins. We are reachable by message the whole stay.





OTHER THINGS TO NOTE





Check-in 4:00 PM, check-out 10:00 AM. Early or late may be available on request — ask us, a fee may apply. Unauthorized late checkout is $75. Quiet hours 11 PM to 7 AM. No parties or events, zero tolerance. No smoking, vaping or e-cigarettes anywhere on the property. Pets by pre-approval only, $90 per pet. Unapproved pets are charged the same fee. Minimum age to book is 21. Ring doorbell and exterior gate cameras only. No cameras inside, ever. Stays of 45+ nights include a mid-stay reset. Guests are responsible for any damage during the stay.
