We had an ocean view, next to the little river or inlet. Lovely on the balcony! The unit clearly is a bit dated. While clean, it had carpet stains and tears, but all the fixtures worked well and the overall experience was just superb. We would go back.

Excellent choice if you want more of an apartment feel than a hotel room (which we prefer). Staff is very friendly and the front office has activities everyday. You get access to the huge and beautiful pool area at the resort next door which was a huge plus! Not easy to walk to nearby places, so recommend getting a rental car or Uber/Lyft. Lots of renovation happening in a couple of the buildings during our stay, but not disruptive and good to see they are working on improvements. Will be returning on our next trip!

Location was great, near the airport which makes it easy. It is also in between up north and down south so you do get easier drive to all parts of the island. Now…what I did not enjoy my stay was the bathroom. The toilet was very outdated and so as the restroom. Almost remind me of a horror movie. Though the condos were decent, little things could use some clean up. I had a hard time with our bathroom bc it also has this weird smell and I didn’t like it. I wish these condos would be more up to date considering it’s beautiful location. But aside from that, we had the best time in Kauai. We just didn’t spend much time in the condo.

Great property and location! The rooms are not fancy but they are family friendly and comfortable. Cant wait to stay here again. You get to use the resort pool but the hotels pool and hot tub are also is very relaxing and not as busy.

10/10 would recommend. We had a recently renovated ground floor unit which was more than big enough for our family of 5. Big, comfy bedrooms. Kitchen with all the dishes and utensils we needed, with grills around the property that we used several times for making meals. Access to the large pools at the Outrigger Resort next door and right on the beach. Short driving distances to a 2 different towns with safe beaches to play at and hangout. All in all, fantastic place for a family to vacation. Just watch out for the chickens.

We stayed in A18 and it was clean, well decorated and had all necessities. Beautiful pool view. You are also welcome to use all amenities at the beautiful Outrigger hotel next door! Stunning pool and hot tubs with a quick walk to the beach. A few restaurants are in the hotel. About 15 minutes to airport. Not really walking distance to anything otherwise. Staff was helpful/ friendly. They have games and beach chairs, umbrellas and toys to borrow.

Beautiful Christmas decorations. Dozens of trees put up all around, each with an individual theme and/or color. Very captivating! Staff for the villas very friendly and helpful.

great location and friendly staff
This was a great location, close to Lihue and Kapaa, but within easy driving to Poipu and Princeville. The buildings show some wear and tear but our unit was clean and pleasant. There was some water on the floor in the kitchen and standing water in the dishwasher when we arrived so we avoided using the dishwasher during our stay. That might have been an issue if it was a family versus a couple staying there. The bed was comfortable and we enjoyed having the lanai to sit on in the morning and at the end of the day. The beach was easy to access for walks and it was nice to have access to the pool and bar at the adjoining resort.

We had many issues with our unit ( a/c, tv, sink, phone, old furniture ), but the grounds, the views and the pools, spa and grill made up for all of our problems.

The manager and office staff were fantastic. The condo very run down, carpet old and smelled, furnishings old, sink leaking onto the ground in the kitchen, no dish towels, no orientation hoe to use the property. Window filthy couldn’t see put them and one cracked. Bathroom fan out so it steamed up badly. Tub And sink dirty and. The TV did not work for three days. The stairs were spiked and a large piece on non slip surface broke off my sandle got caught in it. Light outside the unit ass off and it was very dark over the parking lot, there was a large pump hose lying scrip the walkway I tripped on in the dark since the light was out. The beach had alot of trash on the shore. Paint peeling rotten wood. We won’t stay again unless they rennovate

Our unit was in a very corner unit, it was amazing view when we entered the condo, we had the sea view which meant everything to us, everything was perfect until the night came. The wind was so strong, the trees’ branches were hitting on our bedroom window all night long, so noisy that we couldn’t get a good night sleep, we ended up sleeping on the sofa bed in living room the next days :(((

I liked the access to the Outrigger pools and hot tubs next door. I liked that it is on the beach. I love the lagoons. The buildings and our unit are run down but I loved the size of our unit. Our beds were very comfortable. I love thst there is a share shack and we could borrow games and puzzles etc. I also like that it is very close to Lihue airport but not right in Lihue. A great central island location

Room was absolutely disgusting. We were only there for 2 nights, so did not make a fuss. Property grounds were very pleasant and the proximity to the outrigger and rights to the facilities was a nice compensation. I would go there next time...

Great place to stay in Lihue
Kauai Beach Villas were a great place to stay! The villa was spacious, with 2 bathrooms and a nice kitchen and balcony. The facilities are a little dated, but everything was functional. The location is great! It is just a short walk to the beach and the neighboring Outrigger resort pools and spas were very nice. There is a great protected snorkeling beach nearby. And there are many great sights to see within a short drive. The staff was very friendly and helpful. We really enjoyed our stay!

Great location. Free parking. Bed was really comfortable. All the essentials were there. Only downside was living room furniture needs updated badly. Unable to grant late check out request so go ahead and book an extra night if a late flight out. All in all an average place to stay but we spent most of our time out doing activities so just needed a place to sleep
