The Space:
A 4-bedroom house on a full acre of mature pines, entirely enclosed by a 4ft fence. There is a doggie door off the first floor, so your dog lets itself out and you don't get up at 6am. That acre is the reason most people book here.
FIRST FLOOR
➔ Bedroom 1 — King bed, private shower stall in the room, and its own exterior door. The half bath sits just outside and is shared with the rest of the house.
➔ Kitchen — Glass cooktop with a separate built-in wall oven, French-door refrigerator with ice and water, dishwasher, microwave, toaster, 12-cup coffee maker. Crock pot, rice maker, waffle maker, griddle, and dutch oven are all in the cabinets.
➔ Seating for 13 total — 3 at the island, 3 at the bar, 4 at the kitchen table, 6 at the dining table by the deck doors.
➔ Living Room — Wood-burning stove under a floor-to-ceiling stone chimney, firewood stocked in the shed out back, and a smart TV. Sign into your own Netflix, Hulu, or Disney+.
SECOND FLOOR
➔ Primary — King Tempur-Pedic on an adjustable frame. En-suite is a full 5-piece: double granite vanity, deep corner jetted tub, and a glass shower with a rainfall head.
➔ Bedroom 3 — Queen bed.
➔ Bedroom 4 — Full bed.
➔ Bedrooms 3 and 4 share a hallway bath with a single granite vanity and a tub/shower combo with a detachable head.

3 PROS
1. A fully fenced acre. Not a fenced yard — an acre. Dogs run off-leash, and you can see them from the deck.
2. A hot tub and a wood stove five minutes from Main Street, on a lot where the nearest neighbor is behind a tree line.
3. Four real bedrooms with four real beds, three bathrooms, and two separate living areas. Nobody is on a couch.
2 CONS
1. No air conditioning. At 10,000+ feet Leadville rarely needs it, and every bedroom plus the living room has its own smart thermostat zone.
2. There is a cosmetic crack in one living room window, scheduled for replacement next season. It is sealed and it does not let in cold air, but you will see it.
Guest Access:
The entire house and the entire acre are yours. No shared spaces, no owner on site.
CHECK-IN: Self check-in with a smart lock. Your door code arrives by email before your stay, along with a digital guidebook covering WiFi, hot tub operation, firewood, trash day, and local recommendations. Check the spam folder if you don't see it.
PARKING: 7 vehicles total. 2 inside the garage and about 5 more on the driveway and beside the garage, all off the road. Trailers and truck beds fit without blocking anyone in.

The Neighborhood:
A quiet wooded pocket on the edge of Leadville — mature pines, no through traffic, and a 5-minute drive to Harrison Avenue. Safeway is 5 minutes the same direction, so a grocery run is a round trip, not an expedition.
Leadville sits at 10,152 feet and is a National Historic Landmark District. Harrison Avenue is a walkable strip of Victorian storefronts, breweries, coffee shops, and the Tabor Opera House.

You need a car. There is no rideshare coverage in Leadville and nothing here is walkable from this address.

DRIVING NOTES: Highway 24 and Highway 91 are plowed and maintained, but Colorado requires traction-capable tires from September 1 through May 31 on I-70 through the mountain corridor. AWD or snow tires are strongly recommended November through April. The driveway is plowed.
PARKING: 7 spaces, all off the road. 2 in the garage.

DOGS: Up to 2 dogs. The acre is fully enclosed by a 4ft fence and there's a doggie door for self-service access. Dog bowls provided. Pet fee is $85 + tax for one dog, $170 + tax for two. Please don't leave dogs unattended in the house.
NO A/C: Leadville sits above 10,000 feet and cools off hard at night. Every bedroom and the living room has its own Amazon smart thermostat zone for heat.
LIVING ROOM WINDOW: There is a cosmetic crack in one living room window. It's sealed, it doesn't let cold air in, and replacement is scheduled for this summer. Flagging it so it isn't a surprise.
ALTITUDE: Leadville is the highest incorporated city in North America at 10,152 feet. Altitude sickness is real — dizziness, headache, nausea, poor sleep the first night. Hydrate, go easy the first day, and consider travel insurance if you're sensitive to elevation. We can't refund for altitude sickness.
WILDLIFE: You're in the trees on an acre. Expect the occasional insect or small critter. Keep doors closed when you can; we treat the property regularly.
KIDS: Families welcome. The home is not childproofed — no outlet covers, no stair gates, and the hot tub is not fenced separately from the deck.
STAYS OVER 15 NIGHTS: A mid-stay cleaning is required, with a $150 fee.
SECURITY: Exterior cameras cover the driveway and entry points only. Nothing indoors, nothing facing the backyard or hot tub.
NO SMOKING ANYWHERE ON THE PROPERTY. NO PARTIES OR EVENTS. 8 GUESTS MAXIMUM.
