Discover a slice of paradise in the heart of Modena. Nestled on the ground floor of a charming historic building, this newly renovated flat is just steps away from iconic landmarks like the Military Academy, Central Station, and the enchanting Old Town.
Thoughtfully designed to provide the utmost comfort, the apartment boasts modern amenities including a 55" UHD 4K Smart TV with Netflix, underfloor heating, air conditioning, ultra-fast Wi-Fi, a dishwasher, and a washer-dryer
The space
At the entrance, a convenient hallway separates the living area from the sleeping area, featuring a bench with storage where you can store your shoes and find the slippers offered as part of our Welcome Kit.

Continuing to the left, you are greeted by the spacious living area, elegantly furnished and perfect for moments of relaxation. The sofa bed, ideal for watching Netflix on our UHD 4K Smart TV or reading a book, is easy to transform into a comfortable bed:

Beyond the living area, you’ll find a custom-built niche housing the ultra-modern induction kitchen, fully equipped with appliances and a table for four. The kitchen is equipped with:

Kettle and Nespresso coffee machine (with complimentary pods and tea bags)
Microwave
Cutlery, pots, and pans
Toaster
Fridge and freezer
Dishwasher
Both the living area and kitchen are in an open-plan space, fully air-conditioned. To ensure maximum comfort and total blackout, we have installed sliding blackout curtains behind the mosquito screens.

From the living area, returning to the main hallway, you enter the sleeping area, separated by a second hallway leading to the bathroom and the Master Room.

The air-conditioned Master Room overlooks a garden and is furnished with a double bed (mattress dimensions 160 cm x 190 cm x 28 cm, complete with a topper) and an open wardrobe. In the room, you’ll also find a vanity table, ideal for getting ready in the morning or as a workspace.

On the bed you will find a Made in Italy welcome kit consisting of shower shampoo, body cream and intimate hygiene, and a bath kit including shower towel, bidet towel and shower mat.

Returning to the second hallway, you’ll find a bathroom equipped with a spacious shower, sanitary fixtures (toilet + bidet), and a sink with a storage cabinet where you’ll find a hairdryer and first aid kit.

Also located in the second hallway is a laundry area with:

- Iron and ironing board
- Washer-dryer
Guest access
On the day of check-in, accessing the flat is simple and convenient. Use the link provided in your message to unlock the main door. Upon reaching the apartment's front door, enter the PIN from your message to open the Master Lock and retrieve the keys.
Other things to note
- Your five-star stay will be carefully managed by me and our Co-Host Vincenzo.
- We kindly ask you to fill in the required information and upload a photo of your documents (ID Card, Passport or Licence) via the link we will provide. The information must be sent to the Questura within 24 hours of arrival.
- The flat is not located in the ZTL.
- Located on the ground floor, the flat is easily accessible.
- Free parking is available on the nearby blue lines: park temporarily, enter the flat, fill in the coupon available on the table and leave it visible on the dashboard of your car for the duration of your stay.
