Welcome to Grand Villa, a brand-new luxury home built in 2026, designed for stylish and memorable Miami stays. This spacious 4-bedroom, 3.5-bath retreat sleeps 8 and features high-end finishes, two living rooms, private terraces, and an outdoor area with a private pool and BBQ.

Perfect for families, groups, and business travelers, the home is near Downtown Miami, close to Key Biscayne, minutes from Brickell, and only 15 minutes from the beach.

Our professionally designed home combines luxury and functionality with spacious indoor and outdoor living areas, premium finishes, and thoughtful amenities throughout.

Bedrooms & Bathrooms (Sleeps 8)

• Primary Suite (Upstairs): Oversized bedroom with a King bed, private terrace with seating, dedicated workspace, and a luxurious en-suite bathroom featuring a separate soaking tub and walk-in double shower.

• Bedroom 2 (Downstairs): Queen bed with a private en-suite bathroom and walk-in shower.

• Bedroom 3 (Upstairs): King bed with private terrace access and shared bathroom access.

• Bedroom 4 (Upstairs): Two Twin beds with private terrace access and shared bathroom access.

All upstairs bedrooms include private terraces with seating to enjoy Miami sunsets.
All bathrooms feature modern finishes and walk-in showers.

. Check-in Requirements:

All guests must provide a government-issued ID and sign our rental agreement prior to check-in.
Entry instructions will not be sent until these are received.
Communication is via a secure third-party platform.


· Conduct & Property Use

Smoking is permitted outside only; a $500 fine applies for indoor smoking.
Quiet hours are 10 PM–8 AM (no noise audible to neighbors).
Parties are not allowed; only registered guests may be on the property.
Candles are not allowed inside.

· Pool & BBQ

The pool is not heated but is warmed naturally by the Florida sun. It is professionally serviced twice a week. Natural debris (leaves, etc.) can occur between cleanings; daily service is available for an additional $50 fee
We also provide propane for the BBQ grill and ask that you clean it after each use to avoid a $50 cleaning fee.

· Pets & Wildlife

No pets are allowed, including service/emotional support animals (due to allergies). Exceptions will be considered contact us additional fee will apply.
The tropical climate includes insects, lizards, iguanas and other wild animals; keep doors closed.
Encounters or small droppings do not qualify for refunds.
Cleanup supplies are provided.

· Longer Stays

For stays of 2 weeks or more, an additional cleaning fee will be added to the reservation to maintain the home`s quality.

· Check-in / Check-out
Early check-in or late check-out available for a non-refundable fee, subject to availability. Please inquire for details.

· Safety & Security

For your safety, exterior security cameras are installed facing the front of the house and overlooking the pool area. These are not actively monitored. Tampering with cameras will result in a $100 fine

Liability:

The property owner and manager are not responsible for any accidents, injuries, or loss of personal belongings during your stay.
By booking, you assume the risk of using the premises, including the swimming pool
