Black Diamond Retreat - Luxe Mountain Escape

The Black Diamond Retreat was built in 2025 as a mountain home crafted for gatherings. With 7 bedrooms, custom bunk beds, and multiple living areas, the house sleeps 18 comfortably. Guests can enjoy a hot tub, barrel sauna, game room, and family-friendly extras—all wrapped in bold mountain style. Just minutes from Massanutten’s slopes, waterpark, golf, and hiking, it’s the perfect place to make memories. Plus, pet friendly! Managed by Chris at New School Hosting.

The property layout is as follows:

Outside:

- Rear of property features brand new hot tub, sauna, gas firepit (propane provided), and cornhole
- The deck off the main level of the home has an additional gas firepit with comfy seating, outdoor dining for 8, a gas grill, and a kid picnic table
- Below the deck you'll find a few hanging chairs, and our signature Black Diamond Mining Station where the kids will love digging for treasure!

Main level (2 steps to enter from rear driveway parking area):

- Open concept space with living, dining, and kitchen all flowing naturally together
- Living room features plenty of seating, a big screen smart TV, working gas fireplace, and a console table behind couch for additional working/dining space if needed
- Dining table seats 10- note that 4 more can dine at the kitchen island, and the nearby console table in living room can seat another 4
- Kitchen features granite counters, new stainless appliances, and plenty of counter / cabinet space
- Custom-built coffee station with several drip and Keurig options provided
- BR1, the "Antler Suite": master king bedroom with adjoining bath, featuring oversized soaking tub and tile shower

Nearby:

The house is about a 3 minute drive to the slopes, pool, and dining at Massanutten, and about 7 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 20 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 25 minutes away, and there are several breweries, wineries, and restaurants within 20-25 minutes of the house.

Other things to note:

- The Black Diamond is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night).
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- The driveway is large with ample space for 8 or more vehicles. There is an overflow parking lot available in Massanutten if needed.
- Wifi is fast with a strong signal throughout the house and decks.
- All seven bedrooms, plus living room and rec room, feature a smart TV where you can access all the main streaming services.
- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options
- Guests can enjoy community pool access in the summer season for a $6 per person fee.

- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property. We will provide directions to the nearby community dumpsters.
