Hi Samuel. Thank you for being a repeat visitor. We are sorry that your second visit had to happen right after the storm that took several homes’ beach stairs out, including our own. We did have our workers rebuild the stairs as fast as possible and appreciate your cooperation in using the temporary ladder in the meantime. You’ll be happy to hear that the stairs have been fully restored with durable treated wood and guests have been able to enjoy easy beach access again. There are two high and two low tides per day. As stated in the listing, the beach can be rocky during times of high tide, but it is normally a sandy, dry beach. The water does come up to the house during extreme high surf. This is the case with all beaches in Malibu. Unfortunately, we cannot guarantee specific times but instead we like to refer our guests to the published tide calendar. We also suggest taking a look at our insta account thebeachmalibu for current updates on weather and water conditions. We appreciate your feedback and would like to take a moment to respond to it: 1) HOT TUB: you’ll be happy to hear that we are replacing the Softub with a new and improved one this weekend. Unfortunately — due to the pandemic — there was a shortage and we were in a waitlist with the manufacturer for months. 2) RAILING: While glass railing might be beautiful (and we have explored this option in the past), sadly it’s impractical for a rental, as it would require constant cleaning due to the ocean spray and salt water residue, as well as the condensation, which would impair visibility much more than our wood railing. 3) CUSHIONS: The deck cushion were newly reupholstered this year but the storm that also took out the beach stairs (which, as you know, have been rebuilt) has given them a beating and we are only now getting the chance to have them sent out for a professional cleaning due to our busy guest schedule over the summer months. 4) BEACH TOYS: In addition to a large selection of beach toys for the kids, we offer a few boogie boards and a surfboard. Paddle boards and larger equipment can be ordered for delivery from Malibu Surf Shack. We deem it more practical and — more importantly — safer for such equipment to be procured from a professional supplier who consistently monitors the condition of such equipment.

We are glad that you had a great vacation but are disappointed to hear that it was less than perfect. The step on the stairs down to the beach was damaged due to the tide bringing in rocks. Unfortunately, the prior guest did not alert us to this circumstance until the morning of your arrival and it was impossible to procure a replacement step and have it installed over Labor Day weekend. We did immediately address the issue on Tuesday (the day after Labor Day) and the stairway is now in excellent shape again for our guests to enjoy. We are pleased to hear that, despite this shortcoming, you were still able to access the beach. Regarding the smell from the septic tank, I already explained to your son-in-law that the whole community is on septic and, unfortunately, the high temperatures over the holiday weekend, in combination with the direction of the winds, created a less than favorable formula across the whole community. We did, however, have the tank pumped right after the weekend, as we take all concerns seriously. We pride ourselves in proper maintenance, which includes a rigorous septic cleaning schedule. With regard to lighting the BBQ and the fire table, we understand that the amount of information upon check-in can be somewhat overwhelming. This is why we also provide a comprehensive House Manual where we highlight the need to use a stick lighter (of which we provide several) to light the BBQ grill and the fire table. Moreover, I personally showed you how to light both features using the stick lighter during our tour and I also recall explaining this to you over the phone — sadly after the one specific night you had assigned for grilling. We regret this miscommunication. There is an air conditioning unit in the living area and one in each bedroom. These wall units are rather powerful and we have never received complaints about them before. For optimal cooling, we always recommend making sure all windows are closed. The wall unit on the upper level of the guest studio is designed to cool the whole space (including the bedroom) when given a reasonable amount of time. Most of our guests enjoy the ocean breeze during the day and use the A/C units at night. So far, we have never had unhappy guests with relation to this. As far as shade on the deck is concerned, we provide 3 large umbrellas, each for the dining area, the sitting area around the fire table and the tanning chaises on the lower deck. With the spare umbrella you were able to locate on the side of the house (for a total of 4), we feel that you should have had plenty of shade for you and your family. Additionally, we space these umbrellas out in a way that makes sense, so that lifting the heavy umbrella bases should not be necessary. The weighted bases are indispensable given the possibility of strong winds, especially at night. As with most of the other concerns you voiced, we have never received complaints regarding a lack of shading opportunities on the deck, nor any issues with the heavy bases. Lastly, we regret that you were disappointed in the “limited use of the beach.” We clearly state that there are two low tides and two high tides per day and that at extreme high tide the water can come up to the house. We recommend that beach activities are planned around low tide. Most of our guests don’t seem to have a problem working around this, as we always encounter sandy beach toys and beach umbrella anchors. Again, we are pleased to hear that none of these concerns had too big a negative impact on your use and enjoyment of the home and hope you will visit again soon.
